 1. STAFF WOULD LIKE TO KNOW WHY THIS IS NOT BEING
 REZONED AS THE SITE DESIGN SEEMS TO BE VERY LIMITED DUE
 TO THE SF14 ZONING DESIGNATION TO THE REAR. NOTE THAT
 THE FLU FOR THIS SITE IS COMMERCIAL/ COMMERCIAL EAST
 2. THE WIDTH OF THE EXPANSION ON THE FLOOR PLAN DOES
 NOT MATCH WHAT IS ON THE SITE PLAN.
 3. THERE IS NO LOADING SPACE DESIGNATED ON THE SITE
 PLAN
 4. WHAT IS THE LINE EXTENDING FROM BUILDING B? ASSUMING
 IT IS A FENCE, PLEASE LABEL IT AND INCLUDE THE HEIGHT
 MEASUREMENT
 5. SIGNAGE CAN BE ADDRESSED DURING PERMITTING, BUT THE
 SIGN DETAILS STATE THAT A MAX OF THREE SIGNS ARE
 ALLOWED ON THE MONUMENT SIGN, ONE FOR EACH BUSINESS.
 THIS ISN???T NECESSARILY CORRECT AS THE DETERMINING
 FACTOR FOR ALLOWED SIGNAGE FOR LOW FREESTANDING SIGNS
 IS STREET FRONTAGE.
 6. BECAUSE YOU ARE ALTERING THE DIMENSIONS OF THE
 PARKING AREA, YOU WILL NEED TO PROVIDE ALL THE
 DIMENSIONS SHOWING COMPLIANCE WITH CITY CODE.
 6A. PROVIDE THE DIMENSIONS FOR THE 3 PARKING SPACES
 WEST OF THE ADA SPACES, AS THEY APPEAR LONGER THAN THE
 4 TO THE EAST OF THEM.
 6B. SHOW THE DIMENSIONS OF THE PARKING SPACES OCCUPIED
 BY THE CAR LIFTS
 6C. NEED TO INCLUDE THE DIMENSIONS OF THE DRIVE AISLE
 AS TWO-WAY DIRECTION MOVEMENT REQUIRES A MINIMUM OF 24
 FEET WIDE DRIVE AISLE
 7. PLEASE PROVIDE A THOROUGH EXPLANATION OF HOW THE CAR
 LIFTS WORK AND HOW THEY WILL BE OPERATED.
 8. PROVIDE DIMENSIONS FOR THE CAR LIFTS
 8A. WILL THIS INTERFERE WITH THE ANY WHEEL STOPS ON THE
 PARKING BELOW?
 8B. IS THE 5 FT LANDSCAPE BUFFER SUFFICIENT TO ENSURE
 THE RAISED CARS ARE LOCATED A SAFE DISTANCE AWAY FROM
 THE ADJACENT BUILDING? PLEASE PROVIDE A RANGE OF HOW
 FAR THE CARS WILL ENCROACH INTO THIS SETBACK/LANDSCAPE
 BUFFER.
 9. THE PROPOSED PARKING LIFTS EXTEND INTO THE SF14
 PORTION OF THIS PROPERTY, WHICH IS CONSIDERED TO BE
 OFF-SITE PARKING. IT WAS STAFFS UNDERSTANDING THAT ALL
 NEW PARKING FACILITIES WOULD BE CONTAINED WITHIN THE NC
 PORTION OF THIS PROPERTY. NOTE THAT PLACING NEW
 OFF-SITE PARKING FACILITIES WOULD REQUIRE A CLASS B
 SPECIAL USE PERMIT
 10. THERE IS A PORTION OF CONCRETE BETWEEN THE TWO ADA
 SPACES THAT WOULD NOT ALLOW THE SPACES TO BE STRIPED AS
 REQUIRED BY CODE. PLEASE SHOW THAT THESE PARKING SPACES
 ARE STRIPED APPROPRIATELY.
 11. ARE YOU PROPOSING TO EXPAND THE ON-STREET PARKING
 AREAS? STAFF IS CONCERNED THAT THE EXISTING ON STREET
 PARKING DOES NOT MEET CODE, PLEASE PROVIDE THE
 DIMENSIONS OF WHAT CURRENTLY EXISTS ALONG DIXIE HWY
 11A. IF PROPOSING AN ALTERATION OF THE ON STREET
 PARKING AREAS, PROVIDE A PREDETERMINATION LETTER FROM
 FDOT CERTIFYING THE ON-STREET PARKING
 12. PROVIDE AN ACCESS DETERMINATION LETTER FROM FDOT
 CERTIFYING THE CHANGES YOU ARE MAKING TO THE ACCESS
 POINT ALONG DIXIE HWY
  
  
 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF THREE
 (3) PAPER COPIES AND AN ELECTRONIC COPY IN .PNG/.PDF
 FORMAT OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS/REVIEW
 COMMENTS WITHIN 60 DAYS FROM THE DATE OF THE PPRC
 MEETING/COMMENT ISSUANCE (BY 01/10/23), THE PLANNING
 DIVISION MAY NOTIFY THE APPLICANT THAT THE CASE IS
 CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE
 A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
