 REVIEW STATUS: FAILED
  
 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1) REPEAT COMMENT - PURSUANT TO SECTION 94-216(A)(2) OF
 THE CITY'S ZLDRS, STORIES AT THE SIDEWALK LEVEL SHALL
 BE NO LESS THAN TEN (10) FEET IN HEIGHT FROM FINISHED
 FLOOR TO FINISHED CEILING. IT APPEARS THAT A NEW
 ACOUSTICAL TILE CEILING IS BEING INSTALLED WHICH DOES
 NOT CONFORM TO THIS PROVISION. PLEASE PROVIDE A DETAIL
 INDICATING EXISTING FINISHED FLOOR TO FINISHED CEILING
 HEIGHT. THE PROPOSED CEILING SHALL NOT BE INSTALLED AT
 A HEIGHT OF LESS THAN TEN (10) FEET, UNLESS THE CURRENT
 CEILING IS ALREADY BELOW THIS HEIGHT. IF SO, THEN THE
 PROPOSED CEILING SHALL NOT BE LESS WHAT'S EXISTING.
  
 2) REPEAT COMMENT - PURSUANT TO SECTION 94-216(D)(9) OF
 THE CITY'S ZLDRS, MECHANICAL EQUIPMENT SHALL BE
 SCREENED FROM VIEW BY LANDSCAPING OR BUILT ELEMENTS
 DESIGNED AS AN INTEGRAL PART OF THE BUILDING
 ARCHITECTURE. THIS PROVISION SHALL APPLY TO THE A/C
 CONDENSING UNITS.
  
 3) PURSUANT TO SECTION 94-216(D)(2) OF THE CITY'S
 ZLDRS, FENCES NOT FACING THE STREET SHALL BE BETWEEN 34
 - 72 INCHES IN HEIGHT. THE LANDSCAPE PLAN SHOWS AN 96
 INCH HIGH FENCE.
  
 4) THE HEDGE BETWEEN THE SURFACE PARKING LOT AND THE
 ADJACENT SIDEWALK SHALL BE PLACED ON THE OUTSIDE OF THE
 PROPOSED FENCE.
  
 5) AS SITE IMPROVEMENTS ARE BEING MADE, TWO (2) COPIES
 OF A CURRENT AND ACCURATE SURVEY SHALL BE PROVIDED.
  
 6) AS SITE IMPROVEMENTS ARE BEING MADE, A
 FULLY-DIMENSIONED SITE PLANS SHALL BE PROVIDED. BE SURE
 TO PROVIDE DETAILS REGARDING THE PROPOSED FENCING,
 PARKING SPACE STRIPING DETAIL, ETC.
  
 7) PURSUANT TO SECTION 94-216)(G)(1) OF THE CITY'S
 ZLDRS, SURFACE PARKING LOTS SHALL BE LANDSCAPED WITH
 TREES AT EVERY THIRD (3RD) PARKING SPACE ALONG THE
 SIDEWALK.
  
 8) FYI...THIS REVIEW DOES NOT COVER THOSE ITEMS LABELED
 AS "SUBJECT TO FUTURE PERMITTING." THESE WILL BE
 REVIEWED AT THE TIME OF THEIR SUBMITTAL, HOWEVER, SOME
 PRELIMINARY COMMENTS INCLUDE THE FOLLOWING:
  
 8A) IF AN AWING IS CONSTRUCTED OVER REGULAR PARKING
 SPACES, SUCH COVERING MAY BE REQUIRED OVER AT LEAST ONE
 (1) OF THE HANDICAP SPACES. PLEASE VERIFY WITH
 CONSTRUCTION SERVICES.
  
 8B) THE ALUMINUM FENCE THAT SURROUNDS THE PARKING LOT
 SHALL BE BETWEEN 34 AND 42 INCHES. A DETAIL WILL NEED
 TO BE PROVIDED.
