2023-05-10 16:41:20THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL:
  
 1. IT APPEARS THE DEVELOPMENT WILL ENCROACH INTO THE
 IBIS BLVD TRACT, WHICH IS OWNED BY NPBCID. THIS IS NOT
 MENTIONED IN THE JUSTIFICATION STATEMENT. WILL A LAND
 SWAP OR TRANSFER BE FACILITATED BETWEEN NPBCID AND THE
 CLUB AT IBIS PROPERTY OWNERS ASSOCIATION, INC.?
  
 2. THE SITE PLAN SHOWS A 6-FT WALL AND 5-FT WIDE
 SIDEWALK ALONG THE WEST BOUNDARY OF IBIS BLVD. THESE
 PROPOSED IMPROVEMENTS NEED TO BE DARKER ON THE
 ENGINEERING PLANS.
  
 3. SHOW HOW THE NORTH END OF THE 5-FT SIDEWALK WILL
 CONNECT TO THE EXISTING SIDEWALK.
  
 4. SUGGEST MOVING THE 5-FT SIDEWALK AWAY FROM THE
 EXISTING CATCH BASINS.
  
 5. IDENTIFY WHERE NPBCID'S LAKES WILL BE ENLARGED TO
 OFFSET THE FILLING OF LAKE 1 FOR THE PROPOSED
 DEVELOPMENT. STAFF IS UNABLE TO FIND THE LAKES OR
 HERITAGE GOLF COURSE ON THE IBIS MASTER PLAN.
  
 6. ADJUST LEADER FOR HEADWALL-01 ON SHEET C-03.
  
 7. WILL A HEADWALL BE NEEDED FOR THE NORTH END OF THE
 PIPE FROM STRUCTURE S-02?
  
 8. NO PROPOSED GRADING PROVIDED.
  
 9. PROVIDE FINISHED FLOOR ELEVATION.
  
 10. SHOW WHERE RUNOFF FROM PICKLEBALL COURTS, BOCCE
 COURTS, GOLF CART PARKING AND TRACT TT WILL ENTER THE
 DRAINAGE SYSTEM.
  
 11. SUGGEST REDUCING THE AMOUNT OF IMPERVIOUS AREA BY
 PROVIDING 2 FEET OF LANDSCAPE OVERHANG AT THE ENDS OF
 THE PARKING SPACES AND REPLACING THE WHEEL STOPS WITH
 RAISED CURB WHERE THE PARKING SPACES ARE REDUCED IN
 LENGTH.
  
 12. REVIEW CITY CODE 94-485 FOR PARKING SPACE STRIPING
 LAYOUT.
  
 13. PROPOSED LEFT TURN LANE ON IBIS BLVD. WILL AFFECT
 EXISTING LIGHT POLE IN THE MEDIAN.
  
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. DRAINAGE SYSTEM TO BE DESIGNED TO MEET SFWMD ERP
 CRITERIA. STORMWATER CALCULATIONS WILL BE REVIEWED WITH
 THE ENGINEERING PERMIT SUBMITTAL.
  
 2. PROVIDE COPY OF SFWMD ERP MODIFIED PERMIT BEFORE
 START OF CONSTRUCTION.
  
 3. PROVIDE COPY OF NPBCID PERMIT BEFORE START OF
 CONSTRUCTION.
  
 4. PROVIDE EROSION AND SEDIMENT CONTROL PLAN WITH THE
 ENGINEERING PERMIT SUBMITTAL.
