 1.) PLEASE ADDRESS THE FOLLOWING IN THE JUSTIFICATION
 STATEMENT: A) ADDRESS OF THE AFFECTED AREA (1401
 BRANDYWINE RD. APPEARS TO BE THE ADDRESS OF THE SUBJECT
 PROPERTY - NOT 1901 VILLAGE BOULEVARD). B) THE STORAGE
 SPACE CALCULATIONS ARE INACCURATE IN THE PROPERTY
 HISTORY SECTION.
  
 2.) A LETTER FROM THE PALM BEACH COUNTY - TRAFFIC
 DIVISION, STATING THAT THE PROPOSED PROJECT MEETS THE
 TRAFFIC PERFORMANCE STANDARDS (TPS) OF THE COUNTY IS
 REQUIRED PRIOR TO MOVING FORWARD TO THE PUBLIC HEARING
 STAGE.
  
 3.) PROVIDE WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION SERVICES. THE LETTER PROVIDED IN THE
 APPLICATION IS OUTDATED AND WILL NOT SUFFICE. PLEASE
 CONTACT THE CITY OF WEST PALM BEACH ENGINEERING
 SERVICES DEPARTMENT (561-494-1040) ON HOW TO OBTAIN THE
 REQUIRED LETTER.
  
 4.) PROVIDE WRITTEN LETTERS FROM ALL PUBLIC UTILITIES
 CONFIRMING THAT THE PROPOSED PROJECT DOES NOT ENCROACH
 INTO THEIR EASEMENTS OR OTHERWISE INTERFERE WITH THE
 PROVISIONS OF THEIR SERVICES: AT&T, FPU, FPL AND
 COMCAST. THE LETTERS PROVIDED IN THE APPLICATION IS
 OUTDATED AND WILL NOT SUFFICE.
  
  
 SITE PLAN COMMENTS:
  
 1.) IT SHOULD BE NOTED IN THE SITE PLAN WHICH BUILDINGS
 ARE EXISTING, PROPOSED FOR DEMO AND RE-BUILT TO THE
 SAME FOOTPRINT AND PROPOSED NEW FOR CLARITY WITH THE
 SCOPE/DESCRIPTION OF WORK.
  
 2.) PROVIDE THE BUILDING SETBACK FROM PROPOSED BUILDING
 #3 TO THE PROPERTY LINE TO DEMONSTRATE COMPLIANCE WITH
 THE SETBACK REQUIREMENTS OF THE ZLDRS. THE PROPERTY
 LINE SHALL BE MEASURED AS THE SHORTEST DISTANCE FROM
 THE FACE OF THE BUILDING TO THE PROPERTY LINE.
  
 3.) WHAT IS THE BUILDING SEPARATION BETWEEN THE
 EXISTING COVERED WASHING STATION (CANOPY) AND PROPOSED
 BUILDING #3? PLEASE PROVIDE THE DIMENSION FOR THE
 BUILDING SEPARATION IN THE PLAN. THE BUILDING
 SEPARATION MUST BE A MINIMUM OF 15 FT. [ZLDR S.94-202]
  
 4.) PLEASE ADDRESS THE FOLLOWING IN THE SITE DATA
 TABULAR: A) THE PROPOSED BUILDING HEIGHT IS NOTED AS
 30 FT., HOWEVER, THE BUILDING HEIGHT OF THE TALLEST
 PROPOSED STRUCTURE APPEARS TO BE CLOSER TO 16 FT.
 PLEASE ADDRESS FOR CONSISTENCY. B) CLARIFICATION IS
 NEEDED ON THE 110.5 SQ. FT. PREFABRICATED STORAGE
 BUILDING ATTACHED TO PROPOSED BUILDING #3 (AS NOTED IN
 THE ARCHITECTURAL PLANS). IF THE INTENT IS TO PROVIDE
 THIS PREFAB BUILDING, THE ADDITIONAL STORAGE SQUARE
 FOOTAGE MUST BE ACCOUNTED FOR.
  
 5.) THE PROPOSED BUILDING HEIGHT IN THE SITE DATA
 TABULAR IS NOTED AS 30 FT.; HOWEVER, THE PROPOSED
 BUILDING HEIGHT (ACCORDING TO THE ARCHITECTURAL
 DRAWINGS) APPEAR TO BE CLOSER TO 16 FT. PLEASE ADDRESS
 FOR CONSISTENCY.
  
 6.) ALL PROPOSED STRUCTURES (I.E. LIGHT POLE FIXTURES,
 ETC.) MUST BE SHOWN IN THE PLANS AT THIS TIME TO
 DETERMINE IF THE LOCATION/PLACEMENT OF ANY STRUCTURES
 CONFLICT WITH UTILITIES LANDSCAPING, ETC.
  
  
 ARCHITECTURAL PLAN COMMENTS:
  
 1.) AN "EXISTING PREFAB CHEMICAL STORAGE UNIT" IS SHOWN
 ATTACHED TO PROPOSED BUILDING #3 ON THE SOUTH SIDE OF
 THE BUILDING; HOWEVER, THIS IS STORAGE UNIT IS NOT
 REFLECTED IN THE SQUARE FOOTAGE CALCULATIONS, THE SITE
 PLAN, LANDSCAPE PLAN, CIVIL PLAN OR SURVEY. PLEASE
 ADDRESS FOR CONSISTENCY.
  
 2.) LABELED ELEVATIONS FOR BUILDING #3 (CHEMICAL
 STORAGE BUILDING) APPEAR TO BE INCORRECT. PLEASE REVIEW
 SHEETS A1.2 AND A5.2 AND ADDRESS FOR CONSISTENCY.
  
 3.) LABELED ELEVATIONS FOR BUILDING #1 (MAINTENANCE
 BUILDING) APPEAR TO BE INCORRECT. PLEASE REVIEW SHEETS
 A1.1 AND A5.1 AND ADDRESS FOR CONSISTENCY.
  
  
 LANDSCAPE PLAN COMMENTS:
  
 1.) THE BUILDING SQUARE FOOTAGE BREAKDOWN ON SHEET LP.1
 IS INCONSISTENT WITH THE INFORMATION PROVIDED ON SHEET
 SP.1. PLEASE ADDRESS FOR CONSISTENCY.
  
 2.) THE FLOATING NOTE "PROPOSED WASH DOWN STATION"
 NEEDS TO BE REMOVED ON SHEET LP.1. THIS NOTE IS FROM
 THE PREVIOUS (EXPIRED) APPROVAL (REFERENCE: PB 770F),
 WHICH IS NO LONGER APPLICABLE TO THIS APPLICATION.
