 1) A SURVEY, SHOWING ALL EASEMENTS, LESS THAN ONE YEAR
 OLD IS REQUIRED. PLEASE NOTE THAT A COMPARISON OF THE
 SITE AND LANDSCAPE PLANS WITH THE SURVEY MAY GENERATE
 NEW COMMENTS.
  
 2) THE GENERAL NOTES SHALL REFERENCE THE CITY OF WEST
 PALM BEACH AND ITS STANDARDS.
  
 3) THE FUTURE LAND USE FOR THE PROPERTY IS MIXED USE
 (MU) AND THE ZONING IS BROADWAY MIXED USE DISTRICT
 (BMUD) TYPE II.
  
 4) SECTION 94-443(C)(5) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS REQUIRE THAT WHEEL STOPS BE
 LOCATED TWO (2) FEET FROM THE END OF THE PARKING SPACE.
 PLEASE NOTE THAT THE WHEEL STOP SHALL CONFORM TO WEST
 PALM BEACH STANDARDS.
  
 5) THE HC LOGO SHALL BE PAINTED MEETING ADA
 REQUIREMENTS - PLEASE PROVIDE THE DIMENSIONS ON THE HC
 PARKING DETAIL.
  
 6) ON-STREET PARKING SPACES MAY NOT BE DESIGNATED ON
 THE PLAN UNLESS THE CITY'S ENGINEERING SERVICES
 DEPARTMENT HAS APPROVED OF THE PARKING SPACES, IN
 WRITING, AND THE SPACES HAVE BEEN MARKED ON THE
 PAVEMENT AT THE PROPERTY OWNER'S EXPENSE.
  
 7) A LOADING SPACE MAY NOT BE LOCATED ADJACENT TO THE
 BUILDING AS SHOWN. SECTION 94-485(J) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS PROHIBITS THE BACKING INTO
 THE STREET FROM A LOADING SPACE. PLEASE NOTE THAT SINCE
 THERE IS NO CURRENT LOADING SPACE ON THE SITE, NO NEW
 LOADING SPACE IS REQUIRED.
  
 8) SECTION 94-221(D)(10) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS REQUIRES THAT DUMPSTERS BE
 ENCLOSED IN THE BUILDING OR A STRUCTURE CONSISTENT WITH
 THE ARCHITECTURE OF THE BUILDING. SINCE THIS IS AN
 EXISTING BUILDING, STAFF WILL ALTERNATIVELY ALLOW THE
 DUMPSTER ENCLOSURE TO MEET THE REQUIREMENTS OF SECTION
 94-444(B) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS. THE PLANS SHALL BE AMENDED TO MEET ONE OF
 THESE TWO STANDARDS. A CHAIN LINK FENCE WITH SLATES IS
 PROHIBITED. PLEASE NOTE THAT THE CITY WILL NOT PICK UP
 THE DUMPSTER AT THE LOCATION SHOWN DUE TO THE OVERHEAD
 POWER LINES AND THE BACK-UP DISTANCE REQUIRED. SHOULD
 THE DUMPSTER LOCATION REMAIN AT THIS LOCATION, THEN IT
 SHALL BE ROLLED TO A LOCATION ACCEPTABLE BY THE
 SANITATION DIVISION BY THE PROPERTY OWNER PRIOR TO AND
 RETURNED IMMEDIATELY AFTER THE GARBAGE PICK-UP.
  
 9) SECTION 94-221(D)(8) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS REQUIRES THAT BACKFLOW
 PREVENTERS AND OTHER MECHANICAL EQUIPMENT SHALL BE
 SCREENED FROM VIEW ON ALL SIDES TO THE FULL HEIGHT OF
 THE STRUCTURE BY LANDSCAPING OR BUILT ELEMENTS DESIGNED
 AS AN INTEGRAL PART OF THE BUILDING ARCHITECTURE.
 PLEASE NOTE THIS INCLUDES AC UNITS AND ANY FUTURE
 GENERATOR.
  
 10) THE "TOTAL SITE AREA" NUMBERS PROVIDED FOR SQUARE
 FEET AND ACRES DO NOT AGREE.
  
 11) THE REQUIREMENTS ARE INCORRECT. SECTION 94-221(F)
 REQUIRES A MINIMUM OF THREE OFF-STREET PARKING SPACES
 FOR EACH 1,000 SQUARE FEET OF NONRESIDENTIAL USE. THE
 BUILDING REQUIRES 12 PARKING SPACES, ONE OF WHICH SHALL
 BE A HANDICAP PARKING SPACE.
  
 12) ADDRESS LANDSCAPE COMMENTS.
  
 13) SECTION 94-443(B) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS REQUIRES A FIVE (5) FOOT WIDE
 LANDSCAPE BUFFER ALONG THE PROPERTY LINE NORTH OF THE
 BUILDING.
  
 14) PLEASE NOTE THAT SECTION 94-445)4)G OF THE ZONING
 AND LAND DEVELOPMENT REGULATIONS REQUIRES THAT ALL
 LANDSCAPED AREAS HAVE AN AUTOMATIC IRRIGATION SYSTEM.
  
 15) DEAD-END PARKING ROWS REQUIRE A DEDICATED TURN
 AROUND SPACE.
  
 16) WHERE IS THE ADA ENTRANCE TO THE BAYS? IF THEY ARE
 EXCLUSIVELY FROM BROADWAY, THEN THE HANDICAP PARKING
 SPACE WILL NEED TO BE RELOCATED TO BE THE CLOSEST
 PARKING SPACE TO THE ACCESSIBLE ENTRANCE AND THE ADA
 ROUTE WILL NEED TO BE SHOWN.
