 2. THIS PROPERTY IS PART OF THE ST. MARY'S COMMUNITY
 SERVICE PLANNED DEVELOPMENT ("CSPD"), AN APPLICATION
 FOR A MINOR AMENDMENT TO THE CSPD SHOWING THE PROPOSED
 FENCE AND GATES WILL BE REQUIRED TO BE FILED TO THE
 PLANNING AND ZONING DEPARTMENT AND APPROVED PRIOR TO
 THE BUILDING PERMIT BEING APPROVED. SEE

 DEVELOPMENT APPLICATION FOR REQUIREMENTS OF A MINOR PD
 AMENDMENT.
  
 3. PURSUANT TO SECTION 94-302(C)(1) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS ("ZLDR"), NONRESIDENTIAL
 FENCE, HEDGE AND WALL LIMITATIONS.
 MAXIMUM HEIGHT. IN NONRESIDENTIAL DISTRICTS, NO FENCE,
 HEDGE OR WALL SHALL EXCEED EIGHT FEET IN HEIGHT WITHIN
 THE REQUIRED SIDE AND REAR SETBACKS. FENCES AND WALL
 SHALL NOT EXCEED 48 INCHES IN HEIGHT WITHIN THE
 REQUIRED FRONT SETBACK. THE PROPOSED SIX (6) FOOT HIGH
 FENCE IS WITHIN THE FRONT SETBACK, WHICH DOES NOT
 COMPLY. ALSO, THERE IS AN EXISTING LANDSCAPE BUFFER
 WITHIN THIS AREA, THE FENCE SHOULD BE INSTALLED ON THE
 INTERIOR SIDE OF THE THAT BUFFER STARTING FROM THE EAST
 SIDE OF THE PROPERTY LINE, STRAIGHT THROUGH TO THE
 WEST.
  
 4. AS THE PROPOSED FENCE/WALL/GATE ENCROACHES THE
 UTILITY EASEMENT, EASEMENT CONSENT FORMS ARE REQUIRED
