 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF TWO
 (2) PAPER COPIES AND AN ELECTRONIC COPY IN .PDF FORMAT
 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - ONCE THE COMMENTS ARE SUFFICIENTLY ADDRESSED AND
 RESUBMITTED TO THE PLANNING DIVISION, AND THE
 RIGHT-OF-WAY ABANDONMENT ITEMS ARE ALSO SUFFICIENT,
 STAFF WILL SCHEDULE BOTH REQUESTS FOR A CITY COMMISSION
 HEARING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE COMMENTS WITHIN 60 DAYS FROM
 THE DATE OF THESE COMMENTS (BY FEBRUARY 2, 2023), THE
 PLANNING DIVISION MAY NOTIFY THE APPLICANT THAT THE
 CASE IS CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL
 REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($120).
  
 - PUBLIC HEARING NOTIFICATION SIGNAGE SHALL BE POSTED
 IN ACCORDANCE WITH THE REQUIREMENTS OF SECTION
 94-39(I)(5) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 1) THE CITY'S COMMUNITY REDEVELOPMENT AGENCY (CRA) IS
 THE OWNER OF THE PROPERTY.
  
 2) SINCE THE CITY COMMISSION HEARING WILL NOT OCCUR
 UNTIL 2023, THE DATE AREAS OF THE SIGNATURE AND
 RECORDING LINES WILL NEED TO BE REFLECTED CORRECTLY ON
 THE MYLARS.
  
 3) PLEASE EXPLAIN THE AREA SHOWN AS "PROPOSED 2.5-FOOT
 RIGHT-OF-WAY DEDICATION". WHY IS THIS INCLUDED AND WHEN
 IS THE PROPOSED DEDICATION TO OCCUR? PLEASE NOTE THAT
 THE ARCHITECTURAL AND CIVIL PLANS SUBMITTED WITH THE
 DEVELOPMENT APPROVAL DID NOT NOTE THIS PROPOSED
 DEDICATION AND THUS NO REVIEW WAS DONE REGARDING
 REQUIRED SETBACK WAIVERS OR HOW SITE DEVELOPMENT
 REQUIREMENTS ARE AFFECTED BASED ON A DEDICATION.
  
 4) THE PLAT COVER DOES NOT INCLUDE ANY LANGUAGE
 REGARDING THE 80-FOOT ROADWAY AND UTILITY EASEMENT.
  
 5) WHY ARE THE UTILITY EASEMENTS THAT ARE SHOWN ON THE
 CIVIL PLANS NOT SHOWN ON THE PLAT?
  
 6) STAFF IS REVIEWING WITH THE CITY ATTORNEY'S OFFICE
 THE BEST METHOD OF DELINEATING THE VARIOUS PUBLIC
 ACCESS AREAS (NEW PINEWOOD AND REQUIRED PUBLIC OPEN
 SPACE) ??? WHETHER THESE SHOULD BE ON THE PLAT OR
 SEPARATE INSTRUMENT. STAFF WILL PROVIDE AN UPDATE AS
 SOON AS AVAILABLE.
