2011-07-22 16:16:19PLANNING AND ZONING: *** PASSED WITH PROVISO: PURSUANT
 TO SECTION 94-485(J) AND (M) OF THE ZONING CODE,
 OFF-STREET PARKING SHALL BE RETAINED ON-SITE, PROPOSED
 PARKING BACKS-UP INTO ADJACENT PROPERTY. THEREFORE, AN
 ACCESS AND PARKING EASEMENT AGREEMENT HAS BEEN RECORDED
 ON 9/24/2010 (OR BK 24100 PG 0919), SET TO EXPIRE
 9/24/2012, IF AGREEMENT IS NOT RENEWED OR IS NULLIFIED,
 THEN THE LAND OWNER WILL NO LONGER HAVE LEGAL ACCESS
 FROM 25TH STREET. THEREFORE, ACCESS WILL HAVE TO BE
 PROVIDED FROM THE ALLEY (ONLY LEGAL ACCESS TO THE
 PROPERTY). SINCE THERE IS ONLY +/- 20' OF ACCESS, THE
 PROPOSED IMPROVEMENTS INCLUDING THE DUMPSTER ENCLOSURE
 AND PARKING SPACES WILL ALL HAVE TO BE REMOVED SO THAT
 ADEQUATE ACCESS TO THE SUBJECT PROPERTY IS MAINTAINED.
 OTHER ARRANGEMENTS TO PROVIDE A DUMPSTER ENCLOSURE WILL
 HAVE TO BE MADE ON THE PROPERTY THAT IS ACCEPTABLE TO
 THE CITY AT THAT TIME. ****
  
 1. RESPOND TO COMMENTS IN WRITING. THE SUBMITTAL OF THE
 REQUESTED INFORMATION MAY GENERATE ADDITIONAL COMMENTS.
  
 2. THE PROPOSED PARKING IS BACKING INTO ADJACENT
 PROPERTY, WHICH IS NOT ALLOWED PER ZLDR, SECTION
 94-485(J) AND (M). IS THERE AN EXISTING RECORDED ACCESS
 AGREEMENT WITH THE ADJACENT PROPERTY OWNER?
  
 SUBMITTAL COMMENTS FROM MASTER PERMIT NO. #10070135: A
 RECORDED ACCESS AGREEMENT IS REQUIRED, PRIOR TO THE
 APPROVAL BY THE PLANNING AND ZONING DEPARTMENT.
  
 7/21/11 THIS SUBMITTAL: PURSUANT TO SECTION 94-485(J)

 SHIELDED FROM VIEW BY BUILT ENCLOSURES CONSISTENT WITH
 THE ARCHITECTURE OF THE BUILDING. A SEPARATE PERMIT FOR
 PARKING PAVING AND STRIPPING WITH DUMPSTER ENCLOSURE
 WILL BE REQUIRED.
  
 SUBMITTAL COMMENTS FROM MASTER PERMIT NO. #10070135 THE
 BUILDING IS BLOCK CONCRETE AND THE DUMPSTER IS MADE OUT
 OF WOOD WHICH IS NOT CONSISTENT WITH THE PROVISIONS
 ABOVE. REVISE ACCORDINGLY.
  
  
 7/21/11 SUBMITTAL: PER PREVIOUS APPROVAL BY CHARLES WU,
 PLANNING AND ZONING DIRECTOR, THE SPECIFIED STUCCO
 PARTICLE BOARD ENCLOSURE FOR THE DUMPSTER ENCLOSURE
 PAINTED SAME COLOR AS BUILDING IS AN ACCEPTABLE
 SOLUTION TO BE CONSISTENT WITH THE ARCHITECTURE OF THE
