 2) PURSUANT TO THE FINAL ORDER ISSUED IN ZBA CASE NO.
 3232, THE FOLLOWING ITEMS HAVE NOT BEEN ADDRESSED:
  
 2A) A SIX (6) FOOT FENCE SHALL BE PROVIDED ALONG THE
 EAST PROPERTY LINE, IMMEDIATELY ADJACENT TO THE
 ACCESSORY STRUCTURE.
  
 2B) LANDSCAPING SHALL BE INSTALLED TO SCREEN THE DECK
 FROM THE IMMEDIATE ADJOINING NEIGHBOR.
  
 2C) SHIELDING SHALL BE PROVIDED OF ANY LIGHT UPON THE
 IMMEDIATE ADJOINGING NEIGHBOR.
  
 3) THE SCOPE OF WORK NOTED ON THE PLANS CONTINUE TO
 PROVIDE AN EXPANSION OF ONE (1) FOOT SIX (6) INCHES TO
 ACCOMMODATE THE STAIRS. PURSUANT TO THE FINAL ORDER IN
 ZBA CASE NO. 3232, THE ACCESSORY STRUCTURE MAY NOT BE
 ENLARGED IN ANY MANNER.
  
 4) THE VALUE OF THE PROPOSED WORK ($35,000) IN ADDITION
 TO THE VALUE OF WORK ALREADY COMPLETED ($26,313.31
 ACCORDING TO DOCUMATION PROVIDED BY THE PROPERTY
 OWNER), EXCEEDS 50% OF THE VALUE OF THE STRUCTURE
 ($100,677.51 ACCORDING TO AN APPRAISAL PROVIDED BY THE
 PROPERTY OWNER). PURSUANT TO SECTION 94-513(B)(1)(D) OF
 THE CITY'S ZONING AND LAND DEVELOPMENT REGULATIONS,
 NONCONFORMING USES WITH NO ADVERSE IMPACTS MAY ONLY BE
 REPAIRED OR ALTERED SO LONG AS THE COSTS INCURRED DO
 NOT EXCEED 50% OF THE ACCESSED VALUE OF THE STRUCTURE
 WITHIN ANY 12-MONTH PERIOD.
