 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF TWO
 (2) PAPER COPIES AND AN ELECTRONIC COPY IN .PDF FORMAT
 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS, TO INCLUDE FROM OTHER DEPARTMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THESE COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THESE COMMENTS (BY DECEMBER 3, 2022),
 THE PLANNING DIVISION MAY NOTIFY THE APPLICANT THAT THE
 CASE IS CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL
 REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THE APPLICATION HAS TWO COMPONENTS:
  
 A. THE REINTRODUCTION OF OFFICE INTO THE BUILDING WITH
 A CORRESPONDING REDUCTION OF RESIDENTIAL UNITS AND
 RETAIL SQUARE FOOTAGE.
  
 B. CHANGES TO THE BUILDING DESIGN TO ACCOMMODATE THE
 OFFICE USE.
  
 REINTRODUCTION OF OFFICE
  
 2) THE CURRENT CITYPLACE DRI HAS NO OFFICE UUSE
 AVAILABILITY. THE RECENT APPROVAL OF THE TENT SITE, AND
 SUBSEQUENT AMENDMENTS, HAVE REQUIRED ADDITIONAL
 CONVERSION OF USES TO OFFICE. THE CITY IS CURRENTLY
 PROCESSING ONE THAT WAS SUBMITTED PRIOR TO THIS
 APPLICATION. YOU MUST PROVIDE A CONVERSION TABLE
 PREPARED BY A TRAFFIC ENGINEER TO SHOW WHICH EXISTING
 USE WILL BE REDUCED FOR THE NEW OFFICE SQUARE FOOTAGE.
  
 BUILDING DESIGN
  
 3) THANK YOU FOR PROVIDING THE FLOOR OVERLAYS TO SHOW
 WHERE THE DIFFERENCES BETWEEN THE EXITING AND PROPOSED
 BUILDING ARE LOCATED. THE PLANS DID NOT INCLUDE THE
 SQUARE FOOTAGE FOR THE AREAS SO THAT STAFF COULD VERIFY
 THE INFORMATION PROVIDED IN THE JUSTIFICATION
 STATEMENT.
  
 4) THE BUILDING IS CHANGING FROM THE PREVIOUS APPROVAL.
 PLEASE PROVIDE A FULL SET OF PLANS FOR THE NEW
 BUILDING, INCLUDING THE FLOOR PLANS, ELEVATIONS AND
 LANDSCAPE PLANS. THE PLANS SHALL VERIFY THAT THE NEW
 BUILDING LAYOUT COMPLIES WITH ALL CODE REQUIREMENTS TO
 INCLUDE FAR, PLANAR BREAKS, FENESTRATION, ACTIVE USE,
 OPEN SPACE (PUBLIC AND PRIVATE), SETBACKS, HEIGHT, ETC.
