 1)INDICATE SETBACK DIMENSIONS FROM ALL NEW
 CONSTRUCTION TO ALL PROPERTY LINES.ALL NEW
 CONSTRUCTION SHALL COMPLY WITH CURRENT REGULATIONS.
 PURSUANT TO SECTION 94-74 OF THE CITY'S ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS):
  
 MINIMUM SETBACKS FOR PRINCIPAL BUILDING.
 A.FRONT: 25 FEET;
 B.CORNER: 12.5 FEET; TEN FEET IF LOT IS LESS THAN 60
 FEET WIDE;
 C.REAR: 15 FEET OR TEN PERCENT OF DEPTH, WHICHEVER
 IS LESS;
 D.SIDE: FIVE FEET MINIMUM, 15 FEET TOTAL.
  
 THE SECOND FLOOR ADDITION AT THE REAR OF THE STRUCTURE
 DOES NOT MEET THE MINIMUM REQUIRED SETBACK OF 5' TO THE
 PROPERTY LINE.PLEASE REVISE.
  
 2)INDICATE SETBACK DIMENSIONS FROM ANY PROPOSED OR
 RELOCATED A/C EQUIPMENT (IF ANY) TO ALL PROPERTY LINES.
 AS PER SECTION 94-305(B)(4) OF THE ZLDRS: MECHANICAL
 EQUIPMENT MAY NOT PROJECT MORE THAN 4 FEET INTO A
 REQUIRED SETBACK.
  
 3)PURSUANT TO SECTION 94-441(C)(2) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS): AS THE VALUE OF
 THE PROPOSED WORK EXCEEDS 50% OF THE BUILDING'S VALUE,
 LANDSCAPING SHALL BE IN COMPLIANCE WITH ALL APPLICABLE
 REGULATIONS FOUND IN ARTICLE XIV OF THE ZLDRS.PLEASE
 SUBMIT A LANDSCAPE PLAN SHOWING COMPLIANCE WITH SECTION
 94-442 AND 94-445 OF THE ZLDRS.
  
 4)INDICATE SEPARATION DISTANCE FROM EXISTING
 PRINCIPAL STRUCTURE TO THE PROPOSED GARAGE ADDITION.
 NOTE: MUST MAINTAIN A MINIMUM OF 6' SEPARATION.
  
 5)INDICATE HEIGHT DIMENSIONS FROM GRADE TO THE
 MIDPOINT OF THE UPPERMOST ROOF'S PITCH.PURSUANT TO
 SECTION 94-74 OF THE ZLDRS:MAXIMUM HEIGHT FOR
 PRINCIPAL BUILDING = 30'.ALSO INDICATE HEIGHT
 DIMENSION OF THE CHIMNEY FROM GRADE TO THE UPPERMOST
 POINT OF THE CHIMNEY.CLARIFY IF CHIMNEY IS PROPOSED
 OR EXISTING, IF PROPOSED, THE CHIMNEY SHALL NOT EXCEED
 33' IN HEIGHT MEASURED FROM GRADE.
  
 6)INDICATE ALL OVERHANG DIMENSIONS, AND BALCONY
 DIMENSIONS FROM THE WALL TO THE OUTERMOST POINT.
 PURSUANT TO SECTION 94-305 OF THE ZLDRS:STRUCTURAL
 OVERHANGS, INCLUDING BUT NOT LIMITED TO BALCONIES,
 CORNICES, GUTTERS, EAVES, AND ROOF OVERHANG PROJECTIONS
 SHALL NOT EXTEND FARTHER THAN THREE FEET INTO ANY
 SETBACK.
  
  
 NOTE:ACCESSORY STRUCTURE SHALL NOT EXCEED 75 PERCENT
 OF THE GROSS FLOOR AREA OF THE PRIMARY STRUCTURE WITH A
 MAXIMUM FLOOR AREA OF 1,000 SQUARE FEET.
  
 NOTE:AS THERE ARE DIMENSIONALLY NONCONFORMING
 STRUCTURES ON THE LOT WITH RESPECT TO THE SETBACK
 REQUIREMENTS, NO NEW NONCONFORMITY SHALL BE CREATED AND
 NO EXISTING NONCONFORMITY SHALL BE INCREASED.
