| 1) ZONING APPROVAL IS GRANTED FOR THE CLUBHOUSE |
| BUILDING ONLY. NO EXTERIOR IMPROVEMENTS, SIDEWALKS, |
| LANDSCAPE, PARKING, ETC. APPROVED AS PART OF THIS |
| PERMIT. |

| 2) PRIOR TO THE FIRST INSPECTION THE FOLLOWING SHALL BE |
| SUBMITTED TO THE CONSTRUCTION SERVICES DEPARTMENT: |

| A. A SITE PERMIT. ALL EXTERIOR IMPROVEMENTS, SIDEWALKS, |
| THE TRANSFORMER, THE CONCRETE PUMP PAD, THE FIRE |
| HYDRANT, A/C UNITS, BICYCLE RACK, PARKING AREA, ETC. |
| SHALL BE SHOWN ON THE SITE PLAN. SIDEWALK WIDTHS SHALL |
| BE CONSISTENT WITH THE SIZES SHOWN ON SHEET A-0.01 OF |
| THIS PERMIT. THE BICYCLE RACK SHALL ADHERE TO THE |
| OAKTON COMMONS CPD DESIGN GUIDELINES WHICH WAS SHOWN ON |
| THE PREVIOUS LAND DESIGN SOUTH PLANS SHEET SP-1 OF 4 |
| AND THE PLANS SHALL INCLUDE THE BICYCLE RACK DETAILS, |
| INCLUDING THE TYPE OF BIKE RACK AND THE SPACING OF THE |
| RACKS ON THE PAD (NOTE: THESE DETAILS HAVE BEEN |
| INCLUDED ON PREVIOUS PLANS SUBMITTED BY LAND DESIGN |
| SOUTH). |

| B. A PARKING LOT STRIPING PERMIT. THE PARKING SHALL BE |
| STRIPED IN ACCORDANCE WITH LAND DESIGN SOUTH PLANS |
| SHEET SP-1 OF 4, INCLUDING THE TURN AROUND SPACE, BUT |
| SUBJECT TO FLIPPING THE HANDICAP PARKING SPACE AND |
| ACCESS AISLE. PARKING STRIPING DETAILS CONFORMING TO |
| CITY OF WEST PALM BEACH STANDARDS SHALL BE INCLUDED |
| WITH THE PLAN (NOTE: THESE DETAILS HAVE BEEN INCLUDED |
| ON PREVIOUS PLANS SUBMITTED BY LAND DESIGN SOUTH). |

| C. A LANDSCAPE PERMIT. THE PLANTING AREAS ADJACENT TO |
| THE BUILDING SHALL BE SHOWN HAVING THE SAME SIZE AS |
| SHOWN ON SHEET A-0.01 OF THIS PERMIT. THE LANDSCAPE |
| PLAN SHALL SHOW THE EQUIPMENT ON THE CONCRETE PUMP PAD |
| SHALL BE SCREENED IN ACCORDANCE WITH THE OAKTON COMMONS |
| CPD DESIGN GUIDELINES, INCLUDE ONE (1) ADDITIONAL |
| FOXTAIL PALM ION THE WESTERN SIDE OF THE CLUBHOUSE PER |
| THE NUMBER OF TREES APPROVED BY THE LATEST MINOR |
| AMENDMENT, AND SHALL SHOW THE OAK TREES IN FRONT OF THE |
| BUILDING WITH ROOT BARRIERS AS THEY ARE LOCATED WITHIN |
| THE UTILITY EASEMENT AND ADJACENT TO THE DRAINAGE |
| EASEMENT. |
