 1) THE EXTENSION OF SOUTH FLAGLER DRIVE, WHICH FORMS
 THE EASTERN BOUNDARY OF THE SITE, RESULTS IN THE
 PROPERTY HAVING NONCONTIGUOUS RIPARIAN RIGHTS. SECTION
 94-304(E)(2)A.2 OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS DOES NOT PERMIT DOCKS FOR PROPERTIES NORTH
 OF GREENWOOD DRIVE WITH NON-CONTIGUOUS RIPARIAN RIGHTS;
 THEREFORE, THE STAFF MAY NOT GRANT ZONING APPROVAL OF
 THE DOCK.
  
 2) IF THE PROHIBITION LISTED IN #1 IS SOLVED, THEN A
 UNITY OF TITLE WITH THE PROPERTY AT 113 GREENWOOD DRIVE
 IS REQUIRED PRIOR TO ZONING APPROVAL SINCE DOCKS ARE
 ONLY ALLOWED AS ACCESSORY TO A RESIDENTIAL USE AND NOT
 AS THE PRIMARY USE ON A PROPERTY.
  
 3) IF THE PROHIBITION LISTED IN #1 IS SOLVED, THEN A
 CLASS A SPECIAL USE PERMIT APPROVAL BY THE CITY
 COMMISSION IS REQUIRED PRIOR TO ZONING APPROVAL.
  
 4) IF THE PROHIBITION LISTED IN #1 IS SOLVED, THEN THE
 DEP APPROVAL SHALL BE LESS THAN 2 YEARS OLD AND SHOW
 THE SAME CONDITION AS THE DOCK SUBMITTED FOR PERMIT.
  
 5) THE DOCK SHALL BE SHOWN TO SCALE ON THE SURVEY TO
 VERIFY THAT IT IS PERPENDICULAR TO THE RIPARIAN
 PROPERTY LINE.
  
 6) THE SURVEY SHOWS THE PROPERTY WIDTH AT 127 FEET, YET
 THE DOCK PLAN ACCOUNTS FOR ONLY A TOTAL OF 126 FEET IN
 WIDTH.
  
 7) THE PLANS STATE THE DOCK WILL HAVE A DIMENSION OF 56
 FEET X 60 FEET, YET SHOWS IT AT 5 FEET X 60 FEET.
  
 8) THE DEP APPROVAL WAS ONLY FOR A DOCK EXTENDING 50
 FEET, YET THE PLANS SHOW A DOCK EXTENDING 70 FEET.
