 OTHER OPTION IS TO HAVE EXTERIOR EXITWAY
 STAIRS, BUT THIS WILL BE MUCH MORE
 INVOLVED THAN THE OTHER SENARIO. ONE
 HOUR SEPARATION FROM THE INTERIOR OF THE
 BUILDING, ONE HOUR RATED WALL TO
 SEPARATE FROM ADJACENT PROPERTY, ETC.
 SEE FBC 1006.2 THROUGH 1006.2.6.
  
 14) THE EXTERIOR DOORS ON THE SOUTH
 ELEVATION THAT OPEN INTO THE PUBLIC WAY
 ARE REQUIRED TO BE CHANGED TO SWING IN.
 SEE FBC 3203.
  
 15) INDICATE THE POSITIVE AND NEGATIVE
 WINDLOADS FOR ALL EXTERIOR DOOR AND
 WINDOW OPENINGS.
  
 16) PROVIDE A WINDOW IN THE SECOND STORY
 MASTER BEDROOM THAT COMPLIES WITH FBC
 1005.4 FOR EMERGENCY ESCAPE AND RESCUE
 OPENINGS.
  
 17) SPECIFY ON THE PLANS THE GUARDRAIL
 HEIGHT, SPACING OF INTERMEDIATE RAILS,
 BOTTOM RAIL, ETC. FOR THE EXTERIOR
 BALCONY AND STAIRS. SEE FBC 1015.
  
 18) INDICATE THE FOUNDATION FOR THE
 EXTERIOR STAIRS, BALCONY AND ROOF.
  
 19) THE INTERIOR STAIRS DO NOT COMPLY
 WITH FBC 1007.3. THE SUM OF TWO RISERS
 AND A TREAD (EXCLUSIVE OF NOSING) SHALL
 BE BETWEEN 24 AND 25 INCHES. PLEASE
 REVISE.
  
 20) SPECIFY FIREBLOCKING AT ENCLOSED
 SPACES OF STAIRS AS REQUIRED BY FBC
 2305.1.4(3).
  
 21) THE BUCK DETAILS ON A-10 DO NOT
 CONCUR WITH THE REST OF THE PLANS WHICH
 INDICATE A METAL FRAME WALL INSIDE THE
 EXISTING WOOD FRAME AND STUCCO FACADE.
 PLEASE REVISE. SPECIFY THE SPACING OF
 THE FASTENERS USED TO ATTACH THE BUCKS
 TO THE STRUCTURE.
  
 22) PLEASE CLARIFY IF THE BRACING
 BETWEEN THE NEW WALL AND THE FACADE IS
 TO BE LOCATED HORIZONTALLY AT EACH STUD
 16"O.C. AND HOW WILL THEY BE LOCATED AT

 UNPROTECTED CONSTRUCTION USING THE VALUE
 FROM SBCCI FOR AVERAGECONSTRUCTION
 WITH THE FLORIDA MULTIPLIER OF 1.04 IS
 $48.88 PER SQUARE FT. THE PLANS LIST THE
 SQUARE FOOTAGE AS 4640. THE TOTAL COST
 IS $226,803.20. YOUR COST WILL BE MINUS
 THE COST OF THE EXTERIOR FINISH AND THE
 ANY OTHER ITEMS THAT ARE EXISTING.
