2022-08-11 06:45:39THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL:
  
 1. CHECK THE PARCEL NUMBER(S) LISTED IN THE
 JUSTIFICATION STATEMENT.
  
 2. THE REQUEST IN THE JUSTIFICATION STATEMENT DESCRIBES
 EXPANDING THE EXISTING COMMERCIAL BUILDING INTO A
 RESTAURANT USE. THE SURVEY SHOWS THE EXISTING BUILDING
 0.7 FEET SETBACK FROM THE NORTH PROPERTY LINE. THE SITE
 PLAN SHOWS THE BUILDING SETBACK AT LEAST 5 FEET FROM
 THE NORTH PROPERTY LINE.
  
 3. PROVIDE CROSS SECTIONS FROM CENTERLINE OF RIGHTS OF
 WAY TO THE BUILDING FACES. SHOW AND LABEL SURFACE
 FEATURES, GRADE BREAKS, GENERAL SURFACE SLOPES,
 FINISHED FLOOR ELEVATION, RIGHT OF WAY LINES WITH THE
 STREET IDENTIFIED, DIMENSIONS FROM RIGHT OF WAY TO
 SURFACE FEATURES.
  
 4. PROVIDE THE TOP AND BOTTOM ELEVATIONS AND VERTICAL
 CLEARANCE BETWEEN THE PROPOSED OUTFALL PIPE AND OTHER
 UTILITIES CROSS BE THE OUTALL PIPE.
  
 5. THE ROOF DRAIN SYSTEM SHOULD CONNECT DIRECTLY INTO
 THE DRAINAGE SYSTEM.
  
 6. PROVIDE DETAIL OF THE CONTROL STRUCTURE.
  
 7. SHOW UTILITIES ON THE LANDSCAPE PLANS AND COORDINATE
 PROPOSED PLANTINGS WITH THE UTILITY LAYOUT.
  
 8. DOOR ON EAST WALL APPEARS TO OPEN OVER THE PROPERTY
 LINE.
  
 9. SHOW AND LABEL PROPERTY LINES, RIGHT OF WAY LINES,
 ALLEY WIDTH.
  
 10. WILL PORTION OF THE PATIO NEED TO BE SLOPED A
 MAXIMUM OF 2 PERCENT FOR ADA ACCESSIBILITY. SHOW WHERE
 THAT ADA PATH(S) WILL BE.
  
 11. REMOVE THE EXISTING DRIVEWAY APRON ON 7TH STREET.
 CONSTRUCT CURBING TO MATCH ADJACENT CURB TYPE.
  
 12. THE CITY?S OFFICIAL VERTICAL DATUM IS NGVD1929. THE
 CITY HAS ALLOWED THE USE OF NAVD1988 AS LONG AS THE
 CONVERSION EQUATION TO NGVD1929 AT THE PROJECT LOCATION
 IS PROVIDED. PROVIDE THE VERTICAL DATUM CONVERSION TO
 NGVD1929 ON THE SURVEY.
  
 13. SHOW MILL AND RESURFACE LIMITS.
  
 14. CALL OUT WHERE NEW OR REPLACEMENT SIDEWALK WILL BE
 CONSTRUCTED AS PART OF THIS PROJECT.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. DRAINAGE SYSTEM TO BE DESIGNED TO MEET SFWMD ERP
 CRITERIA. STORMWATER CALCULATIONS WILL BE REVIEWED WITH
 THE ENGINEERING PERMIT SUBMITTAL.
  
 2. PROVIDE COPY OF SFWMD ERP PERMIT MODIFICATION BEFORE
 START OF CONSTRUCTION.
  
 3. PROVIDE EROSION AND SEDIMENT CONTROL PLAN WITH THE
 ENGINEERING PERMIT SUBMITTAL.
