 9 FABRIC AWNINGS
  
 DENIED BY BUILDING
  
 1) THE 2007 FBC CAME INTO EFFECT ON MARCH 1, 2009. ALL
 PERMITS APPLIED FOR ON OR AFTER THAT DATE ARE REQUIRED
 TO COMPLY WITH THE 2007 FBC. PLEASE UPDATE THE
 ENGINEERED DRAWINGS.
  
 2) THE EDITION OF ASCE7 HAS ALSO CHANGED. ASCE 7-05 IS
 THE ONE THAT IS REFERENCED BY THE 2007 FBC. PLEASE
 REVISE THE ENGINEERED DRAWINGS ACCORDINGLY.
  
 3) FBC 3105.1.1.2 A FIXED FABRIC AWNING OR
 FABRIC-COVERED FRAME SHALL NOT EXTEND OVER PUBLIC
 PROPERTY MORE THAN TWO-THIRDS THE DISTANCE FROM THE
 PROPERTY LINE TO THE NEAREST CURB LINE IN FRONT OF THE
 BUILDING SITE AS MEASURED FROM THE EXTERIOR FACE OF THE
 BUILDING NOR SHALL ANY PORTION BE CLOSER THAN 18 INCHES
 (457 MM) TO THE CURB LINE.
 EXCEPTIONS:
 1. IF INSTALLED OVER 14 FEET (4267 MM) IN HEIGHT, IT
 MAY OCCUPY THE ENTIRE WIDTH OF THE SIDEWALK.
 2. UNLESS OTHERWISE REGULATED BY LOCAL ZONING
 REQUIREMENTS.
  
 4) SEC. 94-212. NORTHWOOD MIXED USE DISTRICT--BUILDING
 TYPE II. (D) ARCHITECTURAL STANDARDS. ARCHITECTURAL
 STANDARDS FOR THE NORTHWOOD MIXED USE DISTRICT BUILDING
 TYPE II SHALL BE AS FOLLOWS: (15) ALL AWNINGS SHALL BE
 CONSISTENT WITH THE ARCHITECTURE OF THE BUILDING AND
 SHALL MEET THE REQUIREMENTS BELOW:
 A. AWNINGS AT THE SIDEWALK LEVEL SHALL PROJECT A
 MINIMUM OF FOUR FEET FROM THE BUILDING FACADE AND HAVE
 A MINIMUM OF NINE FEET IN CLEARANCE FROM THE SIDEWALK
 LEVEL TO THE BOTTOM OF THE AWNING.
 B. AWNINGS ON STORIES ABOVE THE SIDEWALK LEVEL SHALL
 PROJECT A MINIMUM OF THREE FEET FROM THE BUILDING
 FACADE. VALANCES SHALL NOT EXCEED EIGHT INCHES IN
 HEIGHT.
 C. WAIVERS FROM THE AWNING REQUIREMENTS MAY BE GRANTED
 ADMINISTRATIVELY BY THE PLANNING DIRECTOR OR HIS/HER
 DESIGNEE PURSUANT TO MEETING THE WAIVER CRITERIA FOUND
 IN SUBSECTION 94-273(A)(2), IN ORDER TO MAINTAIN THE
 ARCHITECTURAL CHARACTER OF A STRUCTURE, OR IF SITE
 FEATURES, SUCH AS, BUT NOT LIMITED TO, UTILITY LINE
 POLES OR STREET TREES, RESTRICT THE APPLICANT FROM FULL
 COMPLIANCE.
  
 NOTE: A RECORDED COPY OF THE NOTICE OF COMMENCEMENT
 WILL BE REQUIRED.
