 SEPTEMBER 7, 2022
 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
  
 1. LANDSCAPING THAT CURRENTLY EXISTS ON THE SITE MAY BE
 NONCONFORMING TO CURRENT LANDSCAPE CODE REQUIREMENTS.
 BUFFERS ADJACENT TO RESIDENTIAL SHOULD BE REVIEWED TO
 ASSURE THEY ARE ADEQUATELY PROVIDING PROTECTION.
 PROVIDE INFORMATION ON HOW THIS WILL BE ADDRESSED TO
 SHOW HOW THE REQUIREMENTS FOR THE OVERALL SITE ARE MET.
 MUCH INFORMATION IS NOT SUPPLIED ON THE LANDSCAPE
 REQUIREMENTS CHART THAT MUST BE INCLUDED ON THE
 LANDSCAPE PLANS FOR THE SITE. STAFF WILL HAVE
 ADDITIONAL COMMENTS AS THE APPLICATION MOVES FORWARD.
  
 2. CORRECT THE EXISTING TREE TABULAR CHART ON SHEET
 TD-1 TO SHOW THE MITIGATION REQUIRED FOR REMOVALS.
 MITIGATION REQUIRED CHART IS REDUNDANT.
  
 3. SECTION 94-448 (D)(3) REQUIRES NATIVE TREES IN GOOD
 CONDITION TO BE PRESERVED ON SITE OR RELOCATED. ANSI A
 300 (PART 5) STANDARDS SPECIFY EXAMPLES OF SUITABILITY
 RATINGS OF GOOD, MODERATE, OR POOR FOR RELOCATION.
 PROVIDE AN ARBORIST REPORT SHOWING CONDITION AND
 RELOCATION POTENTIAL FOR THE FOR THE LIVE OAK TREE #303
 PROPOSED TO BE REMOVED.
  
 4. PER SECTION 94-443 (C) (2) REQUIRES SHADE TREES.
 BUFFER TREES ARE PROPOSED THAT ARE NOT SHADE TREES AS
 DEFINED IN SECTION 94-611. UNLESS THERE IS A LIMITATION
 THAT CAN BE CITED SUCH AS OVERHEAD WIRES, SHADE TREES
 MUST BE PROVIDED IN ALL LANDSCAPE BUFFERS. FOXTAIL
 PALMS COUNT 3:1 TOWARD TREE SUBSTITUTION SO DO NOT MEET
 THE REQUIREMENT FOR THE 3 BUFFER TREES.
  
  
 5. PROVIDE AN EXHIBIT SHOWING THE PARKING AREA SURFACE
 CALCULATIONS, PARKING SPACE AREAS AND LANDSCAPE AREAS
 PROVIDED TO DEMONSTRATE COMPLIANCE WITH SECTIONS 94-443
 (C)(3) AND (4) FOR THE ENTIRE SITE. PROVIDE THE
 CALCULATIONS IN THE LANDSCAPE REQUIREMENT CHART. REFER
 TO FIGURE XIV-1. SHOW THE ACTUAL PROVIDED INTERIOR
 LANDSCAPE SQUARE FOOTAGE.
  
 6. STAFF DOES NOT SUPPORT PLACEMENT OF THE 8 FOOT WALL
 SET BACK 5 FEET FROM THE WEST PROPERTY LINE WITH
 LANDSCAPING ON THE OUTSIDE OF THE WALL. THIS WOULD
 CREATE ACCESS AND MAINTENANCE ISSUES WITH THE
 NEIGHBORING PROPERTY AND SHOULD BE PROPOSED AS CLOSE TO
 THE PROPERTY LINE AS POSSIBLE.
  
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION. THIS WILL BE THROUGH A
 SEPARATE MAINTENANCE AGREEMENT WITH THE CITY.
