 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1) THE MINIMUM SETBACKS SHOWN ON THE SITE PLAN ARE
 INCORRECT. PURSUANT TO SECTION 94-75 OF THE CITY'S
 ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS), THE
 SETBACKS ARE AS FOLLOWS:
  
 FRONT: THE FRONT SETBACK SHALL BE A CONTEXTUAL FRONT
 SETBACK PROVIDED IN ACCORDANCE WITH SECTION 94-79(B) OF
 THE NEWLY-ADOPTED REGULATIONS FOR HISTORIC DISTRICTS.
 WHERE A CONTEXTUAL FRONT SETBACK HAS NOT BEEN
 ESTABLISHED, THE MINIMUM FRONT SETBACK SHALL BE 25
 FEET.
 SIDE: 5 FOOT MINIMUM, 15 FEET TOTAL
 REAR: 15 FEET, OR 10% OF LOT DEPTH, WHICHEVER IS LESS.
  
 2) AS INDICATED ABOVE PURSUANT TO SECTION 94-75 OF THE
 ZLDRS, PRIMARY STRUCTURES SHALL HAVE A MINIMUM FRONT
 SETBACK OF AT LEAST 25 FEET FROM THE FRONT PROPERTY
 LINE. THE PROPOSED SITE PLAN ONLY INDICATES 20 FEET SIX
 (6) INCHES.
  
 3) THE SITE PLAN SHALL NOTE THE LOCATION OF ALL
 EXTERIOR STAIRS AND SHALL BE DIMENSIONED. PURSUANT TO
 SECTION 94-305(A)(7) OF THE ZLDRS, STEPS WHICH ARE
 THREE (3) FEET OR LESS ABOVE GRADE SHALL NOT ENCROACH
 INTO ANY REQUIRED SETBACK TO A POINT NO CLOSER THAN TWO
 (2) FEET TO THE PROPERTY LINE.
  
 4) THE SITE PLAN SHALL NOTE THE LOCATION OF ALL
 MECHANICAL EQUIPMENT. PURSUANT TO SECTION 94-305(A)(4)
 OF THE ZLDRS, MECHANICAL EQUIPMENT SHALL NOT ENCROACH
 MORE THAN FOUR (4) FEET INTO ANY REQUIRED SETBACK.
  
 5) PLEASE PROVIDE THE DIMENSIONS OF ALL WALKWAYS,
 DRIVEWAYS, ETC. PURSUANT TO SECTION 94-482(A) OF THE
 ZLDRS, A MINIMUM OF 75%, OR 1,000 SQUARE FEET OF THE
 FRONT YARD, WHICHEVER IS LESS, SHALL REMAIN AS
 LANDSCAPING. THERE DOES NOT APPEAR TO BE ANY PROBLEM
 WITH THIS, JUST PLEASE NOTE THE DIMENSIONS AS
 VERIFICATION.
  
 6) PURSUANT TO SECTION 94-486 OF THE CITY'S ZLDRS, TWO
 (2) OFF-STREET PARKING SPACES SHALL BE PROVIDED. THE
 DRIVEWAY SHALL BE EXTENDED TO ACCOMMODATE TWO (2)
 SPACES.
  
 7) PLEASE INDICATE THE DIMENSION OF THE ROOF OVERHANGS.
 THE CONSTRUCTION PACKAGE FOR THE BUILDING INDICATES
 THAT ROOF OVERHANGS MAY VARY, BUT ARE TYPICALLY 12
 INCHES. ARE THE TYPICAL OVERHANGS BEING USED OR HAVE
 THEY BEEN MODIFIED. PLEASE PROVIDE CLARIFICATION, AS
 SECTION 94-305(A)(2) OF THE ZLDRS PROVIDES THAT
 STRUCTURAL INTRUSIONS SHALL NOT EXTEND ANY FURTHER THAN
 THREE (3) FEET INTO A REQUIRED SETBACK.
  
 PRIOR TO THE FIRST INSPECTION, THE FOLLOWING SHALL BE
 PROVIDED:
  
 1) A SITE-SPECIFIC LANDSCAPE PLAN INDICATING COMPLIANCE
 WITH ARTICLE XIV OF THE CITY???S ZLDRS???THIS PLAN DOES
 NOT NEED TO BE SIGNED/SEALED.
 2) A SITE-SPECIFIC IRRIGATION PLAN.
  
 PLEASE NOTE THAT SUBMITTAL OF ADDITIONAL AND/OR REVISED
 MATERIALS MAY RESULT IN NEW PLAN REVIEW COMMENTS.
