 COMPLIANCE. ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS,
 SYSTEMS, AND SPACES SHALL COMPLY WITH THE REQUIREMENTS
 OF THE FLORIDA BUILDING CODE, BUILDING.

 ACTION: DENIED
  
 1) THE ARCHITECTURAL PLANS INDICATE RENOVATIONS TO THE
 COMMON AREA, RESTROOMS AND COMMON CORRIDORS, PLANS FAIL
 TO INDICATE COMPLIANCE WITH 2007/ 2009 FL EXIST BLD
 CODE 703.2.2.SUPPLEMENTAL SHAFT AND FLOOR OPENING
 ENCLOSURE REQUIREMENTS. WHERE THE WORK AREA ON ANY
 FLOOR EXCEEDS 50 PERCENT OF THAT FLOOR AREA, THE
 ENCLOSURE REQUIREMENTS OF SECTION 703.2 SHALL APPLY TO
 VERTICAL OPENINGS OTHER THAN STAIRWAYS THROUGHOUT THE
 FLOOR. THE BUILDING OFFICIAL DOUG WISE HAS PROPOSED THE
 FOLLOWING; IF ANY RECONFIGURATION IS PROPOSED WHICH
 AFFECTS THE ELEVATOR LOBBY AREA ITSELF, AN ELEVATOR
 LOBBY, OR COMPLIANCE WITH ONE OF THE SIX (6) EXCEPTIONS
 LISTED IN THE CODE SHALL BE REQUIRED.
  
 707.14.1 ELEVATOR LOBBY. AN ENCLOSED ELEVATOR LOBBY
 SHALL BE PROVIDED AT EACH FLOOR WHERE AN ELEVATOR SHAFT
 ENCLOSURE CONNECTS MORE THAN THREE STORIES. THE LOBBY
 SHALL SEPARATE THE ELEVATOR SHAFT ENCLOSURE DOORS FROM
 EACH FLOOR BY FIRE PARTITIONS EQUAL TO THE
 FIRE-RESISTANCE RATING OF THE CORRIDOR AND THE REQUIRED
 OPENING PROTECTION. ELEVATOR LOBBIES SHALL HAVE AT
 LEAST ONE MEANS OF EGRESS COMPLYING WITH CHAPTER 10 AND
 OTHER PROVISIONS WITHIN THIS CODE.
  
 EXCEPTIONS:
  
 1. ENCLOSED ELEVATOR LOBBIES ARE NOT REQUIRED AT THE
 STREET FLOOR, PROVIDED THE ENTIRE STREET FLOOR IS
 EQUIPPED WITH AN AUTOMATIC SPRINKLER SYSTEM IN
 ACCORDANCE WITH SECTION 903.3.1.1.
  
 2. ELEVATORS NOT REQUIRED TO BE LOCATED IN A SHAFT IN
 ACCORDANCE WITH SECTION 707.2 ARE NOT REQUIRED TO HAVE
 ENCLOSED ELEVATOR LOBBIES.
  
 3. WHERE ADDITIONAL DOORS ARE PROVIDED AT THE HOISTWAY
 OPENING IN ACCORDANCE WITH SECTION 3002.6. SUCH DOORS
 SHALL BE TESTED IN ACCORDANCE WITH UL 1784 WITHOUT AN
 ARTIFICIAL BOTTOM SEAL.
  
 4. IN OTHER THAN GROUP I-3, AND BUILDINGS HAVING
 OCCUPIED FLOORS LOCATED MORE THAN 75 FEET (22 860 MM)
 ABOVE THE LOWEST LEVEL OF FIRE DEPARTMENT VEHICLE
 ACCESS, ENCLOSED ELEVATOR LOBBIES ARE NOT REQUIRED
 WHERE THE BUILDING IS PROTECTED BY AN AUTOMATIC
 SPRINKLER SYSTEM INSTALLED IN ACCORDANCE WITH SECTION
 903.3.1.1 OR 903.3.1.2.
  
 5. SMOKE PARTITIONS SHALL BE PERMITTED IN LIEU OF FIRE
 PARTITIONS TO SEPARATE THE ELEVATOR LOBBY AT EACH FLOOR
 WHERE THE BUILDING IS EQUIPPED THROUGHOUT WITH AN
 AUTOMATIC SPRINKLER SYSTEM INSTALLED IN ACCORDANCE WITH
 SECTION 903.3.1.1 OR 903.3.1.2.
  
 6. ENCLOSED ELEVATOR LOBBIES ARE NOT REQUIRED WHERE THE
 ELEVATOR HOISTWAY IS PRESSURIZED IN ACCORDANCE WITH
 SECTION 707.14.2.
  
 707.14.2 ENCLOSED ELEVATOR LOBBY PRESSURIZATION
 ALTERNATIVE. WHERE ELEVATOR HOISTWAY PRESSURIZATION IS
 PROVIDED IN LIEU OF REQUIRED ENCLOSED ELEVATOR LOBBIES,
 THE PRESSURIZATION SYSTEM SHALL COMPLY WITH THIS
 SECTION.
  
 2) SHEET A-1.0 DETAIL# 3 INDICATES A NEW WALL SECTION
 AND DOOR BUT NO WALL OR DOOR RATING HAS BEEN PROVIDED.
 PLEASE REVIEW SECTION
 2007/ 2009 FBC-B 708.1(1) THE TENANT WALL SEPERATES THE
 TENANCY FROM THE COMMON AREA OR OTHER TENANTS,
 REQUIRING A ONE HOUR FIRE RATING FOR THE WALL AND A 20
 MINUTE RATING FOR THE DOOR (2007/ 2009 FBC-B TABLE
 715.4).
  
 3) PLEASE PROVIDE STENCILING PER 2007/2009 FBC-B 712.6
 FIRE WALLS, FIRE BARRIERS, FIRE PARTITIONS, SMOKE
 BARRIERS AND SMOKE PARTITIONS OR ANY OTHER WALL
 REQUIRED TO HAVE PROTECTED OPENINGS SHALL BE
 EFFECTIVELY AND PERMANENTLY IDENTIFIED WITH SIGNS OR
 STENCILING IN A MANNER ACCEPTABLE TO THE AUTHORITY
 HAVING JURISDICTION. SUCH IDENTIFICATION SHALL BE ABOVE
 ANY DECORATIVE CEILING AND IN CONCEALED SPACES.
 SUGGESTED WORDING FOR FIRE AND SMOKE BARRIERS: "FIRE
 AND SMOKE BARRIER - PROTECT ALL OPENINGS."
