 1) AS IDENTIFIED ON THE SURVEY, THE SETBACK OF THE
 EXISTING FOUNDATION IS ONLY 30 INCHES. PURSUANT TO
 SECTION 94-408(D) OF THE CITY???S ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS), MONUMENT SIGNS SHALL
 BE SET BACK A MINIMUM OF FIVE (5) FEET FROM THE PUBLIC
 RIGHT-OF-WAY LINE. AS A RESULT, THE FOUNDATION IS
 NON-CONFORMING. A SITE VISIT CONFIRMED THAT ONLY THE
 FOUNDATION OF THE PREVIOUS SIGN REMAINS AND THAT THERE
 IS NO SIGN STRUCTURE REMAINING. AS SUCH, PURSUANT TO
 SECTION 94-404 OF THE ZLDRS, NO NEW SIGN MAY BE
 INSTALLED ON THE EXISTING FOUNDATION AS IT DOES NOT
 CONFORM TO THE CURRENT SETBACK REQUIREMENTS. ANY
 SIGNAGE WILL NEED TO BE LOCATED AT LEAST FIVE (5) FEET
 FROM THE PUBLIC RIGHT-OF-WAY.
