 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. PROVIDE A SITE PLAN AND LANDSCAPE PLAN SHOWING THE
 REQUIRED 15% PRIVATE OPEN SPACE FOR THE NORA 5
 DISTRICT. LANDSCAPE PLAN MUST MEET THE LANDSCAPE
 REQUIREMENTS.
 2. THE SITE PLAN SUBMITTED SHOWS PROPOSED IMPROVEMENTS
 ONTO THE ADJACENT LOT AT 1009 N RAILROAD. CLARIFY THE
 AREA OF APPLICATION.
  
  
 CONDITIONS OF APPROVAL
 1. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION. THIS WILL BE THROUGH A
 SEPARATE MAINTENANCE AGREEMENT WITH THE CITY.
