 FBC 2007 CODE FAMILY W/ FIRST 2009 SUPPLEMENT
 FBC CHAPTER 1 AS AMENDED BY THE CITY OF WEST PALM BEACH
  
 1. PAGE M1 SHOWS CONDENSING UNIT LOCATED LESS THAN 10'
 FROM THE ROOF EDGE. GUARDS SHALL BE PROVIDED WHERE
 APPLIANCES ARE LOCATED WITHIN 10 FEET OF A ROOF EDGE IN
 ACCORDANCE WITH FBC-M 304.10. THE GUARD SHALL EXTEND
 NOT LESS THAN 30 INCHES BEYOND EACH END OF SUCH
 APPLIANCES AND THE TOP OF THE GUARD SHALL BE LOCATED
 NOT LESS THAN 42 INCHES ABOVE THE ELEVATED SURFACE
 ADJACENT TO THE GUARD. THE GUARD SHALL BE CONSTRUCTED
 SO AS TO PREVENT THE PASSAGE OF A 21-INCH-DIAMETER
 SPHERE AND SHALL COMPLY WITH THE LOADING REQUIREMENTS
 FOR GUARDS SPECIFIED IN THE FLORIDA BUILDING CODE,
 BUILDING.
  
 2. PLANS INDICATE RATED GYPSUM CEILING IN MOST, IF NOT
 ALL, AREAS. THE SPECIFIC CEILING TYPE IN THE KITCHEN IS
 NOT CLEAR. ACCESS TO AHU-1 LOCATED ABOVE THE CEILING
 SHALL BE SUFFICIENT TO ALLOW INSPECTION, SERVICE,
 REPAIR OR REPLACEMENT WITHOUT REMOVING SUCH ELEMENTS OF
 PERMANENT CONSTRUCTION OR DISABLING THE FUNCTION OF A
 REQUIRED FIRE-RESISTANCE-RATED ASSEMBLY IN ACCORDANCE
 WITH FBC-M 306.1.
  
 3. NEW MECHANICAL APPLIANCES ARE BEING INSTALLED ON THE
 ROOF. WHERE APPLIANCES REQUIRING ACCESS ARE INSTALLED
 ON ROOFS OR ELEVATED STRUCTURES AT A HEIGHT EXCEEDING,
 SUCH ACCESS SHALL BE PROVIDED BY A PERMANENT APPROVED
 MEANS OF ACCESS, THE EXTENT OF WHICH SHALL BE FROM
 GRADE OR FLOOR LEVEL TO THE APPLIANCES' LEVEL SERVICE
 SPACE IN ACCORDANCE WITH FBC-M 306.5. SUCH ACCESS SHALL
 NOT REQUIRE CLIMBING OVER OBSTRUCTIONS GREATER THAN 30
 INCHES HIGH OR WALKING ON ROOFS HAVING A SLOPE GREATER
 THAN 4 UNITS VERTICAL IN 12 UNITS HORIZONTAL.
  
 4. PAGE P1 SHOWS A CONDENSATE DRAIN LINE FROM THE
 CONDENSER AND NO DRAIN FROM THE AHU. CONDENSATE DRAIN
 SYSTEMS SHALL BE PROVIDED FOR APPLIANCES CONTAINING
 EVAPORATORS OR COOLING COILS IN ACCORDANCE WITH FBC-M
 307.2.
  
 5. PAGE P1 SHOWS CONDENSATE DISCHARGING INTO FLOOR
 DRAIN. CONDENSATE SHALL NOT DISCHARGE INTO SANITARY PER
 CITY ORDINANCE. CONDENSATE SHALL BE CONVEYED FROM THE
 DRAIN PAN OUTLET TO AN APPROVED PLACE OF DISPOSAL IN
 ACCORDANCE WITH FBC-M 307.2.1. CONDENSATE SHALL NOT
 DISCHARGE INTO A STREET, ALLEY OR OTHER AREAS SO AS TO
 CAUSE A NUISANCE.
  
 6. DETAIL ON PAGE M3 SHOWS FLOAT SWITCH INSTALLED
 EXTERNALLY, INLINE ON THE PRIMARY DRAIN LINE. ON
 DOWN-FLOW UNITS, A WATER-LEVEL MONITORING DEVICE SHALL
 BE INSTALLED INSIDE THE PRIMARY DRAIN PAN. THIS DEVICE
 SHALL SHUT OFF THE EQUIPMENT SERVED IN THE EVENT THAT
 THE PRIMARY DRAIN BECOMES RESTRICTED. EXTERNALLY
 INSTALLED DEVICES AND DEVICES INSTALLED IN THE DRAIN
 LINE SHALL NOT BE PERMITTED IN ACCORDANCE WITH FBC-M
 307.2.3.1.
  
 7. PROVIDE PRODUCT APPROVALS FOR LOUVERS AND CONDENSER
 STAND IN ACCORDANCE WITH FBC-B 106.3.3 AND FAC RULE
 9B-72.
  
 8. AIR EXHAUST AND OPENINGS THAT TERMINATE OUTDOORS
 SHALL BE PROTECTED WITH CORROSION-RESISTANT SCREENS.
 OPENINGS SCREENS SHALL BE SIZED IN ACCORDANCE WITH
 TABLE 401.5.
  
 9. FOR RTU-1, RTU-2 AND RTU-3 PROVIDE MOTORIZED DAMPERS
 AT OUTSIDE AIR INTAKES WITH SHUTOFF DAMPER CONTROLS IN
 ACCORDANCE WITH FBC-B 13-409.AB.3.3.
  
 10. DUCT SMOKE DETECTORS AT RTUS AND AHU APPEAR TO BE
 LOCATED ABOVE A RATED GYPSUM CEILING. ACCESS SHALL BE
 PROVIDED TO SMOKE DETECTORS FOR INSPECTION AND
 MAINTENANCE IN ACCORDANCE WITH FBC-M 606.3 AND FBC-M
 306.1.
  
 11. PAGE E5 SHOWS A TOTAL OF 8 DUCT SMOKE DETECTORS
 WHILE MECHANICAL FLOOR PLAN (M1) SHOWS 4 DUCT SMOKE
 DETECTORS. PLEASE COORDINATE MECHANICAL AND FIRE ALARM
 PLANS AND SHOW COMPLIANCE WITH FBC-M 606.4.1.
  
 12. CELILNG FIRE DAMPER DETAILS ON PAGE M3 SHOW GRILL
 AND DAMPER TERMINATION AT THE RATED GYPSUM CEILING
 ASSEMBLY. DETAIL ON PAGE A6 SHOWS AREAS WITH LAY-IN
 CEILINGS BELOW THE RATED CEILING. THERE IS NO
 INSTALLATION CONFIGURATION WHICH COVERS THIS TYPE OF
 INSTALLATION. HOW WILL GRILLS AND DAMPERS TERMINATE AT
 GYPSUM CEILING WITH A LAY-IN CEILING BELOW IT? CEILING
 DAMPERS SHALL BE INSTALLED IN ACCORDANCE WITH THEIR
 LISTING AND THE MANUFACTURER'S INSTALLATION
 INSTRUCTIONS PER FBC-M 607.2.
  
 13. PAGE M1 SHOWS CEILING MOUNTED EXHAUST FANS AT
 TOILET ROOMS AND JANITOR'S CLOSET. SHOW HOW THESE
 PENETRATIONS OF THE FIRE RESISTANCE RATED CEILING ARE
 TO BE PROECTED IN ACCORDANCE WITH FBC-M 607.6.
  
 14. THE LOCATION OF EACH FIRE DAMPER SHALL BE SHOWN ON
 THE PAGE M1 FLOOR PLAN IN ACCORDANCE WITH FBC-M 607.8.
  
 15. THE PROPOSED SCOPE OF WORK CONSTITUTES A RENOVATION
 PER ENERGY CODE DEFINITIONS IN ACCORDANCE WITH FBC-B
 13-202. RENOVATED COMMERCIAL BUILDINGS SHALL COMPLY
 WITH METHOD B OF SUBCHAPTER 13-4 IN ACCORDANCE WITH
 FBC-B 13-101.1.3.
  
 16. PROVIDE MANUFACTURER'S DATA FOR OUTDOOR APPLIANCES
 SUCH AS RTUS AND CONDENSER. MECHANICAL APPLIANCES AND
 SUPPORTS THAT ARE EXPOSED TO WIND SHALL BE DESIGNED AND
 INSTALLED TO RESIST THE WIND PRESSURES ON THE
 APPLIANCES AND THE SUPPORTS AS DETERMINED IN ACCORDANCE
 WITH THE FLORIDA BUILDING CODE, BUILDING PER FBC-M
 301.12. ROOF MOUNTED MECHANICAL UNITS AND SUPPORTS
 SHALL BE SECURED TO THE STRUCTURE. PROVIDE ENGINEERED
 INSTALLATION INSTRUCTIONS FOR ROOF CURBS TO THE
 BUILDING STRUCTURE AND FOR APPLIANCES TO THE ROOF
 CURBS.
  
 17. THE VALUE FOR THE PROPOSED SCOPE OF WORK AS STATED
 ON THE PERMIT APPLICATION APPEARS TO BE TOO LOW BASED
 ON ICC VALUATION TABLES FOR THE LEVEL OF ALTERATION AND
 THE TYPE OF CONSTRUCTION. PROVIDE A VALUATION MORE IN
 LINE WITH ACCEPTED VALUATION TABLES OR PRODUCE A SGNED
 CONTRACT WHICH SHOWS THE ACTUAL CONTRACT VALUE OF THE
 WORK BEING PERFORMED IN ACCORDANCE WITH FBC-B 108.3.
  
 NOTE: SPEARATE PLANS, PERMIT APPLICATIONS AND VALUES
 ARE REQUIRED FOR THE FOLLOWING AND ARE NOT PART OF THE
 SCOPE OF THIS PLAN REVIEW:
 1. WALK-IN AND REACH-IN COOLERS, FREEZERS AND OTHER
 ASSOCIATED REFRIGERATION EQUIPMENT.
 2. COMMERCIAL KITCHEN COOKING AND VANTILATION EQUIPMENT
 AND SYSTEMS.
 3. COMMERCIAL KITCHEN HOOD FIRE SUPPRESSION SYSTEMS.
  
 PLEASE RESPOND TO EACH COMMENT IN WRITING WITH
 SUFFICIENT DETAIL AND INFORMATION TO SHOW HOW EACH
 COMMNT WAS ADDRESSED AND WHERE THE RELEVANT INFORMATION
