 GENERAL COMMENTS
 1. APPLICANT ACKNOWLEDGED THAT TPS, SCAD, AND OTHER
 MISSING UTILITIES LETTERS WILL BE PROVIDED. SO FAR, WE
 HAVE RECEIVED, AT&T AND FPL LETTERS. (NOTE, STAFF WILL
 PROVIDE YOU WITH NEEDED SIGNATURE FOR THE SCAD LETTER).

 1. NOTE, PAGE 1 MENTIONS 1 VARIANCE, BUT ON LATER PAGES
 2 VARIANCES ARE REQUESTED, PLEASE REVISE.
  
 2. AS PER SEC. 94-38, PLEASE CLARIFY THE DEPARTURE FROM
 THE DIMENSIONAL OR NUMERICAL REQUIREMENT FOR EACH
 VARIANCE YOU ARE REQUESTING. FOR EXAMPLE, VARIANCE NO.
 1, THE REQUIRED CONDITIONAL SETBACK ABOVE 5TH (68 FEET)
 LEVEL IS 27 FEET, THE VARIANCE IS 11 FEET (27 FEET-16
 FEET) FROM THE 27 FEET CONDITIONAL SETBACK REQUIRED ON
 THE 6TH AND 7TH FLOOR.
  
 3. PLEASE NOTE, YOU WILL NEED TO RESPOND TO THE
 'CRITERIA FOR GRANTING VARIANCES' FOR EACH VARIANCE YOU
 ARE REQUESTING, PLEASE REVISE JUSTIFICATION. AND SEE
 COMMENTS RELATED TO VARIANCE NO. 2 AS IT MIGHT NOT BE
 NECESSARY TO REQUEST IT.
  
 4. PLEASE NOTE, YOU MENTIONED A DOG PARK IS PROPOSED
 WITH ARTIFICIAL TURF, BUT ARCHITECTURAL DRAWINGS DO NOT
 SHOW THIS AREA, AND IF FENCING IS PROPOSED, PLEASE
 REVISE DRAWINGS AND PROVIDE MORE INFORMATION.
  
 5. PLEASE PROVIDE WRITTEN DOCUMENTATION FROM THE FIRE
 DEPARTMENT THAT THE SIDE SETBACK PROVIDED COMPARE TO
 THE 15 FEET REQUIRED IS ACCEPTABLE AS PER NFPA

 ZONING DIAGRAMS AND TABLES
 1. FAR CALCULATIONS ON SHEET G-1.5 AND SHEET G-1.3 ARE
 MISSING AREAS FROM THE 2ND TO 7TH FLOORS (ELEVATOR,
 LOBBY AND STAIRS COUNT TOWARDS FAR CALCULATIONS).
  
 2. PLEASE ADD YOUR BIKE STORAGE AREA ON GROUND FLOOR TO
 YOUR GBA AND FAR CALCULATIONS.
  
 3. NOTE, ON THE 7TH FLOOR, TENANT STORAGE ROOM WILL
 NEED TO COUNT TOWARDS THE GBA AND FAR CALCULATIONS.

 WHICH DOES NOT PROVIDE OPEN SPACE INFORMATION.
  
 6. PLEASE CHANGE TO A DIFFERENT COLOR THE DASHED LINE
 SHOWING THE OPEN SPACE (SHEET LP-3), IT IS DIFFICULT TO
 SEE WHAT AREA IS DESIGNATED AS OPEN SPACE. AND PLEASE
 CLARIFY IF THERE IS ANY VEGETATION OR FURNITURE
 PROPOSED UNDERNEATH THE 'COVERED LOGGIA'.
  
 7. PLEASE REVISE ACTIVE USE LENGTH ON SHEET G-1.3 TABLE
 TO THE LENGTH OF YOUR LOBBY FRONTING THE STREET, WHICH
 IS 47 FEET-3 INCHES ACCORDING TO SHEET A-1.1.
  
 8. PLEASE NOTE ON SHEET G-1.3, TRANSPARENCY SHOWS AS
 LENGTH AND NOT AREA OR PERCENTAGE OF THE STOREFRONT
 FACADE AREA. AND, SHEET SP-1 SHOWS PERCENTAGE BUT
 REFERENCES SHEET A-1.1 WHICH DOES NOT SHOW THE DIAGRAM
 THAT EXPLAINS WHERE THE CALCULATIONS ARE COMING FROM.
 THE TABLE (WEST) ON SHEET A-1.1 DO NOT HAVE ANY
 TRANSPARENCY PROVIDED. PLEASE REVISE.
  
 9. THE LOBBY IS CONSIDERED ACTIVE USE-RESIDENTIAL,
 PLEASE REVISE TABLE ON SHEET SP-1. PLEASE NOTE, ON
 SHEET G-1.3, THIS REQUIREMENT DOES NOT SHOW. A
 SUGGESTION IS TO MERGE BOTH TABLES INTO ONE SHEET TO
 AVOID DISCREPANCIES BETWEEN TABLES.
  
 10. PLEASE NOTE, GROUND FLOOR FACADES THAT CONTAIN
 NON-ACTIVE USES WILL ALSO NEED TO PROVIDE AT LEAST 2
 ARCHITECTURAL TREATMENTS, SEE DEFINITION OF
 ARCHITECTURAL TREATMENT ON SEC. 94-109, TO AVOID BLANK
 WALLS.
  
 11. SHEETS A-2.1, A-2.2, AND A-3.1 SHOW REQUIRED
 SETBACK ONLY ON 7TH LEVEL, PLEASE REVISE TO SHOW ON 6TH
 AND 7TH LEVELS.
  
  
 LANDSCAPE & STREETSCAPE
 1. PLEASE PROVIDE A PHOTOMETRIC PLAN TO MEET EXTERIOR
 LIGHTING REQUIREMENT AS PER SEC. 94-113 (B).
  
 2. LOCATION OF STREET TREES ARE IN CONFLICT WITH
 DRAINAGE LINE ON THE FRONT OF THE BUILDING, PLEASE
 REVISE. IN ADDITION, PLEASE SHOW ALL EXISTING AND
 PROPOSED WATER AND SEWER AND DRAINAGE LINES ON THE
 LANDSCAPE PLAN. SHOW LOCATIONS OF BACKFLOWS AND ADJUST
 LOCATIONS OF UTILITY LINES TO RESOLVE CONFLICTS WITH
 EXISTING AND PROPOSED TREES AND LANDSCAPING.
  
 3. PLANTING BEDS/LANDSCAPE STRIPS ADJACENT TO STREET
 SHALL BE PLANTED WITH SHRUBS AND/OR GROUNDCOVERS, AS
 PER SEC. 94-113 (D)(3). PLEASE REVISE LANDSCAPE PLANS
 AND ANY OTHER APPLICABLE PLANS.
 4. PLEASE CLARIFY HOW YOU MEET THE STREET LIGHT
 REQUIREMENT AS PER SEC. 94-113.
  
 5. NOTE, THERE ARE IRRIGATION AND MAINTENANCE
 REQUIREMENTS AS PER SEC. 94-113 (D)(6-7).
  
 6. FOR BICYCLE PARKING ON STREETSCAPE, PLEASE CONTACT
 CLAUDIA D. IBAVEN TO PROVIDE YOU WITH THE CITY'S
 BICYCLE PARKING GUIDELINES. A BICYCLE RACK DETAIL
 SHOWING THE TYPE OF RACK AND RACK AREA WITH DIMENSIONS
 WILL NEED TO BE PROVIDED.
  
 7. CONFIGURATION OF THE DRIVEWAY'S TURN RADIUS OF THE
 PROPOSED DEVELOPMENT DOES NOT TAKE IN CONSIDERATION
 NEIGHBORING PROPERTY'S DRIVEWAY. PLEASE CLEARLY SHOW
 HOW NEIGHBORING SIDEWALKS AND DRIVEWAYS WILL INTEGRATE
 WITH THE PROPOSED DESIGN.
  
 8. LANDSCAPE BUFFER OF 5 FEET AROUND THE PERIMETER OF
 THE SURFACE PARKING ON THE REAR GROUND FLOOR WILL ALSO
 NEED TO PROVIDE SHADE TREES IN 30-FOOT INTERVALS AS PER
 SEC. 94-113. PLEASE REVISE DRAWINGS.
  
 9. PLEASE NOTE, ALL LANDSCAPED AREAS AND PLANT
 MATERIALS WITHIN OR ADJACENT TO VEHICULAR USE AREAS
 SHALL BE PROTECTED FROM VEHICULAR ENCROACHMENT BY WHEEL
 STOPS, CURBS, OR OTHER SIMILAR DEVICES.
  
 10. OUTDOOR MECHANICAL EQUIPMENT SHALL BE SCREEN AS PER
 SEC. 94-315 (A). ON THE NORTHWEST SIDE OF THE BUILDING,
 ON SHEET A-1.1, EQUIPMENT IS SHOWING WITH NO SCREENING
 AND NOT SHOWN ON ELEVATIONS. PLEASE PROVIDE SCREENING
 HEDGES FOR ALL GROUND MOUNTED VALVES AND EQUIPMENT AND
 ADD A NOTE THAT ALL EQUIPMENT WILL BE SCREENED.
  
 11. SECTION 94-448 (D)(3) REQUIRES NATIVE TREES AND
 PALMS IN GOOD CONDITION TO BE PRESERVED ON SITE OR
 RELOCATED. ANSI A 300 (PART 5) STANDARDS SPECIFY
 EXAMPLES OF SUITABILITY RATINGS OF GOOD, MODERATE, OR
 POOR FOR RELOCATION. PROVIDE AN ARBORISTS REPORT RATING
 THE CONDITION AND RELOCATION POTENTIAL FOR THE NATIVE
 TREES AND PALMS.
  
 12. ARTIFICIAL TURF AREAS PROPOSED MUST MEET THE
 REQUIREMENTS OF SECTION 94-451, INCLUDING ALL AREAS
 THAT ARE ALLOWED BY CODE MUST NOT BE VISIBLE FROM A
 ROAD OR STREET. ARTIFICIAL TURF CANNOT BE PLACED IN
 REQUIRED LANDSCAPE AREAS.
  
  
  
 PARKING
 1. PLEASE CLARIFY IF NO GATES WILL BE INSTALLED IN
 DRIVEWAYS TO ACCESS THE PARKING GARAGE.
  
 2. PLEASE NOTE, IF GROUND FLOOR PARKING LEVEL IS
 ENCLOSED AND PART OF THE PARKING GARAGE, THEN THE REAR
 5 PARKING STALLS MAY NOT NEED TO COMPLY WITH SEC.
 94-443 TERMINAL AND INTERIOR ISLANDS REQUIREMENTS
 BECAUSE THEY ARE LESS THAN 12 INTERIOR SPACES.
  
 3. AS PER SEC. 94-106 (8)(A), A PROJECT WITH
 RESIDENTIAL MICRO-UNITS SHALL PROVIDE ON-SITE CAR-SHARE
 STATIONS ON A RATIO OF ONE PER EVERY 13 UNITS. THE
 TOTAL AMOUNT OF CAR-SHARE STATIONS MAY BE REDUCED BY
 ONE CAR-SHARE STATION PER EVERY 13 ON-SITE PARKING
 SPACES PROVIDED. THE PROPOSED DEVELOPMENT INCLUDES 109
 MICRO-UNITS, WHICH MEANS THAT 8 CAR-SHARE STATIONS NEED
 TO BE PROVIDED. HOWEVER, CAR-SHARE STATIONS CAN BE
 REDUCE BASED ON PARKING SPACES PROVIDED FOR MICRO-UNITS
 (TOTAL OF 61 PARKING SPACES, 61/13=5), WHICH MEANS 3
 CAR-SHARE STATIONS WILL NEED TO BE PROVIDED.
  
 4. PLEASE NOTE, THE MAX GUEST PARKING ALLOWED PER
 MICRO-UNIT PROVIDED IS 1 PER 20 UNITS WHICH IS 109/20=6
 MAX. SHEET G-1.3 SHOWS 22, PLEASE REVISE.
  
 5. NOTE MINOR EDIT, THE REQUIREMENT IS 0.5 BICYCLE
 PARKING SPACES PER EVERY MICRO-UNIT, YOUR CALCULATION
 IS CORRECT, 55 BICYCLE SPACES ARE REQUIRED, BUT THE
 DESCRIPTION OF THE REQUIREMENT SAYS "ONE" PER EVERY
 MICRO-UNIT, PLEASE REVISE.
  
 6. PER SEC. 94-111, ALL REQUIRED BICYCLE PARKING SHALL
 BE PROVIDED IN A SECURED AREA, COVERED FROM THE
 ELEMENTS, THE PROPOSED DEVELOPMENT SHOWS BIKE RACKS ON
 THE REAR SIDE OF THE BUILDING THAT ARE NOT SECURED FROM
 ALL ELEMENTS, PLEASE REVISE. IN ADDITION, SHEET A-1.1
 SHOWS A DIFFERENT AREA COMPARED TO SHEET LP-1 AND SP-1,
 PLEASE MAKE SURE ALL DRAWINGS ARE CONSISTENT. LAST,
 PLEASE CONTACT CLAUDIA D. IBAVEN TO PROVIDE YOU WITH
 THE CITY'S BICYCLE PARKING GUIDELINES. A DETAIL SHOWING
 THE TYPE OF RACK AND BICYCLE STORAGE AREA WITH
 DIMENSIONS WILL NEED TO BE PROVIDED.
  
 7. A PROJECT WITH RESIDENTIAL MICRO-UNITS SHALL PROVIDE
 ONE BIKE-SHARE STATION ON-SITE. THE DRAWINGS SHOW ONE
 BICYCLE RACK LABELED AS BIKE-SHARE STATION ON SHEET
 A-1.1, PLEASE NOTE, ONE BICYCLE RACK IS REQUIRED PER
 SEC. 94-113, AND IN ADDITION, A BIKE-SHARE STATION IS
 ALSO REQUIRED.
  
 8. NOTE, A PROJECT WITH RESIDENTIAL MICRO-UNITS SHALL
 CONTRIBUTE A TROLLEY FEE PER UNIT PER MONTH TO SUPPORT
 THE OPERATION OF THE CITY'S TROLLEY SYSTEM, AS
 ESTABLISHED BY RESOLUTION OF THE CITY COMMISSION FROM
 TIME TO TIME. THIS WILL BE A CONDITION OF SITE PLAN
 APPROVAL.
  
 9. NOTE PER SEC. 94-111, ALL PARKING STRUCTURE
 ENTRANCES FACING A STREET FRONTAGE SHALL BE REQUIRED TO
 TREAT THE INTERIOR PORTION OF THE GARAGE ENTRY TO A
 DEPTH OF AT LEAST 20 FEET FROM THE BUILDING FACADE.
  
 10. PLEASE NOTE, AS YOU ARE PROVIDING 231 TOTAL PARKING
 SPACES, YOU ARE REQUIRED TO PROVIDE 8 ADA SPACES PER
 SEC. 94-485.
  
 11. AS PER SEC. 94-485, IF THE TOTAL PARKING
 REQUIREMENT IS MORE THAN 100 SPACES, 30 PERCENT OF THE
 SPACES MAY BE DESIGNATED FOR SMALL CAR USE (8 FEET X 16
 FEET STALL DIMENSION). THE REQUIRED PARKING IS 129
 SPACES, WHICH MEANS THAT 30% OR 39 SPACES CAN BE
 DESIGNATED FOR SMALL CAR USE. AS OF RIGHT 79 ARE BEING
 PROPOSED AS SHOWN ON SHEET G-1.3.
  
 12. MAXIMUM SLOPES FOR PARKING RAMPS SHALL BE IN
 ACCORDANCE WITH ADA REQUIREMENTS AND SHALL NOT EXCEED
 SIX PERCENT. NON-PARKING RAMPS SHALL NOT EXCEED 16
 PERCENT. IF THE RAMP IS GREATER THAN 14 PERCENT, A
 BREAK-OVER TRANSITION SHALL BE REQUIRED. THE PREFERRED
 STANDARD IS TEN PERCENT FOR NON-PARKING RAMP SLOPES
 (SEC. 94-111). PLEASE REVISE DRAWINGS.
  
 13. PER SEC. 97-111, GUEST PARKING SHALL BE DESIGNATED
 AND PROMINENTLY MARKED ON-SITE AS "GUEST PARKING" AND
 SHALL NOT BE RESTRICTED IN ANY MANNER TO USE BY A
 SINGLE TENANT, OWNER, UNIT, OR OTHER USER.
  
  
 OTHER COMMENTS
 PLEASE NOTE, AS PER SEC. 94-54 (A)(1), THE APPLICANT
 SHALL ADDRESS ANY COMMENTS OF THE PPRC AND SUBMIT A
 REVISED APPLICATION WITHIN 60 DAYS OF THE MEETING
 SCHEDULED ON 4/13/2023. FAILURE TO MAKE THE REQUIRED
 SUBMITTALS WITHIN THE 60-DAY DEADLINE WILL DEEM THE
 APPLICATION AS WITHDRAWN. AT LEAST 15 DAYS PRIOR TO THE
 EXPIRATION OF THE 60-DAY REVISION PERIOD, THE APPLICANT
 MAY REQUEST A 30-DAY EXTENSION. NO FURTHER EXTENSION
