 IN A CONTRASTING COLOR TO ADD SOME INTEREST TO THE
 UPPER BAND (SIMILAR TO THE WEST PORTION OF THE BUILDING
 FACADE) AND THE EAST FACADE ALONG THE ALLEY.

 PLEASE PROVIDE RESPONSES TO THE COMMENTS IN WRITING
  
 1) THE CITYPLACE MASTER DESIGN GUIDELINES REQUIRE THAT
 THE BUILDING DESIGN CHARACTER IS BASED ON THE
 HISTORICAL MEDITERRANEAN STYLE. THE PLANNING STAFF HAS
 REVIEWED THE PROPOSED EXTERIOR RENOVATIONS AND DOES NOT
 FIND THAT THE FOLLOWING ITEMS COMPLY WITH THE MASTER
 DESIGN GUIDELINES:
  
 A. THE MASTER DESIGN GUIDELINES REQUIRE THAT PRIMARY
 BUILDING MATERIALS BE LIGHT-COLORED STUCCO. THE
 PROPOSED GIBRALTAR COLOR IS DARK, WHICH IS NOT
 CONSISTENT WITH THE GUIDELINES, OR THE EXISTING
 CONDITION OF THE REMAINDER OF THE BUILDING. THERE IS A
 LIGHT COLOR GRAY USED ON THE ENTRANCE TO THE
 RESIDENTIAL PORTION OF THE BUILDING, WHICH DOES COMPLY
 WITH THE GUIDELINES.
 B. THE COLOR RENDERING PROVIDED WITH THE PERMIT SHOWS
 BRICK CLADDING AT THE ALLEY ENTRANCE. THIS BRICK DOES
 NOT COMPLY WITH THE HISTORICAL MEDITERRANEAN STYLE.
 STAFF DID NOT SEE THIS ON THE PARTIAL EAST ELEVATION,
 SO PLEASE EXPLAIN THE DISCREPANCY.
  
 2) STAFF HAS THE FOLLOWING CONCERNS REGARDING THE VINES
 PROPOSED TO BE GROWN ON THE FACADE:
  
 A. THIS TYPE OF WALL TREATMENT IS NOT LOCATED ELSEWHERE
 WITHIN CITYPLACE AND IS NOT RECOMMENDED IN THE
 GUIDELINES.
 B. THE CITY'S LANDSCAPE PLANNER IS CONCERNED THAT THE
 PROPOSED VINES WILL REQUIRE EXCESSIVE MAINTENANCE. HE
 SUGGESTS USING ITALIAN CYPRESS IN FRONT OF THE COLUMNS.
 ITALIAN CYPRESS IS LOW MAINTENANCE AND ITS USE IN FRONT
 OF THE FACADE WILL CREATE THE DEPTH AND SHADOWS THAT
 THE GUIDELINES REQUIRE.
