 1. RESPOND TO COMMENTS IN WRITING.
  
 2. THIS LOT #25 IS NOT PART OF THE "MODIFIED ZERO" LOTS
 AS NOTED ON PB CASE NO. 993SSS MINOR PD AMENDMENT.
 THEREFORE, THE SINGLE FAMILY HOME SHALL MEET THE
 MINIMUM SETBACK REQUIREMENTS OF EIGHT (8) FEET ON THE
 NON-ZERO LOT LINE.
  
 3. INDICATE SETBACK DIMENSIONS FROM PROPOSED A/C
 EQUIPMENT TO ALL PROPERTY LINES. AS PER SECTION
 94-305(B)(4) OF THE ZONING CODE ("ZLDR"): MECHANICAL
 EQUIPMENT MAY NOT PROJECT MORE THAN 4 FEET INTO A
 REQUIRED SETBACK.
  
 4. PLEASE SUBMIT TWO (2) COPIES OF A LANDSCAPE PLAN
 SHOWING COMPLIANCE WITH SECTIONS 94-442 AND 94-445 OF
 THE ZLDR.
  
  
 PURSUANT TO SECTION 94-482 OF THE ZLDRS: REQUIRED
 OFF-STREET PARKING SPACES FOR LESS THAN FOUR
 RESIDENTIAL DWELLING UNITS SHALL BE LOCATED ON THE
 PROPERTY ON WHICH THE UNITS ARE CONSTRUCTED. REQUIRED
 PARKING MAY BE LOCATED IN A FRONT YARD; HOWEVER, THE
 LESSER OF 1,000 SQUARE FEET OR 75 PERCENT OF THE FRONT
 YARD AREA MUST BE LANDSCAPED. PARKING AREAS LOCATED IN
 THE FRONT YARD SHALL BE SURFACED WITH A SMOOTH,
 NONDUSTING SURFACE IN COMPLIANCE WITH SUBSECTION
 33-485(E). IT SHALL BE A VIOLATION OF THIS CHAPTER TO
 PARK ON ANY UNPAVED AREAS AS DESCRIBED IN THIS ARTICLE.
  
 PLEASE INDICATE SQUARE FOOTAGE OF ALL IMPERMEABLE
 SURFACES (EXISTING AND PROPOSED) LOCATED WITHIN THE
 FRONT YARD (FROM FRONT PROPERTY LINE TO THE FRONT
 BUILDING FACADE).
  
 5. PURSUANT TO SECTION 94-72 THE PROPERTY IS WITHIN THE
 IBIS RPD, WITH THE UNDERLYING SINGLE FAMILY LOW DENSITY
 (SF7) RESIDENTIAL ZONING DISTRICT. THEREFORE, PURSUANT
 TO SECTION 94-611- DWELLING UNIT - ALL ROOMS IN THE
 DWELLING UNIT MUST BE ACCESSIBLE FROM THE INTERIOR OF
 THE UNIT. THE GUEST ROOM DOES NOT COMPLY.
