 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT

 FROM THE DATE OF THESE COMMENTS (BY MARCH 31, 2023),
 THE PLANNING DIVISION MAY NOTIFY THE APPLICANT THAT THE
 CASE IS CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL
 REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THE JUSTIFICATION STATEMENT LISTS 23 EV CHARGERS (2
 DUAL) AS BEING INSTALLED. STAFF CAN ONLY LOCATE 22 EV
 CHARGERS (2 DUAL) ON THE SITE PLAN. PLEASE VERIFY THE
 NUMBER OF EV CHARGERS TO BE INSTALLED. THE NUMBER OF EV
 SPACES COMPLIES WITH THE NUMBER LISTED IN THE
 JUSTIFICATION STATEMENT.
  
 2) THE SITE PLAN APPROVED AS PART OF THE BATTERY
 STORAGE BUILDING AMENDMENT LISTED 520 SPACES AND 239
 SURFACE PARKING SPACES PROVIDED. THE CURRENTLY
 SUBMITTED SHEET SP-1 INCORRECTLY LISTS THE OVERALL
 NUMBER OF PARKING SPACES PROVIDED AS WELL AS THE
 SURFACE PARKING SPACES PROVIDED.
  
 3) THERE ARE 24 REGULAR AND 1 ADA EV PARKING SPACES
 SHOWN AS PART OF THIS AMENDMENT. ACCORDING TO ROBERT
 BROWN, CHIEF BUILDING OFFICIAL, THE ADA EV PARKING
 SPACE MAY NOT BE EXCLUSIVE TO EV CARS (WITH PROPER ADA
 PARKING PERMITS), BUT RATHER THAT AN ADA VEHICLE THAT
 HAPPENS TO BE EV HAS EQUAL ACCESS TO A CHARGING
 STATION. THEREFORE, THE SURFACE PARKING PROVIDED COUNT
 SHALL ONLY BE REDUCED BY THE 24 REGULAR SPACES THAT ARE
 BEING DESIGNATED AS EV SPACES.
  
 4) AS STAFF WAS REVIEWING THE CURRENT SITE CONDITIONS
 USING THE PICTOMETRY FEATURE ON THE PALM BEACH COUNTY
 MAPPING SITE, STAFF NOTED THAT THERE IS A DISCREPANCY
 ON THE PLANS AND THE ACTUAL SITE LAYOUT IN THE PARKING
 AREA TO THE WEST OF SHOWROOM D. A WALKWAY HAS BEEN CUT
 THROUGH THE LANDSCAPE BUFFER TO THE SERVICE AREA AND
 THE PARKING SPACE THAT WAS FORMERLY THERE HAS BEEN
 BLOCKED WITH A BOLLARD. THIS IS ONE ADDITIONAL PARKING
 SPACE THAT NEEDS TO BE REMOVED FROM THE 239 SURFACE
 PARKING SPACES PROVIDED TABLE.
  
 5) BASED ON THE TWO PREVIOUS COMMENTS, THERE ARE 25
 SURFACE PARKING SPACES THAT NO LONGER EXIST (24 EV AND
 1 REMOVED FOR PASS THROUGH). THE NUMBER OF SURFACE
 PARKING SPACES NOW PROVIDED IS 214 PARKING SPACES. THE
 TOTAL PARKING PROVIDED IS NOW 495 PARKING SPACES.
 PLEASE UPDATE THE PARKING TABLE TO REFLECT THE ACCURATE
 CONDITIONS.
  
 6) THE SITE AND LANDSCAPE PLANS NEED TO BE UPDATED TO
 REFLECT THE PASS THROUGH LISTED IN COMMENT NUMBER 4.
  
 7) THE PROPOSED EV CHARGERS, CHARGE BOX, ELECTRICAL
 PANELS AND TRANSFORMERS ARE ALL BEING INSTALLED IN
 AREAS THAT ARE CURRENTLY LANDSCAPED, WHICH REDUCES THE
 AMOUNT OF LANDSCAPE ON THE SITE. THE
 PERVIOUS/IMPERVIOUS AND LANDSCAPE PERCENTAGE
 CALCULATIONS MUST BE UPDATED TO REFLECT THE CONDITIONS
 AFTER THE EV INFRASTRUCTURE IS INSTALLED.
  
 8) THE GOOGLE STREETVIEW SHOWS A TREE IN THE LOCATION
 OF THE PROPOSED PORSCHE CHARGE BOX; HOWEVER, THE
 AFFECTED AREA 2 PLAN DOES NOT SHOW THE TREE AS
 REMAINING, NOR DOES IT PROVIDE FOR A RELOCATION OF THE
 TREE. THE TREE MAY NOT JUST BE REMOVED.
  
 9) THERE ARE DISCREPANCIES WITH WHAT IS SHOWN ON THE
 SITE PLAN, LANDSCAPE PLAN AND THE PICTOMETRY FOR THE
 CHARGERS PROPOSED (AND EXISTING) WITHIN THE LANDSCAPE
 DIVIDER AT AFFECTED AREA 3. ALL PLANS MUST SHOW
 CONSISTENT, ACCURATE CONDITIONS.
  
 A. THE SITE PLAN (AND SITE VISIT) SHOWS THE PORSCHE
 DUAL CHARGER AND THE BENTLEY CHARGER IN THE LANDSCAPE
 DIVIDER MEDIAN IN LINE WITH EACH OTHER, SERVICING
 SPACES DIRECTLY OPPOSITE EACH OTHER, WHILE THE
 LANDSCAPE PLAN SHOWS ARROWS TO THE TWO CHARGERS NOT
 NEXT TO EACH OTHER.
 B. A SITE VISIT VERIFIED THAT THE 4 EXISTING TREES
 WITHIN THE LANDSCAPE DIVIDER MEDIAN IN DIFFERENT
 LOCATIONS THAN SHOWN ON THE LANDSCAPE PLAN. NOTE: THE
 EXISTING AND PROPOSED EV CHARGERS DO NOT CONFLICT WITH
 THE EXISTING TREES, TO THERE IS NO NEED FOR THE
 RELOCATION OF ANY TREES. THIS SHALL BE CORRECTLY
 REFLECTED ON THE PLANS.
 C. THE SITE AND LANDSCAPE PLAN SHOW THE DIVIDER MEDIAN
 IN A DIFFERENT CONFIGURATION THAN THE ACTUAL SITE
 CONDITIONS. THERE ARE DIAMONDS SHOWN ON THE PLANS THAT
 DO NOT EXIST ON THE GROUND.
  
 10) THE LANDSCAPE PERMIT SHALL INCLUDE THE TREE
 RELOCATIONS AND NEW HEDGES WITHIN AFFECTED AREAS 1, 2,
 4 AND 5 AND THE ACTUAL CONDITIONS IN AFFECTED AREA 3
 AND THE AREA MENTIONED IN COMMENT NUMBER 4. THE
 LANDSCAPE PERMIT AND THE UPDATTED LANDSCAPE PLANS MUST
 CALL OUT THE HEIGHTS OF THE SHRUBS BEING INSTALLED TO
 SCREEN THE CHARGE BOX, PANELS AND TRANSFORMERS. NOTE:
 AS THESE ARE DIFFERING HEIGHTS, THE 40 INCH HEIGHT
 LISTED ON THE PLANS IS NOT APPROPRIATE FOR ALL
 INSTANCES (EX. CHARGE BOX EXCEEDS 6 FEET IN HEIGHT).
