2023-05-10 17:07:34THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL:
  
 1. 45TH ST. IS MAINTAINED BY PALM BEACH COUNTY. ANY
 WORK PROPOSED IN THE R/W WILL NEED TO BE PERMITTED BY
 PBC.
  
 2. REMOVE REFERENCES TO BROWARD COUNTY.
  
 3. IF SITE IS WITHIN A SPECIAL FLOOD HAZARD AREA THEN
 THE BUILDINGS AND MECHANICAL EQUIPMENT ARE TO BE
 LOCATED A MINIMUM OF TWO FEET ABOVE THE BASE FLOOD
 ELEVATIONS (2 FEET OF FREEBOARD). SITE DOES NOT APPEAR
 TO BE WITHIN A SFHA.
  
 4. PROVIDE LETTER FROM ADJACENT PROPERTY OWNER TO THE
 SOUTH (SCHOOL BOARD OF PALM BEACH COUNTY) OR OWNER OF
 ANY DRAINAGE EASEMENT APPROVING THE DRAINAGE CONNECTION
 AND DISCHARGE ONTO THEIR SITE OR EASEMENT. PROVIDE A
 COPY OF THE EASEMENT IF APPLICABLE.
  
 5. LABEL MH#9 ON SHEET C-1.
  
 6. WALL FOOTERS SHOULD BE CONSTRUCTED ENTIRELY WITHIN
 THE PROPERTY BOUNDARY.
  
 7. EXPLAIN OR SHOW HOW THE RETENTION AREAS WILL DRAIN.
 RE-LABEL AS DETENTION AREAS IF THERE WILL BE
 CONNECTIONS TO THE ONSITE DRAINAGE SYSTEM AND OUTFALL
 PIPE.
  
 8. CREATE A SWALE ALONG THE BACK OF SIDEWALK ALONG 45TH
 STREET TO PREVENT DIRECT RUNOFF ONTO THE SIDEWALK.
  
 9. LABEL THE LANDSCAPE BUFFER ON SECTION B-B.
  
 10. ADD TO SHEET C-2 THE VERTICAL DATUM CONVERSION
 EQUATION TO NGVD1929.
  
 11. CONSIDER REDUCING THE AMOUNT OF IMPERVIOUS AREA BY
 REDUCING THE PARKING STALL DEPTHS AND PROVIDING TWO
 FEET OF LANDSCAPED OVERHANG. THE RAISED CURB CAN
 FUNCTION AS THE WHEEL STOPS.
  
 12. LABEL TOP AND BOTTOM ELEVATIONS OF THE EXFILTRATION
 TRENCH AND TRENCH WIDTH ON THE EXFILTRATION TRENCH
 DETAIL. ADD THE VERTICAL DATUM AND CONVERSION EQUATION
 TO NGVD1929 TO THE SHEET.
  
 13. MOVE STOP SIGN/STOP BAR 4 FEET FROM BACK OF
 SIDEWALK.
  
 14. PROVIDE A CROSS SECTION OF THE DRIVEWAY. SHOW AND
 LABEL RIGHT OF WAY (45TH ST), SURFACE BREAKS,
 DIMENSIONS BETWEEN SURFACE BREAK POINTS, GENERAL
 SURFACE SLOPES AND MATERIAL, HIGH POINT OF DRIVEWAY AND
 DISTANCE FROM THE R/W. MINIMIZE THE DISTANCE TO THE
 DRIVEWAY HIGH POINT BY MAXIMIZING THE DRIVEWAY SLOPE
 BEHIND THE SIDEWALK. PROVIDE ADA COMPLIANT SIDEWALK
 ACROSS THE DRIVEWAY APRON.
  
 15. PROVIDE PARKING SPACE STRIPING DETAIL AS SHOWN IN
 SECTION 94-485 OF THE CITY'S CODE OF ORDINANCES.
  
 16. NO SURVEY WAS PROVIDED.
  
 17. NO WATER AND SEWER PLAN WAS PROVIDED.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. DRAINAGE SYSTEM TO BE DESIGNED TO MEET SFWMD ERP
 CRITERIA. STORMWATER CALCULATIONS WILL BE REVIEWED WITH
 THE ENGINEERING PERMIT SUBMITTAL.
  
 2. PROVIDE COPY OF SFWMD ERP PERMIT BEFORE START OF
 CONSTRUCTION.
  
 3. PROVIDE EROSION AND SEDIMENT CONTROL PLAN WITH THE
 ENGINEERING PERMIT SUBMITTAL.
