 1. RESPOND TO COMMENTS IN WRITING. THE SUBMITTAL OF THE
 REQUESTED INFORMATION MAY GENERATE ADDITIONAL COMMENTS.
  
 2. PROVIDE TWO (2) COPIES OF A CURRENT SURVEY, WHICH
 INCLUDES THE PROPERTY'S ADDRESS AND LEGAL DESCRIPTION.
  
 3. THIS PROPERTY IS WITHIN THE NORTHWOOD MIXED USE
 DISTRICT ("NMUD") BUILDING TYPE III, PURSUANT TO
 SECTION 94-213(A)(2): STORIES AT THE SIDEWALK LEVEL
 SHALL BE NO LESS THAN 12 FEET IN HEIGHT FROM FINISHED
 FLOOR TO FINISHED CEILING AND SHALL NOT EXCEED 16 FEET
 IN HEIGHT FROM FINISHED FLOOR TO FINISHED FLOOR.
 EXISTING FINISHED CEILINGS MAY BE EXEMPT FROM THE
 HEIGHT PROVISION, PROVIDED ANY RENOVATIONS DO NOT
 REQUIRE THE REMOVAL OF ANY OF THE EXTERIOR WALLS,
 CEILINGS OR ROOF. MEZZANINES THAT EXCEED THE
 PERMISSIBLE PERCENTAGE OF FLOOR AREA FOR A MEZZANINE AS
 DEFINED IN THE CITY'S BUILDING CODE SHALL BE COUNTED AS
 A STORY.
  
 SHEET 1.5A - SHOWS THE CEILINGS TO BE REMOVED, A
 MINIMUM OF 12 FEET IN HEIGHT IS REQUIRED. REVISE
 ACCORDINGLY.
  
 4. PURSUANT TO SECTION 94-213(B)
  
 BUILDING PLACEMENT. BUILDING PLACEMENT FOR THE
 NORTHWOOD MIXED-USE DISTRICT BUILDING TYPE III SHALL BE
 AS FOLLOWS:
 (1) FACADES SHALL BE BUILT ON THE FRONTAGE LINES ALONG
 A MINIMUM OF 80 PERCENT OF THEIR LENGTH WITH A MAXIMUM
 SETBACK OF FIVE FEET. THE GROUND SURFACE WITHIN THE
 SETBACK MAY CONSIST OF LANDSCAPING OR A NON-DUSTING
 MATERIAL. A STREETWALL SHALL BE BUILT ALONG THE
 REMAINING FRONTAGE LINE OR IN LINE WITH THE BUILDING
 FACADE. IF A PEDESTRIAN OPENING IS PROPOSED WITHIN THE
 STREETWALL, IT SHALL NOT EXCEED SIX FEET IN WIDTH.
  
 SHEET 1.0A DEPICTS WHAT APPEARS TO BE A WALL/PLANTER?
 PLEASE CLARIFY, IF STREET WALL, PURSUANT TO SECTION
 94-213(D)(2): ARCHITECTURAL STANDARDS FOR THE NORTHWOOD
 MIXED-USE DISTRICT BUILDING TYPE III SHALL BE AS
 FOLLOWS:
  
 (D)(2) STREETWALLS AT FRONTAGE LINES SHALL BE 34 INCHES
 TO 42 INCHES IN HEIGHT. STREETWALLS SHALL CONSIST OF
 OPAQUE FREESTANDING WALLS CONSTRUCTED OF A MATERIAL
 MATCHING THE ADJACENT BUILDING, OR OF A CONTINUOUS
 MAINTAINED HEDGE.
 ALSO, PROVIDE DIMENSION OF PEDESTRIAN OPENING, WHICH
 SHALL NOT EXCEED SIX (6) FEET.
  
 5. PURSUANT TO 94-213(D)(1): EXTERIOR FINISH MATERIAL
 SHALL BE LIMITED TO STONE, BRICK, STUCCO, EXPOSED
 CONCRETE, TERRA COTTA TILE, CERAMIC TILE, ANY STONE
 CLADDING MATERIAL-MARBLE, LIMESTONE, GRANITE, PRECAST
 CONCRETE, CLAPBOARD SIDING, AND WOOD SHINGLES. WALLS
 SHALL COMBINE NO MORE THAN TWO MATERIALS AND SHALL
 CHANGE MATERIAL ALONG A HORIZONTAL LINE, WITH THE
 VISUALLY HEAVIER MATERIAL BELOW THE LIGHTER MATERIAL.
  
 PROVIDE MATERIALS TO BE USED ON ELEVATIONS WHEN
 RE-SUBMITTING THAT ARE IN COMPLIANCE WITH THIS
 PROVISION.
  
 6. PURSUANT TO 94-213(D)(5): STOREFRONTS ARE REQUIRED
 ON THE FRONTAGE LINES AND SHALL BE DIRECTLY ACCESSIBLE
 FROM SIDEWALKS. STOREFRONTS SHALL PROVIDE CLEAR GLAZED
 AREAS AS FOLLOWS:
  
 A. FOR NEW CONSTRUCTION, EACH STOREFRONT SHALL HAVE
 CLEAR GLAZED AREAS EQUAL TO A MINIMUM OF 70 PERCENT OF
 ITS FACADE, BETWEEN TWO AND EIGHT FEET FROM THE GROUND
 AND MUST BE EQUALLY DISPERSED THROUGHOUT ALL FRONTAGES.
 B. RENOVATIONS OR ADDITIONS (NOT ON THE FRONTAGE LINE)
 TO EXISTING BUILDINGS SHALL NOT REDUCE THE ORIGINAL
 PERCENTAGE OF CLEAR GLAZED AREAS, IF IT IS MORE THAN 50
 PERCENT OF ITS FACADE, BETWEEN TWO AND EIGHT FEET FROM
 THE GROUND.
 C RENOVATIONS OR ADDITIONS (NOT ON THE FRONTAGE LINE)
 TO EXISTING BUILDINGS THAT HAVE CLEAR GLAZED AREAS LESS
 THAN 50 PERCENT OF ITS FACADE, BETWEEN TWO AND EIGHT
 FEET FROM THE GROUND, MUST PROVIDE AT LEAST 50 PERCENT
 CLEAR GLAZED OF ITS FACADE, BETWEEN TWO AND EIGHT FEET
 FROM THE GROUND.
 D. ADDITIONS ON THE FRONTAGE LINE SHALL HAVE CLEAR
 GLAZED AREAS EQUAL TO A MINIMUM OF 70 PERCENT OF ITS
 FRONT FACADE, BETWEEN TWO AND EIGHT FEET FROM THE
 GROUND AND MUST BE EQUALLY DISPERSED THROUGHOUT ALL
 FRONTAGES.
  
 PROVIDE ELEVATION OF ALL EXISTING STOREFRONTS WITH THE
 MINIMUM DIMENSIONAL REQUIREMENTS SHOWING GLAZING
 COMPLIANCE. PROVIDE THESE REQUIREMENTS ON A DATA MATRIX
 OF WHAT IS REQUIRED AND PROVIDED FOR GLAZING. INCLUDE
 SQUARE FOOTAGE OF FACADE, ETC. THE IMPROVEMENTS SHALL
 INCLUDE THE SIDE ELEVATIONS TO THE WEST OF EXISTING, IF
 APPLICABLE, AND PROVIDED GLAZING. ALSO, PROVIDE A
 DEMOLITION PLAN SHOWING EXISTING VS. NEW SCOPE OF WORK
 FOR THE WALLS AT THE SIDE AND ALONG THE FRONTAGE LINE.
 THE FRONT FACADE SHALL MEET THE 70% MINIMUM GLAZING
 REQUIREMENT.
