 1. RESPOND TO COMMENTS IN WRITING. THE SUBMITTAL OF THE
 REQUESTED INFORMATION MAY GENERATE ADDITIONAL COMMENTS.
  
 2. PROVIDE TWO (2) COPIES OF A CURRENT SURVEY, WHICH
 INCLUDES THE PROPERTY'S ADDRESS AND LEGAL DESCRIPTION.
  
 3. THIS PROPERTY IS WITHIN THE NORTHWOOD MIXED USE
 DISTRICT ("NMUD") BUILDING TYPE I, PURSUANT TO THE
 ZONING AND LAND DEVELOPMENT REGULATIONS ("ZLDR")
 SECTION 94-211(A)(2): STORIES AT THE SIDEWALK LEVEL
 SHALL BE NO LESS THAN 12 FEET IN HEIGHT FROM FINISHED
 FLOOR TO FINISHED CEILING AND SHALL NOT EXCEED 16 FEET
 IN HEIGHT FROM FINISHED FLOOR TO FINISHED FLOOR.
 EXISTING FINISHED CEILINGS MAY BE EXEMPT FROM THE
 HEIGHT PROVISION, PROVIDED ANY RENOVATIONS DO NOT
 REQUIRE THE REMOVAL OF ANY OF THE EXTERIOR WALLS,
 CEILINGS OR ROOF. MEZZANINES THAT EXCEED THE
 PERMISSIBLE PERCENTAGE OF FLOOR AREA FOR A MEZZANINE AS
 DEFINED IN THE CITY'S BUILDING CODE SHALL BE COUNTED AS
 A STORY.
  
 PROVIDE THE CEILING HEIGHT FOR ALL AREAS.
  
 4. PURSUANT TO THE ZLDR, SECTION 94-213(D)(5):
 STOREFRONTS ARE REQUIRED ON THE FRONTAGE LINES AND
 SHALL BE DIRECTLY ACCESSIBLE FROM SIDEWALKS.
 STOREFRONTS SHALL PROVIDE CLEAR GLAZED AREAS AS
 FOLLOWS:
  
 A. FOR NEW CONSTRUCTION, EACH STOREFRONT SHALL HAVE
 CLEAR GLAZED AREAS EQUAL TO A MINIMUM OF 70 PERCENT OF
 ITS FACADE, BETWEEN TWO AND EIGHT FEET FROM THE GROUND
 AND MUST BE EQUALLY DISPERSED THROUGHOUT ALL FRONTAGES.
 B. RENOVATIONS OR ADDITIONS (NOT ON THE FRONTAGE LINE)
 TO EXISTING BUILDINGS SHALL NOT REDUCE THE ORIGINAL
 PERCENTAGE OF CLEAR GLAZED AREAS, IF IT IS MORE THAN 50
 PERCENT OF ITS FACADE, BETWEEN TWO AND EIGHT FEET FROM
 THE GROUND.
 C RENOVATIONS OR ADDITIONS (NOT ON THE FRONTAGE LINE)
 TO EXISTING BUILDINGS THAT HAVE CLEAR GLAZED AREAS LESS
 THAN 50 PERCENT OF ITS FACADE, BETWEEN TWO AND EIGHT
 FEET FROM THE GROUND, MUST PROVIDE AT LEAST 50 PERCENT
 CLEAR GLAZED OF ITS FACADE, BETWEEN TWO AND EIGHT FEET
 FROM THE GROUND.
 D. ADDITIONS ON THE FRONTAGE LINE SHALL HAVE CLEAR
 GLAZED AREAS EQUAL TO A MINIMUM OF 70 PERCENT OF ITS
 FRONT FACADE, BETWEEN TWO AND EIGHT FEET FROM THE
 GROUND AND MUST BE EQUALLY DISPERSED THROUGHOUT ALL
 FRONTAGES.
  
 PROVIDE ELEVATION OF ALL EXISTING STOREFRONTS WITH THE
 MINIMUM DIMENSIONAL REQUIREMENTS SHOWING GLAZING
 COMPLIANCE. PROVIDE THESE REQUIREMENTS ON A DATA MATRIX
 OF WHAT IS REQUIRED AND PROVIDED FOR GLAZING. INCLUDE
 SQUARE FOOTAGE OF FACADE, ETC. ALSO THE STOREFRONT
 SHALL MEET A MINIMUM OF 70 PERCENT OF GLAZING
 REQUIREMENTS AND SHALL BE DISPERSED THROUGHOUT THE
 FACADE.
  
 RE-SUBMITTAL: THE PROPOSED PERCENTAGE IS UNDER REVIEW,
 WILL AMEND COMMENTS UPON COMPLETION OF REVIEW. THE
 WINDOW ON THE EAST SIDE OF THE ELEVATION DOES NOT GO TO
 THE FULL LEVEL BETWEEN THE 2' FEET AND 8' FEET AREA,
 WASN'T THIS WINDOW GOING TO BE REVISED TO ADD THE
 ADDITIONAL GLAZING REQUIRED?
  
 5. THE PROPOSED PARKING IS BACKING INTO ADJACENT
 PROPERTY, WHICH IS NOT ALLOWED PER ZLDR, SECTION
 94-485(N). IS THERE AN EXISTING RECORDED ACCESS
 AGREEMENT WITH THE ADJACENT PROPERTY OWNER?
  
 RE-SUBMITTAL: A RECORDED ACCESS AGREEMENT IS REQUIRED,
 PRIOR TO THE APPROVAL BY THE PLANNING AND ZONING
 DEPARTMENT.
  
 6. PURSUANT TO SECTION 94-212(16): MECHANICAL SYSTEMS
 SHALL BE SCREENED FROM VIEW BY LANDSCAPING OR BUILT
 ELEMENTS DESIGNED AS AN INTEGRAL PART OF THE BUILDING
 ARCHITECTURE. PROVIDE ELEVATION SHOWING THE MECHANICAL
 LINE WITHIN PARAPET OR SIMILAR STRUCTURE, IF
 APPLICABLE.
  
 RE-SUBMITTAL: MECHANICAL EQUIPMENT IS STILL SHOWING.
 WHERE IS THE EXISTING MECHANICAL EQUIPMENT NOW? IS IT
 IN THE SAME VICINITY?
  
 7. PURSUANT TO SECTION 94-212(17) : DUMPSTERS AND
 STORAGE AREAS SHALL BE ENCLOSED IN THE BUILDING OR
 SHIELDED FROM VIEW BY BUILT ENCLOSURES CONSISTENT WITH
 THE ARCHITECTURE OF THE BUILDING. A SEPARATE PERMIT FOR
 PARKING PAVING AND STRIPPING WITH DUMPSTER ENCLOSURE
 WILL BE REQUIRED.
  
 RE-SUBMITTAL: THE BUILDING IS BLOCK CONCRETE AND THE
 DUMPSTER IS MADE OUT OF WOOD WHICH IS NOT CONSISTENT
 WITH THE PROVISIONS ABOVE. REVISE ACCORDINGLY.
 A SEPARATE PERMIT FOR PAVING AND STRIPPING WITH
 DUMPSTER ENCLOSURE WILL BE REQUIRED.
