 LISTED. 12/8/22 UPDATED COMMENT - THE SURVEY LISTS THE
 CONVERSION FACTOR AS 1.50 FT. THE CIVIL PLANS LIST THE
 CONVERSION FACTOR AS 1.522 FEET. THE CONVERSION
 EQUATION SHOULD MATCH ON THESE DOCUMENTS.

 BUILDING TO CENTERLINE OF RIGHTS OF WAY FOR 24TH

 22. REVIEW SPOT GRADE OF 16.40 FT NAVD AT NORTHEAST
 CORNER OF THE DEVELOPMENT. THIS GRADE IS ONE FOOT
 HIGHER THAN THE FFE. COMMENT CAN BE ADDRESSED AT
 ENGINEERING PERMIT SUBMITTAL.
  
 23. REVIEW EXISTING SPOT GRADES ALONG THE NORTH CURB
 LINE OF 24TH ST, WEST OF THE ALLEY DRIVEWAY. THERE IS A
 2.5+ FEET DROP ACROSS THE PARKING SPACE (15.71 TO 13.08
 FT NAVD).
  
 24. PROPOSED ALLEY DRIVEWAY BULBOUT WILL
 INTERRUPT/BLOCK THE DRAINAGE FLOW WEST OF THE DRIVEWAY.
  
 25. SECTION A FOR THE ALLEY R/W (SHED SECTION) DOES NOT
 MATCH THE GRADING PLAN FOR THE ALLEY (INVERTED CROWN)
 OR MATCH THE PROPOSED SPOT GRADES.
  
 26. SECTION C SHOWS THE ALLEY PAVEMENT SLOPING TO THE
 RIGHT (OR NORTH). THE GRADING PLAN INDICATES THE ALLEY
 WILL SLOPE TO THE SOUTH.
  
 27. SECTION E ??? PROVIDE STEEPER CROSS SLOPE (0.5%
 MIN. ) FOR 10 FT WIDE SIDEWALK TO PROMOTE DRAINAGE. THE
 SPOT GRADES WILL CREATE A 0.1% CROSS SLOPE. INDICATE
 WHAT THE 15.62 SPOT GRADE IS FOR. THESE COMMENTS CAN BE
 ADDRESSED DURING ENGINEERING PERMIT SUBMITTAL.
  
 28. SECTION F ???
 A. LABEL THE R/W LINE AND THE DISTANCE FROM THE BACK OF
 CURB.
 B. SECTION ARROWS FACING THE WRONG DIRECTION.
 C. IS THE BREM NECESSARY ALONG THE BUILDING.
  
 29. ADD THE FOLLOWING LINE TYPES TO THE SHEET LEGEND:
 H2O, ELEC, FO, SAN AND ANY OTHER LINETYPES THAT APPEAR
 ON THE PLANS. THIS CAN BE ADDRESSED DURING ENGINEERING
 PERMIT SUBMITTAL.
  
 CONDITIONS FOR SITE PLAN APPROVAL:
 1. DEVELOPER TO BE RESPONSIBLE TO MAINTAIN THE DRAINAGE
 SYSTEM IN THE ALLEY EASEMENT.
  
 2. GRADING OF PUBLIC ALLEY IS TO BLEND IN WITH THE
 ADJOINING PROPERTIES WITHOUT ADDING ADDITIONAL RUNOFF
 TO THE ADJOINING PROPERTIES.
  
 3. CURB RAMPS TO MEET CURRENT ADA STANDARDS IF THE
 ASPHALT ADJACENT TO THE RAMP IS MODIFIED IN ANY WAY.
  
 4. ALLEY EASEMENT LINES TO BE SHOWN ON ALL OF THE
 ENGINEERING PLAN SHEETS.
  
 5. 24TH STREET DRAINAGE SYSTEM TO BE DESIGNED TO BE
