 PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN WRITTEN
 FORMAT.
  
 THE FOLLOWING LANDSCAPE COMMENTS ARE BASED UPON THE
 BROADWAY REGULATIONS:
  
 1. PURSUANT TO SECTION 94-219(D)(9)(B), ALL EXISTING
 SURFACE PARKING LOTS SHALL BE LANDSCAPED WITH A 36-INCH
 HIGH PERIMETER HEDGE AND SHADE TREES AT EVERY THIRD
 PARKING SPACE WITHIN 24 MONTHS OF THE BROADWAY CORRIDOR
 REZONING. THE HEDGE HEIGHT IS PROPOSED AT 24".
  
 THE FOLLOWING LANDSCAPE COMMENTS ARE BASED UPON THE
 LANDSCAPE REGULATIONS:
  
 1. PURSUANT TO SECTION 94-442(D), PRIVATE LAND AND
 PUBLIC RIGHTS-OF-WAY BETWEEN STREET OR SIDEWALK
 SURFACES AND REQUIRED BUFFER STRIPS AND LANDSCAPED OPEN
 SPACE AREAS SHALL BE PLANTED WITH GRASS. THIS AFFECTS
 THE ADJACENT RIGHTS-OF-WAY.
  
 2. PURSUANT TO SECTION 94-445(4)(G)(3), AUTOMATIC
 IRRIGATION SYSTEMS SHALL BE USED FOR THE CULTIVATED
 LANDSCAPE AREAS FOR ALL PROPERTIES. THIS INCLUDES THE
 RIGHT-OF-WAY AREAS.
  
 3. ALL SITE LIGHTING, UTILITIES, EASEMENTS, OVERHEAD
 LINES AND ANYTHING ELSE THAT COULD BE IN CONFLICT WITH
 PROPOSED LANDSCAPING SHALL BE SHOWN ON THE PLAN TO
 AVOID CONFLICTS.
  
 4. STAFF RECOMMENDS THAT VERTICAL LANDSCAPE ELEMENTS BE
 INSTALLED ALONG THE NORTH ELEVATION OF THE BUILDING.
  
 5. THE APPLICANT SHALL CONSIDER THE USE OF GROUND COVER
 INSTEAD OF SOD IN SMALL ISOLATED AREAS SUCH AS BETWEEN
 A HEDGE AND SIDEWALK. THIS WILL REDUCE MAINTENANCE.
  
 6. PURSUANT TO SECTION 94-443 (C)(3)(A), EACH ROW OF
 PARKING SPACES SHALL BE TERMINATED BY A LANDSCAPE
 ISLAND. AT LEAST ONE SHADE OR FLOWERING TREE OR THE
 EQUIVALENT NUMBER OF PALMS IS REQUIRED IN EACH ISLAND.
 AN ADDTITIONAL WINN PALM SHALL BE PLANTED AT THE NORTH
 END OF THE PARKING ROW ON THE SOUTH SIDE OF THE
 BUILDING (WEST PERIMETER OF SITE).
  
 7. THE SITE AND LANDSCAPE PLANS MUST BE CONSISTENT.
 THERE IS A DIFFERENCE BETWEEN THE PLANS IN THE
 LANDSCAPE STRIP BETWEEN THE ABUTTING PARKING ROWS ON
 THE SOUTH SIDE OF THE BUILDING.
  
 8. PLEASE PROVIDE A CERTIFIED COST ESTIMATE THAT
 INCLUDES THE TOTAL COST OF ALL LANDSCAPE MATERIALS AND
 LABOR, BROKEN DOWN INTO UNIT COST.
