 G.1. COMMENTS FROM PPRC CASE #Z09060010 HAVE NOT BEEN
 MET.
 G.2. COMMENTS BY OTHER REVIEWERS IN CONSTRUCTION
 SERVICES MUST BE MET PRIOR TO SUBMISSION TO ENGINEERING
 SERVICES.
 G.3. APPROVAL FROM PLANNING HAS TO BE GIVEN PRIOR TO
 FINAL APPROVAL FROM ENGINEERING SERVICES. PLANS WILL
 NEED TO BE REDRAWN AND THEN SUBMITTED TO ENGINEERING.
 STORM WATER CALCULATIONS, WITH PRE-VERSUS POST FLOWS
 ARE REQUIRED.
 G.4. WHEN PLAN IS APPROVED ADDITIONAL PERMITS WILL BE
 REQUIRED FOR WORK IN THE RIGHT-OF-WAY OF THE ALLEY AND
 S. ROSEMARY. PERMITS CAN BE SUBMITTED TO ENGINEERING
 SERVICES/TRAFFIC DIVISION.
 G.5. ALL OF THE PPRC AND COMMENTS BY CONSTRUCTION
 SERVICES NEED TO BE ADDRESSED PRIOR TO SUBMISSION TO
 ENGINEERING SERVICES.
 G.6. DEMO PLAN REQUIRED FOR EXISTING STRUCTURE.
 SITE:
 S.1. THIS IS TWO SEPARATE SITES. WHAT IS THE PLAN,
 DIVIDE IT INTO TWO PERMITS AND TWO SITES OR COMBINE THE
 PROPERTIES UNDER A UNITY OF TITLE?
 S.2. IS THE ALLEY TO BE ABANDONED? IF NOT, AND THIS IS
 TO BE A UNIFIED SITE, THEN PRIVATE UTILITY LINES WILL
 BE CROSSING THE ALLEY (ELECTRIC AND IRRIGATION) A
 PRIVATE UTILITY PERMIT WILL NEED TO BE APPLIED FOR.
 WARNING THE ALLEY IS FILLED WITH BURIED UTILITIES, THEY
 SHOULD BE SHOWN TO REDUCE THE CHANCE OF THE CONTRACTORS
 CUTTING THEM.
 S.3. THE REDESIGN OF THE PARKING LOT AS SHOWN WILL NOT
 WORK. IF I WANT TO ACCESS THE PARKING LOT AND NOT PAY A
 PARKING FEE I WILL JUST DRIVE DOWN THE UNPAVED ALLEY TO
 THE EAST DRIVEWAY AND PULL IN, BY-PASSING THE AUTOMATIC
 GATES AT THE WEST ENTRANCE AND EXIT. I COULD LEAVE THE
 SAME WAY.
 LANDSCAPING:
 L.1. SWALES CAN NOT HAVE HEDGES AND MULCH IN THEM.
 RUN-OFF WILL TAKE THE MULCH AND FILL THE STORM WATER
 SYSTEM, HEDGES WILL SLOW THE FLOW OF WATER AND
 EVENTUALLY FILL THE SWALE. EITHER REMOVE ALL
 LANDSCAPING FROM THE SWALES, OR REROUTE THE STORM WATER
 FLOW.
 IRRIGATION:
 I.1. IRRIGATION SYSTEM DESIGN IS TOO GREAT FOR A 5/8,
 ?? OR 1??? METER, THAT IS THE ONLY SIZE METERS THAT CAN
 BE USED ON THE SERVICE SHOWN TO BE USED FOR THE
 IRRIGATION SYSTEM. REDESIGN THE SYSTEM SO THERE ARE
 MORE ZONES OR INCREASE THE METER, BACKFLOW PREVENTER
 AND PIPE SIZES TO ALLOW FOR THE REQUIRED FLOWS. THERE
 ARE 4 ZONES SHOWN OVER 30 GPM EACH, A 5/8??? METER WILL
 ONLY ALLOW 10 GPM FOR CONTINUOUS USE, A ????? METER
 WILL ONLY ALLOW 15 GPM CONTINUOUS USE, A 1??? METER
 WILL ONLY ALLOW A 25 GPM CONTINUOUS USE.
 I.2. THE IRRIGATION PLAN SHOWS A 1-1/2??? DOUBLE CHECK
 BACKFLOW PREVENTER TO BE INSTALLED, THERE IS NO SERVICE
 LARGE ENOUGH FOR THIS SIZE BACKFLOW PREVENTER AT THE
 LOCATION SHOWN (NORTH SIDEWALK). THERE IS A 2??? WATER
 SERVICE, JUST SOUTH OF THE ALLEY ON THE EAST SIDE OF S.
 ROSEMARY, IT IS SUGGESTED THAT THIS SERVICE BE USED IF
 THE ZONE FLOWS ARE TO BE KEPT.
 C-1 PAVING AND DRAINAGE PLAN:
 C-1.1. NORTH GATE ARM EXTENDS INTO ALLEY RIGHT-OF-WAY,
 MOVE IT NORTH.
 C-1.2. THERE IS NO WAY IN OR OUT OF THE NORTH PARKING
 LOT FOR A PEDESTRIAN, ADD SIDEWALK OUT TO THE CITY
 SIDEWALK, ???LIKE??? ON THE SOUTH SIDE.
 C-1.3. CHECK THE ZONING REGS, I BELIEVE THAT THERE HAS
 TO BE A GREEN SPACE BETWEEN EVERY 10 PARKING SPACES.
 C-1.4. IN THE NORTH PARKING LOT AT THE NW, NE, AND SE
 CORNERS OF THE LOT, IT APPEARS TO CONFLICT WITH
 VEHICLES PARKING, THEY LOOK LIKE THEY WILL HIT EACH
 OTHER. IN THE SW PARKING SPACE, IT APPEARS THE PARKED
 VEHICLE WILL PARTIALLY BLOCK THE EXIT LANE. THE PROBLEM
 APPEARS TO EXIST IN THE SOUTH LOT ALSO.
 C-1.5. THE STORM WATER DESIGN WILL NOT WORK, IT WILL
 OVERFLOW INTO THE PROPERTIES TO THE EAST DURING A 25
 YEAR RAIN EVENT AND THIS CAN NOT BE ALLOWED.
 C-1.6. THE SWALES CAN NOT BE USED TO DIRECT THE FLOW OF
 WATER, NOT WHEN THE SWALES ARE FULL OF HEDGES AND
 FILLED WITH MULCH. REDESIGN.
 C-1.7. WHO HAS RIGHT-OF-WAY BETWEEN THE TWO PARKING
 LOTS AND THE ALLEY? ADD STOPS SIGNS, STOP BARS TO THE
 PLAN.
 C-1.8. ADD STOP SIGN AND STOP BAR TO THE ALLEY WHERE
 THE PARKING LOT EMPTIES INTO ROSEMARY.
 ELECTRICAL PLAN:
 E.1. PLAN SHOWS ELECTRICAL METER AND PANEL IN CENTER OF
 ALLEY, RELOCATE OUT OF ALLEY RIGHT-OF-WAY.
