 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. AN APPLICATION FOR A UNITY OF TITLE SHALL BE
 SUBMITTED TO THE CITY?S ENGINEERING SERVICES
 DEPARTMENT. UPON APPROVAL OF THE APPLICATION, THE UNITY
 OF TITLE SHALL BE RECORDED IN THE PUBLIC RECORDS OF
 PALM BEACH COUNTY, AND A CERTIFIED COPY SHALL BE
 SUBMITTED TO THE CITY?S DEVELOPMENT SERVICES DEPARTMENT
 ? PLANNING DIVISION.
  
 2. A REVISED TRAFFIC CONCURRENCY LETTER SHALL BE
 PROVIDED FROM THE PALM BEACH COUNTY DEPARTMENT OF
 ENGINEERING AND PUBLIC WORKS ? TRAFFIC ENGINEERING
 DIVISION INDICATING THEIR REVIEW AND APPROVAL OF THE
 REVISED BUILDING SQUARE FOOTAGE.
  
 3. A PHOTOMETRIC PLAN SHALL BE SUBMITTED TO THE CITY?S
 DEVELOPMENT SERVICES DEPARTMENT ? PLANNING DIVISION
 INDICATING THAT ANY NEW SITE LIGHTING, OR UPGRADES TO
 EXISTING SITE LIGHTING, DO NOT EXCEED 1.0 FOOTCANDLES
 WHEN MEASURED AT THE BOUNDARY OF THE DEVELOPMENT.
  
 4. A CONSTRUCTION SITE SECURITY AND MANAGEMENT PLAN
 SHALL BE SUBMITTED TO, AND APPROVED BY, THE CITY OF
 WEST PALM BEACH POLICE DEPARTMENT ? CRIME PREVENTION
 UNIT.
  
 5. THE ENTIRE SITE SHALL BE BROUGHT INTO COMPLIANCE
 WITH ARTICLE XIV (LANDSCAPING) OF THE CITY'S ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS) AS THE VALUE OF
 THE WORK EXCEEDS 50 PERCENT OF THE VALUE OF THE
 STRUCTURE [THESE REQUIRED IMPROVEMENTS ARE REFLECTED IN
 THE CPD APPLICATION THAT IS IN PROCESS, AND REFERENCED
 ABOVE]. ALL APPLICABLE PLANS (I.E. SITE PLANS,
 LANDSCAPE PLANS, ETC) WILL NEED TO BE SUBMITTED UNDER
 SEPARATE PERMITS. PLEASE ENSURE THAT ALL PLANS MATCH
 THOSE THAT ARE A PART OF THE CPD. UPON SUBMITTAL OF
 PERMIT APPLICATIONS FOR THE SITE WORK, LANDSCAPING,
 ETC. PLEASE ENSURE THAT DETAILS ARE PROVIDED FOR ALL
 IMPROVEMENTS SUCH AS GATES, FENCES, DUMPSTER
 ENCLOSURES, PARKING STRIPING, ETC.
  
 6. PLEASE ENSURE THAT ALL FLOOR PLANS, ELEVATIONS, ETC.
 ARE CONSISTENT WITH THE PROPOSED SITE PLAN
 MODIFICATIONS.
  
 7. PLEASE NOTE THAT ALL SIGNAGE WILL NEED TO CONFORM TO
 THE REQUIREMENTS OF THE GENERAL COMMERCIAL (GC) ZONING
 DISTRICT AND WILL BE REVIEWED UPON SUBMITTAL....THIS
 WILL NOT HOLD UP ISSUANCE OF A PERMIT, BUT IS JUST A
 REMINDER WHEN CONSIDERING SIGNAGE FOR THE DEVELOPMENT
 AND SUBMITTAL OF SIGN PERMITS. PLEASE NOTE THAT WALL
 SIGNS ARE LIMITED TO ONE (1) SIGN PER BUSINESS, PLUS
 TWO (2) ADDITIONAL SIGNS, RESULTING IN ONLY THREE (3)
 TOTAL SIGNS PERMITTED FOR THE PROJECT.
  
 8. THE ELECTRICAL SITE PLAN DOES NOT MATCH THE SITE
 PLAN THAT IS PROPOSED AND RESULTS IN SEVERAL CONFLICTS
 BETWEEN LIGHTING LOCATION, PARKING, TREE INSTALLATION,
 ETC. PLEASE ENSURE THAT ALL PLANS ARE CONSISTENT.
  
 9. DETAILS NEED TO BE PROVIDED REGARDING PROPOSED LIGHT
 POLES, INCLUDING OVERALL HEIGHT.
  
 10. PLEASE NOTE THAT PARKING SPACES ADJACENT TO
 REQUIRED LANDSCAPE BUFFERS WILL NEED TO HAVE WHEEL
 STOPS (OR THE CURB LINE MOVED IN) TO KEEP VEHICLES FROM
 OVERHANGING INTO THE REQUIRED LANDSCAPE AREA. THE SITE
 PLAN PROPOSED AS PART OF THE CPD APPLICATION ADDRESSES
 THIS COMMENT.
  
 11. THE FENCING SURROUNDING THE OIL STORAGE PEN SHALL
 BE SOLID/OPAQUE, NOT CHAIN LINK.
  
 12. BUILDING #1:
  
 A. THE STAIRS ON THE SOUTH SIDE OF BUILDING #1 ARE
 INCONSISTENT WITH THE PROPOSED SITE PLAN AND ENCROACH
 INTO THE PROPOSED PARKING SPACES.
  
 13. BUILDING #3:
  
 A. PLEASE PROVIDE INFORMATION REGARDING THE ROOF-TOP
 MECHANICAL EQUIPMENT ON TOP OF BUILDING #3. IT APPEARS
 THAT THERE IS NO PARAPET, AND THE MECHANICAL EQUIPMENT
 SHALL BE SCREENED FROM VIEW.
