 ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS),
 PARKING LOTS OF GREATER THAN 21 SPACES SHALL BE SUBJECT
 TO AN INFORMAL SITE PLAN REVIEW. SUCH APPLICATION SHALL
 BE SUBMITTED TO AND APPROVED BY THE PLANNING AND ZONING
 DEPARTMENT PRIOR TO THE ISSUANCE OF ANY BUILDING
 PERMITS.
  
 2) A UNITY OF TITLE SHALL BE RECORDED TO COMBINE THE
 TWO (2) ADJACENT PROPERTIES. PLEASE CONTACT VINCE NOEL,
 CITY SURVEYOR, AT (561) 494.1096 FOR INFORMATION.
  
 3) PURSUANT TO SECTION 94-443(B), LANDSCAPE BUFFERS OF
 AT LEAST FIVE (5) FEET IN WIDTH SHALL BE PROVIDED ALONG
 ALL PROPERTY LINES AND SHALL CONTAIN ONE (1) SHADE TREE
 EVERY 30 LINEAR FEET.
  
 4) PURSUANT TO SECTION 94-443(C), HEDGES SHALL BE
 PLANTED BETWEEN VEHICULAR USE AREAS AND THE PUBLIC
 RIGHT OF WAY.
  
 5) PURSUANT TO SECTION 94-144(4), THE MAXIMUM
 IMPERVIOUS AREA SHALL BE 85%.
  
 6) PURSUANT TO SECTION 94-443(C)(3)(B), INTERIOR
 LANDSCAPE ISLANDS IN THE PARKING ROW SHALL BE A MINIMUM
 OF FIVE (5) FEET IN WIDTH???AND ALL LANDSCAPE ISLANDS
 SHALL CONTAIN AT LEAST ONE (1) SHADE TREE.
  
 7) PURSUANT TO SECTION 94-443(C)(5), LANDSCAPE AREAS
 SHALL BE PROTECTED FROM VEHICULAR ENCROACHMENT BY TYPE
 D CURB.
  
 8) PURSUANT TO SECTION 94-443(C)(3)(A), ALL ROWS OF
 PARKING SHALL BE TERMINATED BY A LANDSCAPE ISLAND OF AT
 LEAST FIVE (5) FEET IN WIDTH AND SHALL CONTAIN AT LEAST
 ONE (1) SHADE TREE.
  
 9) PLEASE CLARIFY AS TO WHETHER OR NOT THE ADJACENT
 PROPERTY TO THE EAST HAS A CROSS-ACCESS AGREEMENT AND
 CLARIFY THE IMPROVEMENTS THAT NEED TO BE MADE ALONG THE
 COMMON PROPERTY LINE.
  
 10) THE EXISTING ASPHALT PARKING LOT WILL NEED TO BE
 BROUGHT INTO COMPLIANCE WITH THE CITY???S ZLDRS.
  
 11) PLEASE PROVIDE A PARKING STRIPING DETAIL THAT
 CONFORMS TO THE PROVISIONS OF THE CITY???S ZLDRS.
  
 12) A DUMPSTER ENCLOSURE SHALL BE PROVIDED IN
 COMPLIANCE WITH SECTION 94-444(B) OF THE CITY???S
 ZLDRS.
  
 13) HANDICAP PARKING SPACES SHALL BE PROVIDED IN
 ACCORDANCE WITH SECTION 94-485(O).
  
 14) ONE (1) LOADING SPACE SHALL BE PROVIDED (10 FEET X
 25 FEET) SHALL BE PROVIDED IN ACCORDANCE WITH SECTION
 94-485(P).
  
 15) BICYCLE PARKING SHALL BE PROVIDED (1 PER 20 PARKING
 SPACES) IN ACCORDANCE WITH SECTION 94-485(Q).
  
 16) PLEASE PROVIDE TWO (2) COPIES OF A CURRENT AND
 ACCURATE SURVEY.
