 1. PLEASE PROVIDE ALL RESPONSES IN WRITING.
  
 2. BASED ON THE CITY OF WEST PALM BEACH RECORDS, THE
 ORIGINAL LAYOUT OF THE BUILDINGS AS DEPICTED ON THE
 "GREEN CARD" (COPY ATTACHED) SHOWS TWO (2) RESIDENCES
 WITH AN ATTACHED GARAGE IN THE REAR. THE CURRENT LAYOUT
 PROVIDED INDICATES THREE (3) DWELLING UNITS. THE
 DEFINITION OF A DWELLING UNIT MAY BE FOUND IN THE CITY
 OF WEST PALM BEACH ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDR), SECTION 94-611: DEFINITIONS.
  
 PLEASE PROVIDE VERIFICATION (I.E. BUILDING PERMIT) OF
 THE CONVERSION OF THE REAR GARAGE TO A DWELLING UNIT.
 PURSUANT TO THE ZLDR, SECTION 94-72: SINGLE-FAMILY LOW
 DENSITY (SF7) RESIDENTIAL DISTRICT AND SECTION 94-272,
 PERMITTED USE TABLE LINE ITEM 133: SINGLE FAMILY
 DETACHED, ONLY ALLOWS ONE (1) DWELLING UNIT PER
 PROPERTY. THEREFORE, THE REAR DWELLING UNIT IS
 CONSIDERED A MINOR USE NON-CONFORMITY WITH NO ADVERSE
 IMPACTS.
  
 3. PROVIDE THE SCOPE OF WORK AND VALUATION FOR EACH
 BUILDING ON THE PROPERTY. PURSUANT TO THE ZLDR SECTION
 94-513(B)(1)(D): NONCONFORMING USES WITH NO ADVERSE
 IMPACTS PROVIDED THE COSTS INCURRED WITHIN ANY 12-MONTH
 PERIOD SHALL NOT EXCEED 50 PERCENT OF THE VALUE OF THE
 STRUCTURE OR BUILDING PRIOR TO THE COMMENCEMENT
 THEREOF.
  
 4. BASED ON THE ADDITIONAL VALUATION OF $4,000 FOR A
 SEPARATE PLUMBING PERMIT (PERMIT # 08080068), THE TOTAL
 VALUATION (INCLUDING THE MASTER PERMIT # 08090238) IS
 $34,000, WHICH EXCEEDS THE 50 PERCENT RULE FOR
 LANDSCAPING. PURSUANT TO THE ZLDR, SECTION
 94-441(C)(2): AS THE VALUE OF THE PROPOSED WORK EXCEEDS
 50 PERCENT OF THE STRUCTURE'S VALUE (LISTED AS
 "IMPROVEMENT VALUE" WITH THE P.B.C. PROPERTY
 APPRAISER'S OFFICE), LANDSCAPING SHALL BE IN COMPLIANCE
 WITH ALL APPLICABLE REGULATIONS FOUND IN ARTICLE XIV.
  
 PLEASE SUBMIT TWO (2) COPIES OF A LANDSCAPE PLAN
 SHOWING COMPLIANCE WITH SECTIONS 94-442 AND 94-445 OF
 THE ZLDR.
  
 REPEAT COMMENT:
  
 PROVIDE TWO (2) COPIES OF A CURRENT SURVEY, WHICH
 INCLUDES THE PROPERTY'S ADDRESS AND LEGAL DESCRIPTION.
