 I HAVE REVIEWED THE ABOVE REFERENCED PETITION AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 GENERAL COMMENTS:
 1. THE TPS SHOWS TOTAL SQ.FT. AS OFFICE AND DOES NOT
 INCLUDE THE 1 DU PROPOSED, PLEASE REVISE. TO ACCURATELY
 REFLECT THE SQ. FT. OF THE PROPOSED DEVELOPMENT.
 2. ON PROJECT FAST SHEET, THE RESIDENTIAL GBA PLUS THE
 NON-RESIDENTIAL GBA DOES NOT TOTAL THE AMOUNT ON THE
 TOTAL PROJECT GBA PROVIDED ON THE SP-1, PLEASE REVISE.
 3. PROVIDE LETTERS FROM ALL PUBLIC UTILITIES CONFIRMING
 THAT THE PROPOSED PROJECT DOES NOT ENCROACH INTO THEIR
 EASEMENTS OR OTHERWISE INTERFERE WITH THE PROVISIONS OF
 THEIR SERVICES. WE RECEIVED AT&T LETTER.
 4. FPL WILL NEED TO APPROVE IF IT IS ACCEPTABLE TO HAVE
 THE WALL AND LANDSCAPING PROPOSED ON THE BACK OF THE
 PROPERTY WHERE THE 6 FEET EASEMENT IS LOCATED.
 5. THE PROJECT IS SUBJECT TO THE CITY OF WPB'S ART LIFE
 ASSESSMENT. PLEASE CONTACT SYBILLE WELTER, ART IN

 ZONING DIAGRAMS AND CALCULATIONS
 1. THE STAIRS AND ELEVATOR AREAS ON THE 3RD LEVEL WILL
 NEED TO COUNT AS PART OF THE BUILDING FOOTPRINT ON THE
 3RD FLOOR, PLEASE REVISE.
 2. ON SHEET SP-1, REQUIREMENT OF FRONT SETBACK IS 25
 FEET AND IN THE TABLE IS SAYS THAT THE PROPOSED IS 21
 FEET, PLEASE CORRECT.
 3. AS PER SEC. 94-106, CULTURAL USES MAY BE PERMITTED
 BY COMPLYING WITH SPECIAL CONDITIONS, PLEASE REVIEW.
 THE PROPOSED GALLERY SEEMS TO BE PART OF THE OFFICE AND
 NOT A SEPARATE USE, SO PLEASE MAKE SURE TO ADD AREA TO
 THE OFFICE SQ.FT.
 4. PLEASE NOTE, THE DEVELOPMENT DOES NOT HAVE REQUIRED
 OPEN SPACE AND DOES NOT NEED TO COMPLY WITH OPEN SPACE
 STANDARDS ON SEC. 94-109, TABLE IV-7. PLEASE REMOVE
 FROM CALCULATIONS AND SP-1 SHEET.
  
 LANDSCAPE AND STREETSCAPE
 1. PLEASE PROVIDE A TREE DISPOSITION PLAN SHOWING THE
 LOCATIONS AND SPECIES OF ALL EXISTING TREES AND THEIR
 DISPOSITION, WHETHER THEY ARE BEING REMOVED OR
 RELOCATED OR REMAINING. YOU WILL NEED TO PROVIDE AN
 ARBORIST REPORT FROM AN ISA CERTIFIED ARBORIST
 JUSTIFYING THE RATING OF TREES AND REASON WHY THEY
 CANNOT BE RELOCATED.
 2. EXISTING TREES SHOWN ON THE LANDSCAPE PLANS DO NOT
 MATCH SURVEY, PLEASE REVISE.
 3. NOTE, ON THE SURVEY THERE ARE OVERHEAD LINES SHOWING
 ON THE BACK OF THE PROPERTY, WILL THESE BE RELOCATED OR
 UNDERGROUND, SO YOU ARE ABLE TO PROPOSE THE LANDSCAPE
 BUFFER?
 4. ON SHEET SP-1, PLEASE CLARIFY IF SIDEWALK DIRECTLY
 ADJACENT TO THE PROPERTY LINE IS CONCRETE AND THAT THE
 FULL 5 FEET ARE COVERED WITH CONCRETE AND ARE
 UNINTERRUPTED FOR PEDESTRIAN USE.
 5. PLEASE PROVIDE DIMENSIONS ON LANDSCAPE PLANS TO SHOW
 HOW STREET TREES ARE INSTALLED AT A MAXIMUM OF 30 FEET
 BETWEEN THEM.
 6. STREET TREES SHALL BE A MINIMUM OF 20 FEET IN
 HEIGHT, AND HAVE A MINIMUM OF EIGHT FEET CLEAR TRUNK,
 THE PROPOSED SILVER BUTTON WOOD DOES NOT MEET THE
 REQUIREMENTS.
 7. PER SEC. 94-113 (D)(4), STREET TREES SHALL BE
 PLANTING WITHIN PLANNING BEDS WITH A 4 FEET WIDTH. IN
 ADDITION, PLANTING GRATES SHOULD HAVE SHRUBS OR
 GROUNDCOVERS AS APPROPRIATE. THE LANDSCAPE PLANS SHOW
 TREES ON SIDEWALK PAVERS WITH NO PLANTING BEDS.
 8. PER SEC. 94-113, ALL LANDSCAPED AREAS AND PLANT
 MATERIALS WITHIN OR ADJACENT TO VEHICULAR USE AREAS
 SHALL BE PROTECTED FROM VEHICULAR ENCROACHMENT BY WHEEL
 STOPS, CURBS, OR OTHER SIMILAR DEVICES.
 9. PER SEC. 94-113 (G), AS NONRESIDENTIAL USE ADJOINING
 RESIDENTIAL PROPERTY WILL NEED TO PROVIDE A LANDSCAPE
 BUFFER AND SCREEN WALL, PLEASE CLARIFY HOW THIS
 REQUIREMENT WILL BE MET IF AN EASEMENT IS LOCATED AT
 THE REAR AREA. NOTE, ON THE LANDSCAPE BUFFER WILL NEED
 TO HAVE SHADE TREES PLANTED AT 30-FOOT INTERVALS.
 10. PLEASE ADD UTILITY LINES TO LANDSCAPE PLANS.
 11. PLEASE NOTE ALL STREET TREES AND LANDSCAPED AREAS
 WITHIN MINIMUM REQUIRED SETBACK AND THE RIGHT-OF-WAY
 SHALL HAVE IRRIGATION PROVIDED FROM THE ADJACENT
 PROPERTY, AS PROVIDED IN THE APPROVED SITE PLAN OR
 APPROVED LANDSCAPE PLAN.
 12. NOTE, THE PROPERTY OWNER AND THEIR SUCCESSORS OR
 ASSIGNS SHALL BE RESPONSIBLE FOR THE INSTALLATION AND
 MAINTENANCE OF LANDSCAPING, TREE GRATES, STRUCTURAL
 SOIL AND IRRIGATION, AS PROVIDED IN THE APPROVED SITE
 PLAN OR APPROVED LANDSCAPE PLAN. A MAINTENANCE
 AGREEMENT WITH THE CITY SHALL BE REQUIRED.
  
 PARKING
 1. PLEASE CLARIFY IF THE PROPOSED DEVELOPMENT WILL HAVE
 BOTH USES (RESIDENTIAL AND OFFICE) OCCUPIED BY A COMMON
 OWNER OR TENANT AS PER SEC. 94-109, LIVE/WORK
 DEFINITION. IF SO, PARKING REQUIREMENTS ON SEC. 94-111,
 TABLE IV-9 WILL NEED TO BE MEET THE MINIMUM
 REQUIREMENTS OF 1 PER 1,000 SQ.FT. FOR LIVE/WORK USE.
 IF NOT, THEN PARKING REQUIREMENT WILL BE 1 PER UNIT FOR
 RESIDENTIAL AND 1 PER 1,000SQ.FT. FOR OFFICE.
 2. PLEASE REVISE PARKING ASSOCIATE WITH CULTURAL USE.
 SEE COMMENT ON ZONING DIAGRAMS AND CALCULATIONS SECTION
 ABOVE.
 3. PLEASE NOTE, YOU DO NOT NEED TO COUNT THE ON-STREET
 PARKING SPACE AS PART OF YOUR REQUIRED PARKING IF YOU
 MEET THE MINIMUM REQUIRED PARKING. IF EXISTING
 ON-STREET PARKING SPACES WILL BE COUNTED TOWARD
 REQUIRED PARKING, THEN THE CITY PARKING ADMINISTRATOR
 AND THE CITY TRAFFIC ENGINEER WILL NEED TO APPROVE IT.
 4. PLEASE PROVIDE APPROPRIATE STRIPING TO DELINEATE AND
 DIFFERENTIATE THE ADA AND STANDARD PARKING SPACES
 FRONTING THE ALLEY.
 5. ON SHEET C2.3, A 'TYPE D CURB' IS SHOWN ADJACENT TO
 PARKING SPACES ON THE ALLEY AND SEEMS TO GO ALL THE WAY
 EAST TO WHERE THE SLIDING GATE BEGINS, YET ON LANDSCAPE
 AND ARCH PLANS THERE IS A 4 FEET HIGH CONCRETE WALL
 PROPOSED. PLEASE REVISE AND MAKE SURE ALL PLANS ARE
 CONSISTENT IN DESIGN. NOTE, ARCH PLANS DO NOT SHOW CURB
 IN FRONT OF THE ADA PARKING SPACE.
 6. PER SEC. 94-111, IN THOSE CASES WHERE THE SIDE OF
 ANY STALL IS ADJACENT TO A WALL, FENCE, BUILDING, OR
 OTHER PHYSICAL OBSTRUCTION, THE STALL WIDTHS SHALL BE
 INCREASED BY A MINIMUM OF ONE FOOT. WHERE THERE IS AN
 OBSTRUCTION ON BOTH SIDES OF THE STALL, THE STALL
 WIDTHS SHALL BE INCREASED BY A MINIMUM OF TWO FEET. THE
 PARKING SPACES ADJACENT TO THE ALLEY SEEMS TO BE TOO
 CLOSE TO WALLS, PLEASE REVISE.
  
 OTHER COMMENTS:
 PLEASE NOTE, AS PER SEC. 94-54 (A)(1), THE APPLICANT
 SHALL ADDRESS ANY COMMENTS OF THE PPRC AND SUBMIT A
 REVISED APPLICATION WITHIN 60 DAYS OF THE MEETING
 SCHEDULED ON 1/12/2023. FAILURE TO MAKE THE REQUIRED
 SUBMITTALS WITHIN THE 60-DAY DEADLINE WILL DEEM THE
 APPLICATION AS WITHDRAWN. AT LEAST 15 DAYS PRIOR TO THE
 EXPIRATION OF THE 60-DAY REVISION PERIOD, THE APPLICANT
 MAY REQUEST A 30-DAY EXTENSION. NO FURTHER EXTENSION
 REQUEST IS PERMITTED. COMMENTS RELATING TO REVISED
 APPLICATIONS SHALL BE ADDRESSED WITHIN 30 DAYS OF THE
 DATE OF SUCH COMMENTS.
 WHEN RESUBMITTING, WRITTEN RESPONSES TO COMMENTS NEED
 TO BE PROVIDED AS WELL AS A MINIMUM OF TWO (2) PAPER
 COPIES AND AN ELECTRONIC COPY IN .PNG/.PDF FORMAT OF
 ALL PLANS AND ALL DOCUMENTATION REQUIRED IN THE
 APPLICATION. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
