 NOVEMBER 16, 2022
 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
  
 1. SATISFIED. CHANGES MUST BE CLOUDED ON THE LANDSCAPE
 PLANS TO INDICATE WHAT IS PROPOSED WHEN COMPARED TO THE
 APPROVED PLANS.
  
 2. SATISFIED. PROVIDE A LANDSCAPE REQUIREMENTS CHART
 REFLECTING THE PROPOSED CHANGES AND A FINAL PLANT LIST
 AS SHOWN ON THE APPROVED PLANS.
  
 3. PARTIALLY SATISFIED. ON THE LANDSCAPE REQUIREMENTS
 CHART, CORRECT THE SITE LANDSCAPE CALCULATIONS TO SHOW
 THE SHADE TREE AND FLOWERING TREE CALCULATIONS BASED ON
 40 PERCENT REQUIRED OPEN SPACE PER CPD ZONING, AND THEN
 ADD THE MULTIFAMILY TREES TO ACHIEVE THE TOTAL TREES
 REQUIRED. THEN SHOW PROVIDED NUMBER OF TREES ON SITE.
 ONCE ANY TREE PLANTING PLAN FOR THE POA PARCELS HAS
 BEEN FINALIZED AND SUBMITTED FOR REVIEW, THE FINAL
 COUNT OF DEFICIENT TREES SHALL BE DETERMINED. THE
 WAIVER FOR THE OPEN SPACE DOES NOT AFFECT THE
 CALCULATIONS FOR REQUIRED OPEN SPACE TREES, FLOWERING
 TREES AND SHRUBS.
 PROVIDE A FINAL TALLY OF THE TREE COUNTS AS SHOWN IN
 THE PROJECT TREES CHART ON SHEET LP-7 OF THE APPROVED
 PLANS.
  
  
 4. SATISFIED. TREES PROPOSED ON PARCEL 4 CANNOT BE
 COUNTED TOWARD THE REQUIREMENTS FOR THIS LOT. SHOW THE
 OFFSITE TREES RELATED TO THE RECONFIGURATION OF THE
 EXISTING PARKING AREA AS A SEPARATE PLAN AND PLANT
 LIST. ADDRESS ALL MISSING PARKING AREA TREES IN
 TERMINAL ISLANDS.
 THIS IS A SEPARATE PARCEL, SO WILL REQUIRE AN AMENDMENT
 TO THAT PARCEL???S APPROVED SITE PLAN AND LANDSCAPE
 PLAN. PLACEMENT OF UTILITY LINES FOR THE PROPOSED SITE
 WITHIN THIS PARKING AREA CREATES NONCONFORMING
 LANDSCAPE AREAS BY DISPLACING REQUIRED TREES.
  
 5. SATISFIED. THE SEWER LINE SHOWN IN THE PARKING AREA
 OF PARCEL 4 CUTS THROUGH THE LANDSCAPE ISLAND IN
 CONFLICT WITH THE REQUIRED TREE. THIS NEEDS TO BE
 RELOCATED TO AVOID THE LANDSCAPE AREA.
  
 6. SATISFIED. THE WATER AND FIRE LINES HAVE BEEN MOVED
 BACK ONTO PARCEL 4 IN CONFLICT WITH LANDSCAPING. THIS
 NEEDS TO BE RESOLVED.
  
 7. PARTIALLY SATISFIED. THE APPROVED LITTORAL PLANTING
 PLAN SHOWS AREAS WITH EACH SPECIES AS A GROUP. THE
 PROPOSED LAYERS OF DIFFERENT SPECIES DOES NOT WORK FOR
 ESTABLISHING PLANTINGS.
 THE LITTORAL PLANTINGS ARE REFERENCED TO BE SHOWN ON
 SHEET LP-6 BUT ARE NOT FULLY SHOWN.
  
 RESOLUTION NO. 97-17
  
 8. PARTIALLY SATISFIED. PER EXHIBIT F, APPROVAL FROM
 THE ARCHITECTURAL REVIEW BOARD MUST BE PROVIDED FOR THE
 LANDSCAPE AND IRRIGATION PROPOSED.
 THIS NEEDS TO BE CLARIFIED WHEN APPROVAL WILL BE
 PROVIDED FOR THE PROPOSED CHANGES TO THE PLANS.
  
 9. SATISFIED. SHOW LOCATION OF PUMP EQUIPMENT AND
 SOURCE FOR THE IRRIGATION SYSTEM TO MEET CONDITION #11
 REQUIRING USE OF SURFACE WATER FROM LAKES.
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
