 1. IT SEEMS THAT YOU HAVE ANALYZED THE ENTIRE SUBJECT
 AREA AS ONE PARCEL WITH AN ROS ZONING, WHEN IN FACT
 THIS IS 2 SEPARATE PARCELS. THE SOUTHERNMOST PARCEL IS
 ZONED ROS, HOWEVER THE NORTHERNMOST PARCEL IS ZONED
 CON. THESE ZONING CLASSIFICATIONS HAVE DIFFERENT
 REQUIREMENTS AND MUST BE ANALYZED AS SUCH. PLEASE
 PROVIDE SEPARATE SITE CALCULATION TABLES TO SHOW
 COMPLIANCE WITH SEC. 94-204 FOR THE ROS PARCEL AND SEC.
 94-205 FOR THE CON PARCEL.
 2. PLEASE PROVIDE MORE INFORMATION ON THE FUTURE PLANS
 FOR THIS PARK. PRIOR TO YOUR SUBMITTAL, IT WAS
 STAFF???S UNDERSTANDING THAT YOU WERE COMING IN ONLY TO
 SEEK APPROVAL FOR A MULCH PATH GOING INTO THE CON
 PARCEL AND THE COMMUNITY CENTER AND ACCOMPANYING SITE
 IMPROVEMENTS FOR THE ROS PARCEL. YET WE ARE SEEING SOME
 LARGE RETENTION PONDS GOING INTO THE CON PARCEL,
 RESULTING IN THE DISPOSITION OF A SIGNIFICANT NUMBER OF
 TREES. IS THIS PART OF A LATER PHASE OF DEVELOPMENT OR
 ARE YOU SEEKING APPROVAL FOR THESE AS A PART OF THIS
 APPLICATION?
 2A. PLEASE NOTE THAT ONLY PASSIVE USES ARE PERMITTED
 WITHIN PARKS IN CON ZONING DESIGNATIONS.
 2B. PLEASE NOTE THAT REMOVING SUCH A SIGNIFICANT NUMBER
 OF TREES FOR WATER RETENTION PONDS IN A CON ZONED
 PARCEL WOULD NOT BE PERMITTED. YOU WILL NEED TO GO
 THROUGH A REZONING AND FUTURE LAND USE AMENDMENT TO
 PERMIT SUCH DEVELOPMENT. SO, IF THIS IS PART OF A
 FUTURE PHASE PLEASE DENOTE IT AS SUCH SO WE CAN MOVE
 FORWARD WITH THIS APPLICATION.
 3. PLEASE PROVIDE MORE INFORMATION ON THE BACKGROUND OF
 THE CON PARCEL. STAFF IS UNSURE WHY THIS PARCEL IS
 ZONED FOR CONSERVATION AND WOULD LIKE MORE INFORMATION
 REGARDING WHAT IS BEING PRESERVED OR PROTECTED HERE.
 3A. IF YOU ARE PROPOSING DEVELOPMENT THAT WOULD GO
 BEYOND PASSIVE USES WITHIN THE CON PARCEL, AN
 ENVIRONMENTAL ASSESSMENT WILL BE REQUIRED SHOWING THERE
 ARE NO THREATENED, ENDANGERED, OR RARE SPECIES.
 4. YOU HAVE PROPOSED 4 PARKING SPACES IN THE CON
 PARCEL. ALTHOUGH CON ZONED AREAS ALLOW FOR IMPERVIOUS
 AREA, PUTTING PARKING IN THE PARCEL WOULD REQUIRE A
 WAIVER FROM THE ADDITIONAL USE STANDARDS, SEE SEC.
 94-273 (D)(54.1)(B) WHICH STATES THAT NO PARKING SHALL
 BE PROVIDED.
 A. THIS STANDARD IS WAIVABLE BY THE ZONING BOARD OF
 APPEALS, BUT SEEING AS YOU HAVE EXCEEDED YOUR REQUIRED
 PARKING STAFF WOULD ENCOURAGE YOU TO KEEP THIS AREA AS
 JUST AN ACCESS POINT AND NOT ALLOW FOR ANY PARKING.
 5. PORTIONS OF THE NORTHWEST SIDE OF THE PROPOSED
 COMMUNITY CENTER GO UP TO HE MINIMUM SIDE SETBACK,
 THEREFORE YOU WILL NEED TO CONFIRM THE ROOF OVERHANG
 ENCROACHES NO MORE THAN 3 FT INTO THE SIDE SETBACK.
 6. CONFIRM THAT THE OUTDOOR STAIRCASES ARE NOT TALLER
 THAN 3 FT. IF THEY ARE, THEY WILL NEED TO MEET PRIMARY
 STRUCTURE SETBACKS.
 7. IS THE DUMPSTER ON THE SITE PLAN EXISTING OR
 PROPOSED? IF NOT EXISTING, PROVIDE DETAILS SHWING
 COMPLIANCE WITH LATEST REVISION OF CITY OF WEST PALM
 BEACH GENERAL CONSTRUCTION-GARBAGE ENCLOSURE STANDARD,
 GC-7.
 8. PROVIDE THE SCREENING DETAILS OF THE WALL
 SURROUNDING THE HILLER SO STAFF CAN CONFIRM IT IS
 PROPERLY SCREENED.
  
  
 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF THREE
 (3) PAPER COPIES AND AN ELECTRONIC COPY IN .PNG/.PDF
 FORMAT OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS/REVIEW
 COMMENTS WITHIN 60 DAYS FROM THE DATE OF THE PPRC
 MEETING/COMMENT ISSUANCE (BY 12/13), THE PLANNING
 DIVISION MAY NOTIFY THE APPLICANT THAT THE CASE IS
 CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE
 A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
