 1. PLEASE NOTE THAT PER THE APPROVED SEDONA COMMONS
 COMMERCIAL PLANNED DEVELOPMENT ("CPD"), PRIOR TO
 APPLYING FOR THE FIRST BUILDING PERMIT, INCLUDING SITE
 PREPARATION, THE APPLICANT SHALL COMPLETE THE
 FOLLOWING:
  
 A) RECORD IN THE PUBLIC RECORDS OF PALM BEACH COUNTY, A
 DECLARATION OF COVENANTS AND RESTRICTIONS, AND SUBMIT A
 COPY OF THE NEWLY RECORDED DOCUMENT TO THE PLANNING AND
 ZONING DEPARTMENT.
  
 B) SUBMIT A COPY OF THE RECORDED SEDONA COMMONS CPD
 PLAT TO THE ENGINEERING SERVICES AND PLANNING AND
 ZONING DEPARTMENTS.
  
 C) PREPARE A CONSTRUCTION SITE SECURITY AND MANAGEMENT
 PLAN FOR APPROVAL BY THE CITY'S POLICE DEPARTMENT CRIME
 PREVENTION THROUGH ENVIRONMENTAL DESIGN ("CPTED")
 OFFICIAL.
  
 PLEASE PROVIDE THE STATUS OF THESE ITEMS. A COPY OF THE
 RECORDED PLAT AND DOCUMENTS SHALL BE SUBMITTED WITH THE
 BUILDING PERMIT APPLICATION.
  
 2. THE SUBMITTED SITE IMPROVEMENT PLAN DOES NOT MATCH
 THE APPROVED SITE PLAN PER ORDINANCE NO. 4166-08.
 PLEASE REVISE. IN THE EVENT THAT ANY CHANGES WILL BE
 DONE TO THE APPROVED SITE PLAN (I.E. RELOCATION OF
 HANDICAP PARKING SPACES), A MINOR AMENDMENT TO THE
 SEDONA COMMONS CPD IS REQUIRED.
  
 3. ALL EXTERIOR SITE WORK, TO INCLUDE THE INSTALLATION
 OF ANY LANDSCAPING, EXTERIOR LIGHTING, ETC., WITHIN
 THIS TRACT (TRACT "B") SHALL BE APPROVED WITH THIS
 PERMIT APPLICATION. PLEASE SUBMIT THE SITE, LANDSCAPE
 AND PHOTOMETRIC PLANS FOR THIS TRACT. IN THE EVENT THAT
 THE APPLICANT WISHES TO SUBMIT A SEPARATE APPLICATION
 FOR ALL EXTERIOR WORK, THE COMPLETE SCOPE OF WORK FOR
 THIS PERMIT SHALL BE STATED IN THE PLANS.
  
 4. PLEASE NOTE THAT PER THE APPROVED SEDONA COMMONS CPD
 (ORDINANCE NO. 4166-08), THE EBR TURN LANE ONTO THE
 "RIGHT-IN/RIGHT-OUT ONLY" PROJECT ACCESS DRIVEWAY ON
 OKEECHOBEE BOULEVARD, THE ACCESS POINT AND DRIVEWAY ON
 OKEECHOBEE BOULEVARD, THE REMOVAL OF THE EXISTING
 ACCESS POINT AND DRIVEWAY ON OKEECHOBEE BOULEVARD, AND
 ALL OTHER SITE IMPROVEMENTS ON TRACT "A" AS SHOWN ON
 THE SITE PLAN, SHALL BE COMPLETED PRIOR TO OBTAINING A
 CERTIFICATE OF OCCUPANCY ("CO") FOR THE FIRST BUILDING
 IN THE SEDONA COMMONS CPD. UP TO TODAY, THERE IS NO
 EVIDENCE THAT ANY OF THESE ITEMS HAVE BEEN COMPLETED.
