2022-09-08 12:56:43THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL:
  
 1. THE CITY?S OFFICIAL VERTICAL DATUM IS NGVD1929. THE
 CITY HAS ALLOWED THE USE OF NAVD1988 AS LONG AS THE
 CONVERSION EQUATION TO NGVD1929 AT THE PROJECT LOCATION
 IS PROVIDED. PROVIDE THE VERTICAL DATUM CONVERSION TO
 NGVD1929 ON THE SURVEY AND ENGINEERING PLAN SHEETS WITH
 ELEVATION INFORMATION.
  
 2. PROVIDE CROSS SECTIONS FROM CENTERLINE OF RIGHTS OF
 WAY AND WEST PROPERTY LINE TO THE BUILDING FACES. SHOW
 AND LABEL SURFACE FEATURES, GRADE BREAKS, GENERAL
 SURFACE SLOPES, FINISHED FLOOR ELEVATION, RIGHT OF WAY
 LINES WITH THE STREET IDENTIFIED, DIMENSIONS FROM RIGHT
 OF WAY TO SURFACE FEATURES.
  
 3. PROVIDE CROSS SECTIONS FOR ALL DRIVEWAYS FROM THE
 CENTERLINE OF THE ROAD TO 5 FEET PAST THE HIGH POINT OF
 THE DRIVEWAY. SHOW AND LABEL THE RIGHT OF WAY LINE, R/W
 STREET NAME, SURFACE FEATURES, SURFACE SLOPES, GRADE
 BREAKS, ETC.
  
 4. N. DIXIE HWY IS MAINTAINED BY FDOT. FDOT WILL NEED
 TO APPROVE ALL PROPOSED IMPROVEMENTS WITHIN THE R/W.
  
 5. EXPLAIN THE OPENINGS IN THE LANDSCAPE ISLANDS ON
 EITHER SIDE OF THE WEST DRIVEWAY TO 15TH STREET AND WHY
 THE OPENINGS ARE NOT ALONG THE FRONT OF SIDEWALK.
  
 6. EXTEND SIDEWALK ALONG 14TH STREET TO THE SOUTHWEST
 PROPERTY CORNER.
  
 7. SHOW THE CURB/SIDEWALK/DRIVEWAYS AND R/W LINE ALONG
 THE SOUTH SIDE OF 14TH ST AND THE NORTH SIDE OF 15TH
 ST.
  
 8. NUMBER THE DRAINAGE STRUCTURES FOR EASE OF
 REFERENCE.
  
 9. THE CITY DOES NOT ALLOW THE USE OF BLEEDERS WITH
 EXFILTRATION TRENCH SYSTEMS.
  
 10. ENSURE THERE IS SUFFICIENT VERTICAL CLEARANCE
 WITHIN THE BUILDING TO MAINTAIN (CLEAN) THE DRAINAGE
 SYSTEM AND REPLACE THE EXFILTRATION TRENCHES WHEN THEY
 ARE NOT LONGER FUNCTIONING AS DESIGNED.
  
 11. THERE APPEARS TO BE TWO SEPARATE DRAINAGE SYSTEMS ?
 ONE FOR THE NORTHEAST PARKING AREA WITHIN THE EAST
 DRIVEWAY TO 15TH ST AND ONE FOR THE REST OF THE PARKING
 AREAS.
  
 12. THE CATCH BASINS BEHIND THE 15TH STREET SIDEWALK
 NEED TO BE LOWER THAN THE BACK OF SIDEWALK TO PREVENT
 RUNOFF FROM FLOWING ACROSS THE SIDEWALK.
  
 13. THE SIDEWALK ALONG 14TH STREET MAY BE HIGHER THAN
 THE FFE OF 12.50 FT NAVD.
  
 14. SHOW MILL AND RESURFACING LIMITS ON THE PRELIMINARY
 UTILITY PLAN.
  
 15. SHOW STRIPING FOR THE MILL AND RESURFACING AREAS.
  
 16. SHOW BIKE LANE ENDS SIGN FOR 15TH STREET.
  
 17. THE PROPERTY LINE ACROSS THE ALLEY APPEARS TO BE
 SHOWN IMPROPERLY. THE ALLEY ABANDONMENT DOCUMENTS SHOW
 THE ABANDONMENT EXTENDING FROM THE EAST EP OR CURB LINE
 (WHERE THE ALLEY TURNS TO THE SOUTH) TO N. DIXIE HWY.
 THE SANITARY SEWER MANHOLE WHERE THE SEWER TURNS TO THE
 SOUTH WILL BE IN THE ALLEY RIGHT OF WAY AND NOT THE
 ALLEY EASEMENT.
  
 18. REDUCE THE AMOUNT OF SURFACE RUNOFF FLOWING ACROSS
 THE 14TH STREET SIDEWALK ALONG THE ALLEY EASEMENT BY
 SLOPING THE PAVEMENT TO THE WEST (SHED SECTION) AND
 CREATING A SWALE/RETENTION AREA IN THE LANDSCAPE AREA
 WEST OF THE ALLEY EASEMENT.
  
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. DRAINAGE SYSTEM TO BE DESIGNED TO MEET SFWMD ERP
 CRITERIA. STORMWATER CALCULATIONS WILL BE REVIEWED WITH
 THE ENGINEERING PERMIT SUBMITTAL.
  
 2. PROVIDE COPY OF SFWMD ERP PERMIT BEFORE START OF
 CONSTRUCTION.
  
 3. PROVIDE EROSION AND SEDIMENT CONTROL PLAN WITH THE
 ENGINEERING PERMIT SUBMITTAL.
