 OCTOBER 6, 2022
 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. THE SCALE OF THE LANDSCAPE PLAN NEEDS TO BE
 1???=20???IN ORDER TO PROVIDE THE DETAIL NEEDED.
  
 2. LOT LINES MUST BE CLEARLY SHOWN ON THE LANDSCAPE
 PLAN.
  
 3. PROVIDE A SEPARATE TREE DISPOSITION PLAN BASED ON
 THE TREE SURVEY. INCLUDE EXISTING TREES IN THE CITY
 RIGHT OF WAY. EXISTING TREES SHOULD BE REMOVED FROM THE
 LANDSCAPE PLAN UNLESS THEY ARE TO REMAIN.
  
 4. IF EACH UNIT IS TO BE A FEE SIMPLE SINGLE FAMILY
 LOT, THE LANDSCAPE REQUIREMENTS MUST BE SHOWN FOR EACH
 LOT PER SECTION 94-442(C)(2)A. BASED ON THE
 NON-BUILDING OPEN SPACE AREA OF EACH LOT.
  
 5. FOR EACH LOT, PALM SUBSTITUTION CANNOT EXCEED 35% OF
 THE REQUIRED TREES.
  
 6. THE TREE REQUIREMENTS CHART NEEDS TO BE REVISED TO
 SHOW CALCULATIONS FOR THE COMMON AREAS INCLUDING
 LANDSCAPE BUFFERS. THIS AREA ALSO NEEDS TO BE DEFINED
 AS TO OWNERSHIP AND MAINTENANCE THAT WILL BE THE
 RESPONSIBILITY OF THE PROPERTY OWNER???S ASSOCIATION
 REQUIRED TO BE FORMED.
  
 7. A 10 FOOT LANDSCAPE BUFFER IS SHOWN ON THE
 NOTTINGHAM PROPERTY LINE AND 5 FOOT LANDSCAPE BUFFERS
 ALONG THE OTHER PROPERTY LINES. MAKE SURE THIS IS
 REFLECTED CORRECTLY ON THE CHART.
  
 8. SEWER LINES ARE NOT CLEARLY LABELED WHERE THEY
 CONNECT ACROSS THE FRONT YARDS. THE PLACEMENT OF THE
 SEWER LINES IS TOO CLOSE TO TREES IN THE FRONT OF SOME
 LOTS REQUIRING ROOT BARRIER THAT CUTS OFF MOST OF THE
 POSSIBLE ROOT ZONE AREA. LINES MUST BE ADJUSTED TO
 AVOID CONFLICTS WITH APPROVED TREES.
  
 9. WATER AND FIRE LINES SHOW THE SAME ISSUES OF
 CONFLICTS WITH TREES IN SOME LOCATIONS. IF THE CIVIL
 ENGINEER COORDINATES WITH THE LANDSCAPE ARCHITECT,
 CONFLICTS CAN BE RESOLVED TO PROVIDE A SUSTAINABLE
 DESIGN.
  
 10. PROVIDE INFORMATION ON THE IRRIGATION SYSTEMS FOR
 EACH LOT AND THE COMMON AREA PARCELS. INDICATE IF EACH
 UNIT WILL HAVE A SEPARATE SYSTEM OR IF IT WILL BE ONE
 COMMON SYSTEM.
 11. PROVIDE LOCATIONS AND SCREENING FOR ALL ABOVE
 GROUND UTILITY VALVES, BACKFLOW PREVENTERS, AND
 IRRIGATION BACKFLOWS.
  
 12. PROVIDE THE FLORIDA FRIENDLY REQUIREMENTS AND
 POINTS FOR EACH LOT AND THE COMMON AREA PARCEL
 SEPARATELY. 25 POINTS ARE REQUIRED FOR SINGLE FAMILY
 LOTS.
  
 13. STAFF SUGGESTS THAT THE SHADE TREES FOR THE
 SIDEWALK BE PROVIDED ON THE COMMON AREA ADJACENT TO THE
 SIDEWALK AND NOT IN THE PARKWAY AS IT IS TOO NARROW TO
 SUPPORT A SHADE TREE. THE SILVER BUTTONWOOD TREES ARE
 OF A SIZE THAT MAY INTERFERE WITH STREET AND SIDEWALK
 TRAFFIC.
 14. SHOW THE LOCATIONS OF OFFSITE TREE CANOPY WITHIN 10
 FEET OF THE PROPERTY LINE AND COORDINATE LOCATIONS OF
 PROPOSED TREES TO AVOID CONFLICT.
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
  
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 RIGHT OF WAY LANDSCAPING AND IRRIGATION APPROVED WITH
 THIS PETITION.
  
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION. THIS WILL BE THROUGH A
 SEPARATE MAINTENANCE AGREEMENT WITH THE CITY.
