 SCOPE OF REVIEW: INSTALLATION OF PRE-FABRICATED SHED

 REVIEW STATUS: FAILED
  
 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1) TWO (2) COPIES OF A CURRENT/ACCURATE SURVEY SHALL BE
 PROVIDED; ONLY ONE (1) COPY WAS SUBMITTED WITH THE
 PERMIT APPLICATION.
  
 2) SETBACK DIMENSIONS SHALL BE PROVIDED FROM ALL
 PROPERTY LINES TO THE EXTERIOR OF THE PROPOSED
 PRE-FABRICATED SHED. ALL SETBACKS SHALL CONFORM TO THE
 GENERAL COMMERCIAL (GC) ZONING DESIGNATION.
  
 3) PLEASE CLARIFY THE CALCULATIONS PROVIDED IN THE SITE
 DATA TABLE. IMPERVIOUS AREA AND LANDCAPE ARE SHOULD
 EQUAL 100%. ADDITIONALLY, THE PERCENTAGE OF OPEN SPACE
 (LOT AREA MINUS BLDG. FOOTPRINT) SHALL BE PROVIDED.
  
 4) PURSUANT TO SECTION 94-401 OF THE CITY'S ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS), THE EXISTING SIGN
 POLES SHALL BE REMOVED.
  
 5) ELEVATIONS OF THE PROPOSED SHED SHALL BE PROVIDED
 SHOWING THE OVERALL HEIGHT OF THE STRUCTURE. BUILDING
 HEIGHT SHALL BE MEASURED FROM GRADE TO THE MEAN POINT
 OF A PITCHED ROOF. THE PRODUCT APPROVALS SUBMITTED AS
 PART OF THE PERMIT APPLICATION DO NOT SHOW THE OVERALL
 HEIGHT IN THE DRAWINGS.
  
 6) A DETAIL OF THE PROPOSED FENCE/GATE SHALL BE
 PROVIDED.
  
 7) PLEASE INDICATE THE LOCATION OF ANY PROPOSED
 MECHANICAL EQUIPMENT. PURSUANT TO SECTION 94-444, ALL
 MECHANICAL EQUIPMENT SHALL BE SCREENED. SCREENING SHALL
 CONSIST OF BRICK, DECORATIVE CONCRETE, OTHER DECORATIVE
 MASONRY, OR COMPARABLY DURABLE WOOD OR STEEL.
 ADDITIONALLY, SHRUBS OR HEDGES SHALL BE PLANTED AT
 2-FOOT INTERVALS.
  
 8) AN APPROVED TRAFFIC CONCURRECY LETTER FROM THE PALM
 BEACH COUNTY DEPARTMENT OF ENGINEERING AND PUBLIC WORKS
 - TRAFFIC ENGINEERING DIVISION SHALL BE SUBMITTED WITH
 THE PERMIT APPLICATION.
  
 9) THE PROPOSED SITE PLAN ON SHEET A01 NEEDS TO BE
 ADJUSTED. THERE IS AN AREA LABELED AS "LANDSCAPE AREA"
 BUT IS SHADED AS "AREA CURRENTLY PAVED." ADDITIONALLY,
 THE LABEL "APPLIED STRIPES AS PER ADA" IS NOT POINTED
 AT ANYTHING. PLEASE ADJUST PLAN ACCORDINGLY.
  
 10) PURSUANT TO SECTION 94-448(D)(2)(R), LANDSCAPE
 PLANS SHALL BE PREPARED BY A REGISTERED LANDSCAPE
 ARCHITECT. ADDITIONALLY, REFER TO SECTION 94-448(D)(2)
 REGARDING MINIMUM REQUIREMENTS OF THE LANDSCAPE PLANS.
  
 11) PLEASE PROVIDE WRITTEN CONFIRMATION FROM THE CITY'S
 ENGINEERING SERVICES DEPARTMENT THAT A DUMPSTER IS NOT
 REQUIRED. IF A DUMPSTER IS REQUIRED, IT SHALL BE
 SCREENED IN ACCORDANCE WITH SECTION 94-444 OF THE
 ZLDRS.
  
 12) A PARKING DETAIL SHALL BE PROVIDED SHOWING
 COMPLIANCE OF THE STRIPING (SEE ATTACHED).
  
 13) THE AISLE WIDTH OF THE PARKING AREA SHALL BE
 DIMENSIONED AND SHALL BE A MINIMUM OF 13 FEET.
  
 14) BICYCLE PARKING SHALL BE PROVIDED AT A RATE OF 1
 SPACE PER 20 PARKING SPACES, OR FRACTION THEREOF.
 PLEASE REFER TO THE ATTACHED DOCUMENTATION REGARDING
 STYLE AND PLACEMENT OF BIKE RACKS.
  
 15) A DATA TABLE SHOWING THE PARKING CALCULATIONS SHALL
 BE PROVIDED ON THE SITE PLAN.
  
 REMINDER, THE NURSERY IS TO BE FOR RETAIL SALES ONLY OF
 MATERIAL GROWN OFF-SITE....NO PLANTS ARE TO BE GROWN ON
 THE PROPERTY.
