 1. THE EXISTING ACCESSORY APARTMENT AND GARAGE, IS A
 NONCONFORMING USE WITH NO ADVERSE IMPACTS AS DEFINED IN
 THE NONCONFORMING SECTION OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS.THEREFORE, ANY ALTERATIONS OR
 REPAIRS SHALL BE SUBJECT TO THE NONCONFORMING
 REGULATIONS, ARTICLE XVI, OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS.
  
 2. SURVEY AND FLOOR PLAN DIMENSIONS DO NOT MATCH.
 PLEASE NOTE THAT THE SURVEY AND FLOOR PLAN SHALL
 REFLECT SAME ACTUAL CONDITIONS.IN THE EVENT THAT
 ADDITIONAL STRUCTURE WILL BE ADDED, THIS SHALL BE
 INDICATED AND REFLECTED ON BOTH COPIES OF THE SURVEY.
  
 3. PURSUANT TO SECTION 94-513(A)(2), NONCONFORMING
 STRUCTURES MAY BE IMPROVED, CONSTRUCTED, ENLARGED OR
 ALTERED AS LONG AS NO NEW NONCONFORMITY IS CREATED OR
 ANY EXISTING NONCONFORMITY INCREASED.
 A. PROVIDE SETBACK DIMENSIONS FROM THE WEST PROPERTY
 LINE TO ALL POINTS OF THE PART OF THE ACCESSORY
 APARTMENT THAT WILL BE DEMOLISHED AND REBUILT.THE
 REBUILT PORTION OF THE STRUCTURE SHALL BE NO LESS THAN
 FIVE (5) FEET FROM THE WEST PROPERTY LINE.
 B. PROVIDE BUILDING HEIGHT FROM GRADE.
 C. PROVIDE ROOF OVERHANG DIMENSION.PLEASE NOTE THAT
 PER SECTION 94-305(B)(2), ROOF OVERHANGS MAY NOT
 PROJECT MORE THAN THREE (3) FEET INTO ANY SETBACK.
  
 4. PURSUANT TO SECTION 94-513(B) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS, NONCONFORMING USES WITH NO
 ADVERSE IMPACTS MAY BE ALTERED OR REPAIRED PROVIDED
 THAT THE COSTS INCURRED WITHIN ANY 12-MONTH PERIOD
 SHALL NOT EXCEED 50 PERCENT OF THE VALUE OF THE
 STRUCTURE PRIOR TO THE COMMENCEMENT THEREOF.PROVIDE
 THE VALUE OF THE ACCESSORY APARTMENT AND GARAGE.
