 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THESE COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THESE COMMENTS (BY AUGUST 23, 2023),
 THE PLANNING DIVISION MAY NOTIFY THE APPLICANT THAT THE
 CASE IS CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL
 REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 1) THERE ARE THREE NEW ADA PARKING SPACES SHOWN ON THE
 GROUND LEVEL OF THE GARAGE. THESE THREE SPACES NEED TO
 SHOW THAT THERE IS AN UNOBSTRUCTED ACCESSIBLE PATH TO
 AN ADA COMPLIANT SIDEWALK THAT DOES NOT FORCE A USER
 BEHIND A PARKING SPACE THAT IS NOT THE ONE THEY PARKED
 IN. IF THE INTENT IS FOR THE ADA PARKING SPACES TO
 CHANNEL THE USER TO THE EXISTING SIDEWALK ON THE
 EXTERIOR OF THE GARAGE, THEN YOU MUST PROVIDE THE
 SIDEWALK DIMENSION TO VERIFY THAT THE SIDEWALK IS WIDE
 ENOUGH TO COMPLY WITH THE MINIMUM ADA WIDTH. IF THE ADA
 ROUTE OUT OF THE GARAGE FOR THE ADA SPACE ALONG THE
 SOUTHERN WALL IS TO EXIT ALONG THE SCOOTER PARKING,
 THEN THE PROPER WIDTH ALONG THE FENCE MUST BE PROVIDED
 AS WELL AS SHOWING THAT THE CURBS AND SIDEWALK ACROSS
 THE GARAGE ENTRANCE MUST BE ADA COMPLIANT (CURRENTLY
 THEY ARE NOT). ADDITIONALLY, THE PLANS MUST CLEARLY
 SHOW THAT THE BOLLARDS THAT CURRENTLY SEPARATE THE
 PARKING SPACES FROM THE SIDEWALK ARE REPOSITIONED SO
 THAT THEY PERMIT THE FULL UNOBSTRUCTED WIDTH OF THE ADA
 ACCESS AISLES TO THE SIDEWALK IF THIS IS THE ROUTE TO
 THE SIDEWALK. PLEASE NOTE THAT THE PARKING SPACE
 ADJACENT TO THE STAIRWELL WALL IS REQUIRED TO PROVIDE
 ONE (1) ADDITIONAL FOOT OF WIDTH TO ACCOMMODATE THE
 OPENING OF DOORS. THIS DIMENSION SHALL BE CLEARLY SHOWN
 ON THE PLAN.
  
 2) PROVIDE DIMENSIONED PLANS FOR THE AREAS THAT ARE
 BEING CHANGED SO THAT STAFF CAN VERIFY:
  
 A. THERE IS SUFFICIENT SPACE FOR THE NEW EV, ADA AND
 REGULAR SPACES ALONG THE EAST WALL OF THE GROUND LEVEL.
 B. THERE IS A MINIMUM OF 20 FEET FOR CAR QUEUING
 BETWEEN THE NEW GATE AND THE WALKWAY AT THE ENTRANCE TO
 THE GARAGE.
 C. THE NEW ADA SPACES AND THEIR ACCESS AISLES COMPLY
 WITH MINIMUM REQUIREMENTS.
 **** NO DIMENSIONS WERE PROVIDED ON THE PLANS FOR ANY
 OF THE NEWLY STRIPED AREAS ON ANY FLOOR. ****
  
 3) STAFF COUNTED THE PARKING SPACES AS SHOWN ON THE
 GARAGE FLOOR PLANS, AND THE INCONSISTENCIES LISTED
 BELOW EXIST. NOTE: PARKING SPACE COUNTS SHALL BE
 PROVIDED ON EVERY LEVEL, EITHER WITH COUNTS FOR THE ROW
 OR MARKING EACH SPACE INDIVIDUALLY.
  
 A. THE GROUND LEVEL PARKING COUNT TABLE CORRECTLY LISTS
 105 TOTAL PARKING SPACES BUT NEEDS TO LIST THE CAR
 SHARE SPACE AS ITS OWN LINE ITEM, NOT AS PART OF THE
 STANDARD STALL COUNT.
 B. THE LEVEL 2 PARKING COUNT TABLE INCORRECTLY LISTS 19
 MORE TOTAL PARKING SPACES THEN ARE SHOWN.
 C. ON LEVEL 2, THERE IS A NOTATION THAT POINTS TO A
 REGULAR PARKING SPACE THAT STATES "NEW HANDICAP
 PARKING" THIS IS NOT SHOWN AS AN ADA SPACE, NOR IS IT
 COUNTED ON THE PARKING TABLE.
 D. THE LEVEL 2 PARKING COUNT TABLE MUST HAVE A SEPARATE
 LINE ITEM FOR THE GATED RESIDENT PARKING SPACES FROM
 THE STANDARD PARKING SPACE. THIS WILL ALLOW STAFF TO
 EASILY IDENTIFY THESE PARKING SPACES FOR THE PARKING
 COUNTS.
 E. IF THERE ARE TO BE ADDITIONAL GATED RESIDENT SPACES
 AS SHOWN ON PERMIT 22060603, THESE NEED TO BE CLEARLY
 SHOWN ON THE PLANS AND REFLECTED IN THE TABLE.
 F. THE COMBINED PARKING COUNT TABLE LISTS 700 SPACE,
 BUT STAFF COUNTS 701 PARKING SPACES. THIS TABLE NEEDS
 TO HAVE LINE ITEMS FOR THE VARIOUS PARKING TYPES (EX.
 BELOW). NOTE: THIS TABLE NEEDS TO REFLECT THE FINAL
 RESIDENT COUNTS FROM COMMENT #4.

 4) THE PARKING COUNT CHART PROVIDED BY JORDAN RATHLEV
 NEEDS TO EXCLUDE ALL THE SPACES THAT ARE RESERVED FOR A
 PARTICULAR USER GROUP AS THESE MAY NOT BE COUNTED
 TOWARD MEETING THE OVERALL RS DEVELOPMENT PARKING. THE
 EXCLUDED SPACES INCLUDE THE RESIDENT SPACES, THE CAR
 SHARE SPACE, AND THE NON-ADA EV SPACES.
  
 STAFF REQUIRES CLARIFICATION ON THE NUMBER OF RESIDENT
 SPACES THAT ARE LOCATED WITHIN D GARAGE. THE PLANS
 SUBMITTED WITH THE MINOR PD AMENDMENT SHOW 40 RESIDENT
 SPACES ON LEVEL 2. THE RATHLEV TABLE LISTS 55 SAPODILLA
 RESIDENT SPACES WITHIN THE GARAGE. THE PLANS SUBMITTED
 WITH PERMIT 22060603 SHOW AN "EXISTING" GATE ON LEVEL 4
 (WHICH DOES NOT APPEAR ON THE MINOR PD AMENDMENT PLAN,
 AND FOR WHICH PLANNING STAFF COULD NOT FIND A PERMIT)
 THAT IS PROPOSED TO BE MOVED TO LEVEL 3. THE "EXISTING"
 GATE SEPARATES 150+ PARKING SPACES FROM GENERAL
 AVAILABILITY, WHILE THE "PROPOSED"? GATE SEPARATES 400+
 SPACES FROM GENERAL AVAILABILITY. WHILE THESE ARE
 PRESUMABLY PARKING SPACES FOR 575 RESIDENTS, THIS NEEDS
 BETTER ACCOUNTING ON THE PLANS. PLEASE NOTE THAT THE
 INSTALLATION OF THE GATE ARM RESULTS IN PARKING SPACES
 THAT ARE NO LONGER ACCESSIBLE AND THUS THE NUMBER OF
 AVAILABLE SPACES MUST BE SHOWN DECREASING ACCORDINGLY.
  
 5) ALL RESIDENT ONLY SPACES MUST BE CLEARLY DESIGNATED
 ON THE PLAN. THIS MAY BE BY MARKING THE SPACES
 INDIVIDUALLY OR WITHIN A BOX, SIMILAR TO HOW THEY ARE
 GATED.
  
 6) THANK YOU FOR PROVIDING THE 20-FOOT DIMENSION FROM
 THE ENTRY GATE; HOWEVER, THIS VERIFIES THAT THE
 SIDEWALK WILL BE BLOCKED, WHICH IS NOT PERMITTED. THE
 20-FOOT DEPTH MY NOT ENCROACH THE SIDEWALK.
  
 7) PLEASE CLARIFY THE USERS OF THE NEW ACCESS POINT.
 THE NOTES STATE THAT THERE WILL BE TICKET AND CARD
 READERS AND A PAY STATION; HOWEVER, IT ONLY SHOWS A
 CARD READER. THESE FEATURES NEED TO BE SHOWN AS PART OF
 THE CHANGES AS PART OF THIS MINOR PD AMENDMENT. THIS
 WAS BRIEFLY DISCUSSED AT THE COORDINATION MEETING ON
 JUNE 22, 2023.
  
 8) PROVIDE INFORMATION ON THE MATERIAL THAT WILL BE
 INSTALLED IN THE LANDSCAPE AREA. A HEDGE WILL BE
 REQUIRED ALONG THE GARAGE WHERE THE DRIVEWAY IS BEING
 REMOVED. IRRIGATION WILL NEED TO BE PROVIDED THE NEW
 LANDSCAPED AREA. **** NO LANDSCAPE DRAWINGS WERE
 SUBMITTED WITH THE MINOR PD AMENDMENT. ****
  
 9) PROVIDE A SURVEY THAT INCLUDES THE WIDTH OF THE
 SIDEWALK OUTSIDE OF THE GARAGE'S EASTERN WALL.
  
 10) THE PARKING LAYOUT APPROVED AS PART OF THE MINOR PD
 AMENDMENT SHALL BE REFLECTED ON PERMIT 22060603 FOR THE
 GARAGE IMPROVEMENTS. THERE ARE CURRENTLY NUMEROUS
 DISCREPANCIES, SOME ARE LISTED ON THE PERMIT COMMENTS.
