 REVIEW COMMENTS:
  
 GENERAL COMMENTS:
  
 1. PRIOR TO THE ISSUANCE OF A BUILDING PERMIT, THE
 COMMERCIAL PLANNED DEVELOPMENT (CPD) APPLICATION
 SUBMITTED TO THE CITY'S PLANNING AND ZONING DEPARTMENT
 SHALL BE APPROVED BY THE CITY COMMISSION.
  
 2. THE ENTIRE SITE SHALL BE BROUGHT INTO COMPLIANCE
 WITH ARTICLE XIV (LANDSCAPING) OF THE CITY'S ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS) AS THE VALUE OF
 THE WORK EXCEEDS 50 PERCENT OF THE VALUE OF THE
 STRUCTURE [THESE REQUIRED IMPROVEMENTS ARE REFLECTED IN
 THE CPD APPLICATION THAT IS IN PROCESS, AND REFERENCED
 ABOVE]. ALL APPLICABLE PLANS (I.E. SITE PLANS,
 LANDSCAPE PLANS, ETC) WILL NEED TO BE SUBMITTED UNDER
 SEPARATE PERMITS.
  
 3. PLEASE ENSURE THAT ALL FLOOR PLANS, ELEVATIONS, ETC.
 ARE CONSISTENT WITH THE PROPOSED SITE PLAN
 MODIFICATIONS. SEE MORE SPECIFIC COMMENTS BELOW.
  
 4. PLEASE NOTE THAT ALL SIGNAGE WILL NEED TO CONFORM TO
 THE REQUIREMENTS OF THE GENERAL COMMERCIAL (GC) ZONING
 DISTRICT AND WILL BE REVIEWED UPON SUBMITTAL....THIS
 WILL NOT HOLD UP ISSUANCE OF A PERMIT, BUT IS JUST A
 REMINDER WHEN CONSIDERING SIGNAGE FOR THE DEVELOPMENT
 AND SUBMITTAL OF SIGN PERMITS.
  
 5. THE ELECTRICAL SITE PLAN DOES NOT MATCH THE SITE
 PLAN THAT IS PROPOSED.
  
 6. THERE ARE SEVERAL LOCATIONS WHERE EXISTING LIGHT
 POLES CONFLICT WITH THE PROPOSED SITE PLAN. A) THERE IS
 A POLE TO THE NORTH OF BUILDING #3 THAT APPEARS THAT IT
 MAY BE LOCATED IN THE PARKING LOT DRIVE AISLE. PLEASE
 CONFIRM THAT IT WILL BE OUTSIDE OF THE MINIMUM 24 CLEAR
 WIDTH REQUIREMENT. B) THERE IS A POLE BETWEEN BUILDINGS
 #2 AND #3...THIS SPACE WILL NEED TO BE STRIPED AS "NO
 PARKING" OR THE POLE WILL NEED TO BE RELOCATED. C)
 THERE IS A POLE TO THE NORTH OF BUILDING #1...IT IS
 PREFERRED THAT THIS POLE BE RELOCATED, BUT AS LONG AS
 THIS IS MAINTAINED AS INVENTORY PARKING ONLY, IT MAY BE
 ABLE TO REMAIN. D) THERE IS ONE POLE SOUTH OF BUILDING
 #2 THAT IS LOCATED IN THE DRIVE AISLE.....THE CURB FOR
 THE LANDSCAPE ISLAND COULD BE EXTENDED OUT TO ENCOMPASS
 THIS POLE, SO LONG AS 20 MINIMUM WIDTH IS MAINTAINED
 BETWEEN THE ISLAND AND THE CURB TO THE WEST. E) THERE
 ARE 3 POLES AT THE HEAD OF PARKING SPACES SOUTH OF
 BUILDING #2...THESE WILL NEED TO BE STRIPED AS
 "COMPACT" SPACES AND THE WHEEL STOPS ADJUSTED TO
 PROVIDE THE 2-FOOT CLEAR OVERHANG.
  
 7. PLEASE NOTE THAT PARKING SPACES ADJACENT TO REQUIRED
 LANDSCAPE BUFFERS WILL NEED TO HAVE WHEEL STOPS (OR THE
 CURB LINE MOVED IN) TO KEEP VEHICLES FROM OVERHANGING
 INTO THE REQUIRED LANDSCAPE AREA.
  
 BUILDING #1:
  
 1. THE WESTERN-MOST STAIR ON THE SOUTH SIDE OF BUILDING
 #1 IS INCONSISTENT WITH THE PROPOSED SITE PLAN AND
 ENCROACHES INTO THE PROPOSED PARKING SPACES.
  
 BUILDING #2:
  
 1. THE STAIRWAYS AND HANDICAP RAMP ON THE SOUTH SIDE OF
 THE BUILDING APPEAR TO CONFLICT WITH THE PROPOSED
 PARKING LAYOUT....THE HC RAMP AND STAIRS WOULD ENCROACH
 INTO THE PROPOSED PARKING.
