 FBC 2004 CODE FAMILY W/ 2005 AND 2006 REVISIONS
 FBC CH. 13 ENERGY EFFICIENCY
 FBC CH.1 AS AMENDED BY THE CITY OF WESY PALM BEACH
  
 1. PERMIT APPLICATION AND SITE PLAN INDICATE THAT THE
 INTENTION OF THIS APPLICATIN IS TO BUILD THREE
 FEE-SIMPLE TOWNHOMES AS DEFINED IN FBC CES.202.
 HOWEVER, AT THIS TIME THE PARCELS ON THE SITE HAVE YET
 TO BE LEGALLY REDEFINED IN CONJUNCTION WITH THE
 PROPOSED PROPERTY LINES AS SHOWN ON THE SITE PLAN. ONCE
 THAT OCCURS, THREE SEPARATE PERMIT APPLICATIONS WITH
 COMPLETE SUPPORTING DOCUMENTATION FOR EACH PARCEL IS
 REQUIRED.
  
 2. THIS REVIEW IS BASED ON THE ASSUMPTION THAT THESE
 ARE INDEED THREE FEE-SIMPLE TOWNHOMES IN SPITE OF THE
 FACT THAT THE SITE PLAN STATES THAT THIS IS A "3 UNIT
 MULTI-FAMILY RESIDENCE." THE BUILDING OCCUPANCY
 CLASSIFICATION SHOULD BE DECLARED ON PLANS AS EITHER
 R-2 OR R-3 DEPENDING ON THE INTENT OF THE APPLICANT IN
 ACCORDANCE WITH FBC 106.3.5.1.1.
  
 3. ALTHOUGH THIS PLAN WAS PREVIOUSLY SUBMITTED UNDER
 PERMIT #06010504, THIS PLAN WILL BE REVIEWED AS A FIRST
 TIME SUBMITTAL FOR THE FOLLOWING REASONS: THE PREVIOUS
 APPLICATION WAS EXPIRED/ VOIDED DUE TO INACTIVITY AND
 THE FBC HAS BEEN REVISED SINCE FIRST APPLICATION.
  
 4. PLEASE PROVIDE VENTILATION CALCULATIONS SHOWING
 WHETHER NATURAL OR MECHANICAL VENTILATION WILL BE USED.
 IF NATURAL VENTILATION IS TO BE USED, PLEASE PROVIDE
 CALCULATIONS SHOWING THAT THE SPACES TO BE VENTILATED
 MEET THE 4% OPENABLE AREA REQUIREMENTS OF FRC SEC
 R303.1. IF MECHANICAL VENTILATION IS TO BE USED, SHOW
 OUTDORR AIR CALCULATIONS BASED ON FBC TABLE 403.3.
 ALSO, IF MECHANICAL OUTDOOR AIR IS TO BE PROVIDED,
 INLET SHALL BE MIN. 10 FEET FROM ANY EXHAUST OUTLET IN
 ACCORDANCE WITH FRC SEC M1602.1.
  
 5. PG A6 SHOWS 4" ROUND FLEX DUCT FOR DRYER EXHAUST.
 DRYER EXHAUST DUCTS SHALL BE CONSTRUCTED OF MIN. 0.016
 INCH THICK (30 GA.) RIGID METAL DUCTS HAVING A SMOOTH
 INTERIOR SURFACE. ALSO, WALL CAPS SHALL HAVE BACKDRAFT
 DAMPERS AND NO SCREENS. SEE FRC SEC M1501.1.
  
 6. PG A6 CONDENSING UNIT DETAIL: CONDENSERS ARE TO BE
 SECURED TO SLAB IN ACCORDANCE WITH FRC M1307.3 OR
 MANUFACTURER'S INSTALLATION INSTRUCTIONS IF THEY ARE
 NEGINEERED FOR MIN. 140 MPH WINDS. SUPPORTING
 DOCUMENTATION IS REQUIRED.
  
 7. PG A6: RETURN AIR TRANSFER DUCT IN MASTER BEDROOM IS
 NOT DESIGNED TO MEET THE BALANCED RETURN EXCEPTIONS
 UNDER FRC SEC M1602.4. NOTE THAT UNDER EXCEPTION #3,
 ALL SUPPLY INTO THE MASTER SUITE SHALL BE INCLUDED.
 EXCEPTION #1 REQUIRES TRANSFER DUCTS TO BE ONE AND ONE
 HALF TIMES THE SIZE OF SUPPLY PLUS A ONE INCH UNDERCUT
 DOOR. A 9 INCH ROUND PLUS TWO 4 INCH ROUND DUCTS TOTAL
 90 SQ. IN. X 1.5 = 135 SQ. IN. THEREFORE, A MINIMUM 14
 INCH ROUND OR 12X12 TRANSFER DUCT IS REQUIRED TO MEET
 THE EXCEPTIONS. OTHERWISE, A FIELD TEST WILL BE
 REQUIRED AT FINAL INSPECTION TO VERIFY DIFFERENTIAL
 PRESSURE OF 0.01 INCES OF WATER COLUMN OR LESS ACROSS
 THE DOOR OF THE MASTER BEDROOM.
  
 8. PG A6 AHU MOUNTING PLENUM DETAIL: IS THE AHU TO BE
 MOUNTED ON AN ENCLOSED SUPPORT PLATFORM WHICH SERVES AS
 A PLENUM? IF SO, IT SHALL MEET ALL THE REQUIREMENTS OF
 FRC SEC M1601.11. THE PLATFORM SHALL BE FULLY DUCTED
 WITH NO CONSTRUCTION MATERIALS EXPOSED TO THE AIRSTREAM
 OR USED AS A COMPONENT OF THIS DUCT SECTION. THERE CAN
 BE NO WIRES OR PIPING EXPOSED IN THE PLENUM, WHICH
 MEANS THE AUXILIARY DRAIN PAN WITH A SECONDARY DRAIN
 LINE CAN NOT BE UNDER THE UNIT. A FLOAT SWITCH
 INSTALLED ON THE UNIT'S SECONDARY DRAIN OUTLET OR
 INTERNALLY ON THE UNIT'S PRIMARY DRAIN PAN WILL MEET
 THE REQUIREMENTS FOR SECONDARY OR AUXILIARY DRAIN
 PROTECTION.
  
 9. ENERGY CALCULATIONS SHALL BE BASED ON FORM 600A-04R
 FOUND IN APPENDIX 13-D OF THE FBC OR THE COMPUTERIZED
 FLA/RES-04 VERSION 4.5. SEE FBC 13-600.3.ABC.3. ENERGY
 CALCULATIONS CAN NOT BE REVIEWED AT THIS TIME.
