 1) THE PLANS WILL BE REQUIRED TO CONFORM TO THE CITY
 COMMISSION?S STREET CLOSURE RELOCATION PLAN.THIS WILL
 BE DETERMINED AT THE WORKSHOP ON FEBRUARY 5, 2007.
  
 2) THE SURVEY SHALL SHOW ALL OF THE EXISTING
 IMPROVEMENTS IN THE ALLEY ADJACENT TO THE RESIDENCES ON
 THE EAST SIDE OF THE ALLEY (EX. FENCES, LANDSCAPE,
 ETC.).
  
 3) SUPPLY A RECORDED UNITY OF TITLE FOR THE ENTIRE SITE
 TO THE PLANNING AND ZONING DEPARTMENT.
  
 4) PROVIDE THE RECORDED PUBLIC ACCESS EASEMENT FOR THAT
 PORTION OF THE SIDEWALK LOCATED ON THE SITE.THE
 EASEMENT LANGUAGE SHALL BE APPROVED BY THE OFFICE OF
 THE CITY ATTORNEY PRIOR TO RECORDATION.
  
 5) PROVIDE THE RECORDED PERPETUAL MAINTENANCE AGREEMENT
 FOR THE REBUILT, PAVERED ALLEY.THE MAINTENANCE
 AGREEMENT LANGUAGE SHALL BE APPROVED BY THE OFFICE OF
 THE CITY ATTORNEY PRIOR TO RECORDATION.
  
 6) PROVIDE PROOF THAT THE PROVISION OF ORDINANCE NOS.
 3994-06 AND 3995-06 REQUIRING NORTHWOOD SG, LLC, OR ANY
 SUCCESSOR DEVELOPER OF THE TOWNHOUSE PROJECTS, TO POST
 A BOND TO THE CITY IN THE AMOUNT DETERMINED BY THE
 DIRECTOR OF ENGINEERING SERVICES TO COVER THE COSTS
 ASSOCIATED WITH THE INSTALLATION OF ALL REQUIRED STREET
 SIGNS, TRAFFIC CONTROL SIGNS AND ROAD STRIPING HAS BEEN
 MET.
  
 7) PROVIDE THE PLANS SHOWING HOW THE UTILITY LINES IN
 THE ALLEY WILL BE BURIED UNDERGROUND, TO INCLUDE THE
 LOCATION OF THE REMAINING ABOVE GROUND UTILITY POLES.
  
 8) PROVIDE THE DETAILS FOR THE REBUILT, PAVERED ALLEY.
  
 9) BMUD REQUIRES THAT SIDEWALKS ALONG BROADWAY BE A
 MINIMUM OF 8 FEET IN CLEAR WIDTH.THE SIMONS AND WHITE
 CIVIL PLANS SHOW THE SIDEWALK ALONG BROADWAY AT 5 FEET
 WIDE AND ONLY 2 FEET ON THE SITE FOR A TOTAL WIDTH OF
 ONLY 7 FEET.
  
 10) THE SITE/LANDSCAPE AND CIVIL PLANS SHALL AGREE.
 THE FOLLOWING ITEMS DO NOT MATCH ON THE DIFFERING
 PLANS:
  
 A) LAYOUT OF THE COMPACTOR AND ADJOINING SIDEWALK.
  
 B) MAILBOX LOCATION MISSING ON SIMMONS AND WHITE
 PLANS.
  
 C) STABILIZED AND PLANTING AREA ALONG THE ALLEY -
 REQUIRED 5 FOOT WIDE STABILIZED AREA AND 4 FOOT WIDE
 PLANTING AREA.ONLY 8 FEET 7 INCH TOTAL SHOWN ON
 SHEETS 2 AND 3 OF 11 OF SIMONS AND WHITE PLANS, WHERE 9
 FEET ARE REQUIRED.SIMONS AND WHITE PLAN SHEET 5 OF 11
 SHOWS THE CORRECT 9 FOOT WIDTH IN THE SECTION DIAGRAM.
  
 11) PROVIDE THE COMPACTOR SPECS/DETAIL AND A DETAIL
 SHOWING THE COMPACTOR BIN CURBING AT STREET LEVEL.
  
 12) THE APPROVED ELEVATIONS DESIGNATE THIS AS A
 MEDITERRANEAN STYLE BUILDING WITH A BARREL TILE ROOF.
 THE SUBMITTED ELEVATIONS SHOW A SHINGLE ROOF.PLEASE
 NOTE THAT THE BARREL TILE IS CORRECTLY SHOWN ON
 ARCHITECTURAL SHEETS A8.2 AND A8.3.
  
 13) THE REAR ELEVATION NEEDS TO VERIFY THE MINIMUM 25%
 GLAZING REQUIREMENT IS MET.
  
 14) THE LANDSCAPE PLANS NEED TO SHOW PIGEON PLUM TREES
 AS ORIGINALLY APPROVED.THE LIVE OAKS ARE TOO LARGE A
 SPECIES FOR THE 4 FOOT WIDE LANDSCAPE STRIP AND TOO
 CLOSE TO THE FACE OF THE BUILDING TO ENSURE LONG TERM
 HEALTHY GROWTH.
  
 15) PROVIDE DETAILS OF THE 5 FOOT STABILIZED AREA.
