 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. SATISFIED. PROVIDE A TREE DISPOSITION AND MITIGATION
 LIST. SECTION 94-448 (D)(3) REQUIRES NATIVE TREES IN
 GOOD CONDITION TO BE PRESERVED ON SITE OR RELOCATED.
 ANSI A 300 (PART 5) STANDARDS SPECIFY EXAMPLES OF
 SUITABILITY RATINGS OF GOOD, MODERATE, OR POOR FOR
 RELOCATION. PROVIDE AN ARBORIST REPORT SHOWING
 CONDITION AND RELOCATION POTENTIAL FOR ANY NATIVE TREES
 OR PALMS TREES AND PALMS PROPOSED TO BE REMOVED.
 APPLICANT HAS INDICATED A TREE DISPOSITION LIST WILL BE
 PROVIDED WITH THE RESUBMITTAL.
 MAKE THE FOLLOWING CORRECTIONS TO THE TREE DISPOSITION
 CHART:
 ??? TREE #6 PLUMERIA IS CATEGORY 2, SO MITIGATION DUE
 IS 150 SQ FT.
 ??? TREE #56 QUEEN PALM IS CATEGORY 4, SO MITIGATION
 DUE IS 50 SQ FT.
 ??? WITH THE ABOVE CHANGES, REVISED TOTAL CANOPY
 MITIGATION SHOULD BE 1241 SQ FT.
  
 2. SATISFIED. THE SITE PLAN AND LANDSCAPE PLAN DO NOT
 MATCH THE SURVEY ALONG THE EAST PROPERTY LINE. THE
 PERVIOUS AREA IS OUTSIDE THE FENCE ON THE ADJACENT
 PROPERTY. CORRECT THE PLANS TO MATCH THE SURVEY. IF
 PERVIOUS AREA IS BEING ADDED, INDICATE THIS ON THE SITE
 PLAN AND PROVIDE THE REQUIRED LANDSCAPE BUFFER ALONG
 THE EAST PROPERTY LINE.
 THE VEHICLE OVERHANG IS OVERLAPPING 2 FEET OF THE 5
 FOOT BUFFER, ADJUST THE PARKING SPACE TO THE WEST TO
 ELIMINATE ENCROACHMENT INTO THE LANDSCAPE BUFFER.
  
  
 3. SATISFIED. PER SECTION 94-443(C)(3)A. AND B.,
 TERMINAL LANDSCAPE ISLANDS AND INTERIOR ISLANDS MUST
 HAVE AT LEAST 8 FEET WIDE LANDSCAPE AREA AND RUN THE
 FULL LENGTH OF THE ADJACENT PARKING SPACE. EACH AREA
 SHALL HAVE AT LEAST ONE SHADE OR FLOWERING TREE PER ROW
 OF PARKING AND AN INTERIOR ISLAND MUST BE PROVIDED SO
 THERE ARE NO MORE THAN 10 SPACES IN A ROW. PROVIDE THE
 REQUIRED LANDSCAPE ISLANDS FOR ALL REQUIRED PARKING.
 THERE ARE TERMINAL ISLANDS MISSING IN SEVERAL
 LOCATIONS.
 THE ROW OF PARKING DIRECTLY SOUTH OF THE NEW BUILDING
 IS LACKING A TERMINAL ISLAND ADJACENT TO THE BUILDING
 ON THE WEST END OF THE ROW. A TERMINAL ISLAND CURRENTLY
 EXISTS IN THIS LOCATION. THE INTERIOR LANDSCAPE ISLAND
 ADDED AT THE SOUTHWEST CORNER OF THE PARKING ROW
 ADJACENT TO OKEECHOBEE NEEDS TO BE LOCATED ON THE EAST
 SIDE OF THE ADA SPACES SO THERE ARE NO MORE THAN 10
 SPACES IN A ROW.
  
 4. SATISFIED. SECTION 94-443(C)(3) REQUIRES THAT A
 MINIMUM OF 75 PERCENT OF ALL TREES THAT ARE REQUIRED TO
 BE PLANTED WITHIN THE INTERIOR OF AN OFF STREET PARKING
 AREA SHALL BE CATEGORY 1 SHADE TREES. HIGH RISE OAK
 DOES NOT MEET THE INTENT OF PROVIDING TREE CANOPY FOR
 THE PARKING AREAS SO CANNOT BE COUNTED.
 MAKE ALL ADJUSTMENTS FROM OTHER COMMENTS AND
 RECALCULATE THIS.
  
  
 5. SATISFIED. PROVIDE AN EXHIBIT SHOWING THE PARKING
 AREA VEHICULAR USE AREA SURFACE CALCULATIONS, PARKING
 SPACE AREAS AND LANDSCAPE AREAS PROVIDED TO DEMONSTRATE
 COMPLIANCE WITH SECTIONS 94-443 (C)(3) AND (4). PROVIDE
 THE CORRECTED CALCULATIONS IN THE LANDSCAPE REQUIREMENT
 CHART. REFER TO FIGURE XIV-1. SHOW THE ACTUAL PROVIDED
 INTERIOR LANDSCAPE SQUARE FOOTAGE. BUFFERS AND
 NON-INTERIOR LANDSCAPING CANNOT BE COUNTED.
 ADDRESS THE MISSING TERMINAL ISLANDS FROM COMMENT #3
 AND ADJUST ON THE PLAN.
  
  
 6. SATISFIED. STORMWATER LINE AND EXFILTRATION PROPOSED
 ALONG THE EAST SIDE OF THE PARKING AREA CONFLICT WITH
 THE REQUIRED LANDSCAPE TERMINAL ISLAND AND TREE
 REQUIREMENT. ADJUST THE DRAINAGE LINE TO AVOID THE
 REQUIRED LANDSCAPING.
  
 7. SATISFIED. PROVIDE A DIAGRAM OF THE 30% REQUIRED
 AND PROVIDED LINEAR LANDSCAPE FOR AROUND EACH BUILDING
 INCLUDING THE CAR WASH BUILDING AS INDICATED IN THE
 CODE REQUIREMENT CHART. THE CODE REQUIRES TREES SHRUBS
 OR HEDGES.
 THE CALCULATIONS PROVIDED DO NOT CORRECTLY SHOW THE
 PERCENTAGE FOR EACH BUILDING. PROVIDE A DIAGRAM SHOWING
 COMPLIANCE.
  
  
 8. SATISFIED. IMPERVIOUS/LANDSCAPE AREA IS NOT WITHIN
 THE REQUIREMENT OF 15% OF THE SITE. STAFF SUGGESTS
 ADDING LANDSCAPE AREA TO MEET THE 15% REQUIRED. THERE
 ARE MANY OPPORTUNITIES THAT CAN BE IMPROVED IN THE
 STORAGE AREAS
  
 9. SATISFIED. UTILITY LINES ARE SHOWN, BUT THERE ARE
 MULTIPLE CONFLICTS WITH THE LOCATIONS OF LINES AND
 LANDSCAPING. ADJUST LOCATIONS OF UTILITIES TO AVOID
 LANDSCAPE AREAS.
  
 10. SATISFIED. MINIMUM NUMBER OF REQUIRED TREES IS NOT
 MET FOR THE SITE. ADD TREES TO MEET THE MINIMUM
 REQUIRED. UP TO 35% OF THE REQUIRED TREES CAN BE PALM
 SUBSTITUTIONS.
  
 11. SATISFIED. PROVIDE THE 50 REQUIRED FLORIDA FRIENDLY
 POINTS BASED ON THE FINAL PLANT LIST PER SECTION
 94-443(G) AFTER REVISIONS TO PLANS ARE MADE.
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE NONCONFORMITY FOR MEETING THE 15%
 LANDSCAPE/PERVIOUS AREA HAS BEEN REDUCED AND THE
 APPROVED PLANS WITH THIS PETITION PROVIDE 9.3%. ANY
 FUTURE CHANGES TO THE SITE CANNOT FALL BELOW THE
 APPROVED AREA.
