 PLEASE PROVIDE COMMENT RESPONSES IN WRITING.
  
 PLEASE NOTE THAT THE PROVISION OF THE REQUIRED
 ADDITIONAL INFORMATION AND UPDATED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 1) A RECENT SURVEY, LESS THAN ONE YEAR OLD, IS
 REQUIRED. THE SURVEY SHALL SHOW EXISTING UTILITIES,
 INCLUDING THE POWER POLES AND THE BACK FLOW PREVENTER;
 THE EXISTING ON-SITE TREES; THE OFF-SITE LIGHT POSTS ON
 SOUTH DIXIE HIGHWAY, BREVARD AVENUE AND THE PROPERTY TO
 THE SOUTH; THE NEIGHBORING RETAINING WALL; THE SOUTH
 WALL OF THE BUILDING TO THE NORTH, INCLUDING THE ROOF
 DRAINS; AND OFF-SITE UTILITIES ADJACENT TO THE PROPERTY
 (EX. OVERHEAD WIRES).
  
 2) THE FOLLOWING ADDITIONAL PERMITS REQUIRING ZONING
 REVIEW ARE NEEDED:
  
 A. A LANDSCAPE PERMIT THROUGH THE CONSTRUCTION SERVICES
 DEPARTMENT.
 B. A PARKING LOT/STRIPPING PERMIT THROUGH THE
 ENGINEERING SERVICES DEPARTMENT.
 C. A RIGHT-OF-WAY PERMIT FROM FDOT FOR MODIFICATIONS TO
 THE SOUTH DIXIE HIGHWAY DRIVEWAYS AND A RIGHT-OF-WAY
 PERMIT FROM THE CITY FOR THE CLOSURE OF THE BREVARD
 AVENUE DRIVEWAYS.
 D. A FENCE PERMIT FOR THE DUMPSTER ENCLOSURE THROUGH
 THE CONSTRUCTION SERVICES DEPARTMENT.
 E. A SIGN(S) PERMIT, INCLUDING THE MENU BOARD THROUGH
 THE CONSTRUCTION SERVICES DEPARTMENT.
 F. A SITE LIGHTING PERMIT THROUGH THE CONSTRUCTION
 SERVICES DEPARTMENT.
 G. A TREE ALTERATION PERMIT FOR ANY REMOVED AND
 RELOCATED TREES THROUGH THE PLANNING AND ZONING
 DEPARTMENT.
  
 3) THE LANDSCAPE AND PARKING LOT/STRIPING PERMITS SHALL
 BE SUBMITTED PRIOR TO ZONING APPROVAL OF THE RENOVATION
 PERMIT.
  
 4) THERE ARE A NUMBER OF DISCREPANCIES AMONG THE
 VARIOUS PLAN SHEETS. ALL PLANS SHALL SHOW THE SAME
 CONDITIONS. SOME EXAMPLES ARE LISTED BELOW:
  
 A. SHEET C-1 SHOWS THE SOUTHERN DRIVEWAY AS 19 FEET 10
 INCHES WIDE WITH A 7 FEET 3 INCH WIDE SIDEWALK, WHILE
 SHEET A-1 SHOWS THE RESPECTIVE DIMENSIONS AT 20 FEET 2
 INCHES AND 7 FEET.
 B. SHEET C-1 SHOWS A DIFFERENT ENTRY DRIVE CONDITION
 THAN SHEETS A-1 AND LP-1.
 C. SHEET C-1 SHOWS DIFFERENT DIMENSIONS NORTH OF THE
 BUILDING THAN SHEETS A-1 AND L-1.
 D. SHEET LP-1 SHOWS A DIFFERENT SOUTH LANDSCAPE BUFFER
 CONDITION THAN SHEETS A-1 AND C-1.
 E. SHEET A-4 SHOWS A DIFFERENT PARKING SPACE/BIKE
 RACK/WALKWAY CONDITION THEN SHEETS A-1, C-1 AND LP-1.
 F. SHEET C-1 SHOWS A DIFFERENT RAMP WIDTH AT THE COOLER
 THAN SHEETS A-1, A-4 AND LP-1.
 G. SHEETS A-3 AND A-4 SHOW A BOLLARD ADJACENT TO THE
 DRIVE THRU WINDOW WHICH IS NOT SHOWN ON SHEETS A-1, C-1
 AND LP-1.
  
 5) NO PARKING DETAIL WAS PROVIDED FOR THE 90 DEGREE
 PARKING SPACES.
  
 6) SHOW THE ROOFTOP EQUIPMENT ON THE ELEVATIONS.
  
 7) CLARIFY ON THE PLANS WHAT THE FINAL DISPOSITION OF
 THE 2 EXISTING LIGHT POLES AND THE EXISTING LIGHT POLE
 BASE WILL BE. ARE THEY BEING REPLACED, REMOVED, OR
 RELOCATED? ALL SIGHT LIGHTING SHALL BE SHOWN ON THE
 SITE, CIVIL AND LANDSCAPE PLANS. PLEASE NOTE THAT SIGHT
 LIGHTING SHALL NOT INTERFERE WITH LANDSCAPE. THE LIGHTS
 POST AND LIGHT POST BASE WOULD CONFLICT WITH THE
 PROPOSED TREES.
  
 8) A FULL REVIEW OF THE LANDSCAPE PLANS WILL BE
 COMPLETED AT THE TIME OF LANDSCAPE PERMIT SUBMITTAL.
 STAFF BEGAN A COMPLIMENTARY REVIEW OF THE SUBMITTED
 LANDSCAPE PLAN, BUT DUE TO THE AMOUNT OF INITIAL
 COMMENTS, STAFF SUGGESTS A MEETING WITH THE LANDSCAPE
 ARCHITECT TO DISCUSS. PLEASE SEE THE INITIAL COMMENTS
 LISTED BELOW:
  
 A. THE SOUTH BUFFER DOES NOT HAVE 5 FEET BETWEEN THE
 ADA PARKING SPACES AND THE SOUTH PROPERTY LINE. THE 5
 FOOT DIMENSION IS TAKEN FROM THE FRONT OF THE REGULAR
 PARKING SPACES.
 B. THE LANDSCAPE PLAN SHALL SHOW OFF-SITE TREES TO
 VERIFY THAT THERE ARE NO CONFLICTS WITH THE PROPOSED
 TREES.
 C. THE PROPOSED TREES SHALL BE SIZED TO THE PROPOSED
 PLANTING AREAS FOR ADEQUATE LONG TERM GROWTH. THE
 MAJORITY OF THE LIVE OAK TREES SHALL BE REPLACES WITH A
 SPECIES THAT IS APPROPRIATE WITH THE 5 FOOT WIDE
 PLANTING AREAS. POSSIBILITIES ARE CRAPE MYRTLE,
 TIBOUCHINA, SILVER BUTTONWOOD, PINK TAB, CASSIA, OR
 ORANGE GEIGER.
 D. THERE IS ONE TOO MANY DOTS SHOWN TO REPRESENT THE
 LISTED NUMBER OF SABAL PALM TREES ON THE PLAN.
 E. THE WEST PROPERTY LINE CONTAINS 125 FEET OF
 FRONTAGE, WHICH REQUIRES 5 TREES NOT 4 AS SHOWN.
 F. PER TABLE XIV-1, TREES SHALL BE PLANTED AT 30 FOOT
 INTERVALS IN THE EAST, SOUTH AND WEST LANDSCAPE BUFFERS
 AND HEDGES SHALL BE PLANTED AT 2 FOOT INTERVALS. THE
 ALL TREES, EXCEPT THE 2 TREES CREATING A GATEWAY FOR
 THE PEDESTRIAN PATH ARE PLANTED TOO FAR APART. NO
 DETAILS ARE PROVIDED FOR THE SHRUBS, BUT THERE ARE
 AREAS ALONG THE WEST PROPERTY LINE WHERE NO HEDGE IS
 SHOWN WITHIN THE REQUIRED 5 FOOT BUFFER.
 G. A TERMINAL ISLAND TREE IS NOT BEING PROVIDED FOR THE
 2 ANGLED SPACES BY THE DRIVE THRU.
 H. THE XERISCAPE TABLE IS NOT ACCURATELY TABULATED. FOR
 EXAMPLE, THE ST. AUGUSTINE GRASS PROPOSED IS NOT A
 DROUGHT TOLERANT AND THUS MAY NOT COUNT AS MEETING 51+
 % OF DROUGHT TOLERANT GRASS.
 I. THERE IS NO TURF ALONG SOUTH DIXIE HIGHWAY AS SHOWN
 ON THE LANDSCAPE PLANS.
 J. THE ZONING AND LAND DEVELOPMENT REGULATIONS REQUIRE
 THAT SOD AND IRRIGATION BE PROVIDED IN ADJACENT
 RIGHTS-OF-WAY. THE TURF AREA ADJACENT TO THE SITE
 WITHIN THE BREVARD AVENUE RIGHT-OF-WAY SHALL HAVE
 IRRIGATION PROVIDED AND SHALL BE REPLACED WITH NEW SOD
 IF THE EXISTING TURF IS DEAD OR WEED INFESTED. A NOTE
 STATING THAT SOD AND IRRIGATION IS TO BE PROVIDED SHALL
 BE ON THE LANDSCAPE PLANS.
 K. THE HEIGHT OF THE SABAL PALMS ALONG THE NORTH
 PROPERTY LINE SHALL BE SPECIFIED SO THAT THE CROWN
 EXCEEDS THE DRIPLINE OF THE EXISTING BUILDING -
 POSSIBLY 12-14 FEET AT INSTALLATION.
 L. THE TREE SPECIFICATION (HEIGHT TO CALIPER) DOES NOT
 SEEM TO BE REALISTIC AS A FLORIDA GRADE NO. 1.
 M. THE NUMBER OF SHRUBS AND TREES FOR A SITE ARE
 CALCULATED USING OPEN SPACE NOT LANDSCAPE AREA. THE
 LANDSCAPE REQUIREMENT TABLE SHALL BE REVISED WITH THE
 CORRECT BASE INFORMATION AND THE CALCULATIONS FOR EACH
 REQUIREMENT SHALL BE SHOWN. EX. OPEN SPACE/1,600 = X
 REQUIRED TREES.
 N. THE INTERIOR PARKING AREA LANDSCAPE REQUIREMENTS ARE
 NOT SHOWN.
 O. COMPLIANCE WITH THE REQUIRED 30% FOUNDATION PLANTING
 IS NOT SHOWN.
 P. STAFF SUGGESTS INCORPORATING VERTICAL ELEMENTS INTO
 THE FOUNDATION PLANTING.
 Q. THE BASE OF THE SIGN SHOULD INCLUDE GROUND COVER.
  
 9) THE PLANS SHALL STATE THAT THE PARKING SPACES ARE AT
 A 45% ANGLE.
  
 10) BICYCLE RACK DETAILS ARE REQUIRED. THIS INCLUDES
 THE STYLE OF BICYCLE RACK AND ITS LOCATION ON THE PAD,
 WITH DIMENSIONS. PLEASE NOTE THAT THE WAVE STYLE RACK
 IS NOT PERMITTED IN THE CITY.
  
 11) THE BICYCLE RACK SHALL BE ORIENTED SO THAT BICYCLES
 PARK IN A NORTH/SOUTH ORIENTATION, NOT EAST WEST AS
 SHOWN ON THE PLAN.
  
 12) IN ORDER TO PROVIDE VISIBILITY AND EASE OF USE FOR
 THE BICYCLE RACK, THE 6 FOOT X 4 FOOT PAD SHALL START
 ON THE NORTH SIDE OF THE PEDESTRIAN WALK AND 1 FOOT
 EAST OF THE BUILDING WALL (IN EFFECT A 6 FOOT X 5 FOOT
 PAD).
  
 13) THE CIVIL PLANS INCORRECTLY SHOW WHEEL STOPS ALONG
 THE NORTHERN PARKING ROW.
  
 14) AN IRRIGATION PERMIT IS REQUIRED.
