 COST APPROACH: $475,000 - $276,000 (LAND VALUE) =
 $199,000 WHICH THE VALUE OF THE PROPOSED WORK
 ($190,000) EXCEEDS 50% OF.
 SALES COMPARISON APPROACH: $480,000 - $276,000 (LAND
 VALUE) = $204,000 WHICH THE VALUE OF THE PROPOSED WORK
 ($190,000) EXCEEDS 50% OF.
 INCOME APPROACH: $473,000 - $276,000 (LAND VALUE) =
 $197,000 WHICH THE VALUE OF THE PROPOSED WORK
 ($190,000) EXCEEDS 50% OF.
  
 2)TANDEM PARKING SPACES SHALL BE REMOVED FROM PLANS.
 REMOVAL OF THESE SPACES LEAVES THE SITE ONE (1) PARKING
 SPACE SHORT OF ITS REQUIRED NUMBER OF 14.PLEASE SHOW
 COMPLIANCE WITH REQUIRED PARKING.
